    Bogdan called immediately and put us on his schedule in two days. He arrived promptly and was very professional and respectful. We had a long list of items that needed to be accomplished. I didn't think he was going to get them all done in the 4 hours planned, but he did. He did excellent work and we plan on using him again in the near future.

    ASAP Management Service INC
    I signed a lease with ASAP management which was to begin on July 1, 2018. I paid the first months rent, per fee and move in fee. As of today's date I have received two emails [not phone calls) from the leasing agent, Polly. She states that I will once again not be able to move into the unit I have already paid for. Her reason is that the current tenant will not be moving out until July 5th. This is, however, the second move out date that Polly has given me. She even went so far as to suggest that I move in with my daughter until this time. It gets better, she is going to prorate my rent. Forget the deposit on the movers or that my cats and I are now homeless. I need a good lawyer ASAP!!!!!

    Very satisfied. Wasn't sure if our railings needed replacing or restoration, and the person that came out suggested restoration since these looked like the original wrought iron railings when the house was built, so appreciated his expertise. Came out twice to do the work, once for the restoration and painting, and second time to secure the railings to the brick. Very happy with the results.

    AVOID!! Terrible movers. Terrible customer service. Use someone else! They advertise that they are professionals at moving exercise equipment when in reality, the movers they use have no clue what they are doing. I needed someone to move an elliptical, and since I knew it would be a tight fit in my basement, I specifically hired Transmotion, despite the fact that they charge nearly double what anyone else charged because they advertise that they "cover the entire process of disassembly, transportation and reassembly of your product." (see: [*** Link removed ***] When they got to my house with the elliptical and it didn't fit, they refused to disassemble it, saying it's against company policy to disassemble exercise equipment. So basically they are advertising something that it is against their company policy to do. Customer service was rude and refused to do anything, including take the elliptical back to where it came from. It is now stuck in my garage and I have nowhere to park. Do yourself a favor and find a different professional moving company, because they are NOT professionals.

    My townhome complex does not allow for a POD type storage unit, and I don't have a basement. So little choice but to store. They were great, office staff polite and very helpful. Movers wrapped and unwrapped everything really carefully, and worked quickly. Made sure things were how I wanted them upon return. Office staff extremely nice, explained everything clearly, helped get me scheduled in quickly for both move in and out.

    Fundamental Property Management
    I signed a 2 year contract with Fundamental Property Management in September 2016 to manage a two-unit apartment house I own in Chicago. Contract states Fundamental will "deliver rental proceeds minus authorized expenses by the 10th of the month" and "provide Owners monthly statements of all monies received and disbursed". If only one unit's rent is received, both units' management fees are deducted from it, so no immediate financial incentive for them to pursue a missing or late rent. Fundamental's Nov. 2016 Owner's Statement included a $1,370 deposit to my bank account that never occurred. Once notified it took Fundamental 36 days to deposit the missing payment. The March 2017 payment was 8 days late, April's 12 days late. The July payment was missing Unit 1's payment. After multiple emails & calls was told that tenant had been given a new direct deposit account but was still depositing to the old one that only the Managing Broker could access. The August payment 4 days late and again missing Unit 1's payment. More emails and calls ignored. Finally on September 5th received missing Unit 1's July and August payments. The September monthly payment was again missing Unit 1's payment. The October payment was 7 days late but included the missing Unit 1 September payment. The December payment was 10 days late and only half that expected. No explanation and no contractually required Owner's Statement. Was informed Unit 1's rent apparently hadn't been deposited but there was "some confusion" regarding Unit 1 and "We will process any remaining funds due you as soon as we have this figured out." No January 2018 payment was made for either unit, nor the missing December 2017 unit's payment, nor an Owner Statement provided. Instead was asked to allow quarterly Owner Statements rather than monthly, which I declined. On February 21st received information from Fundamental that Unit 1 had again been mistakenly paying into their original rent deposit account that only the Managing Broker could access instead of the new one. January and February 2018 owners payments for Unit 2 were received February 22nd, but still no sign of Unit 1's payments since November 2017. Director of Finance states "I am still waiting on confirmation of the dates of the checks/deposits, the check number (if check was used), and the amounts of each of these rental deposits." There was no contractually required February Owner Statement. March 7th 2018 again inquired regarding Unit 1's payments and lack of contractually required monthly owners statements since November 2017. The Director of Finance March 8th response was "A letter went out regarding owner statements. They will be sent out Quarterly effective 1/1/18. Those are due out at the end of this month. Regarding the deposits, the parties that have verified the funds have NOT communicated to me the amounts and dates received. While it has been confirmed that there were indeed rents received, no additional detail has been provided." No payments for either unit were received in March, nor any Owner Statement, quarterly or otherwise. April 9th received confirmation by Fundamental that Unit 2 had paid March and April rents but would be moving out 4/15. Still no payment for either units by April 11th, so gave Managing Broker notice that I would be contacting a lawyer to recover over $8,000 in missing payments unless promptly paid in full. Response was "I���ll look into the payment this week. Give me until Friday". Friday came and went with no payment or explanation. Received a $1,495 payment on April 23rd that would match the amount of the Unit 1 December 2017 payment. No April Owner Statement, so can only guess what it is for. A lawyer was engaged April 26th who sent Fundamental a letter May 2nd demanding payment of an estimated $6,252.50 in still missing Owner Payments and intent to terminate contract within 30 days if Fundamental fails to comply. Meanwhile Fundamental has apparently rented Unit 2 to another tenant and requested permission for repairs. It is now May 23rd and there have been no additional Owner Payments or Owner Statements or explanations offered. I am now preparing to engage another property management firm and pursue further legal action.

Contract states Fundamental will "deliver rental proceeds minus authorized expenses by the 10th of the month", as does promotional materials and a 3 November 2016 email from them. If only one unit's rent is received, both units' management fees are deducted from it, so no immediate financial incentive for them to pursue a missing or late rent. Fundamental's Nov. 2016 Owner's Statement included a $1,370 deposit to my bank account that never occurred. Once made aware of the missing payment, it took 14 days for them to confirm they hadn't made the deposit, then another 22 days for me to receive the missing $1,370. The March 2017 payment was on the 18th. The April payment was on the 22nd. The July payment was missing Unit 1's payment. Multiple emails & calls were made seeking answers. Instead received an "amendment to the management agreement" demanding additional withholding of funds for maintenance and declaring "This amendment goes into effect upon receipt." and "Non-receipt of a signed copy after 30 days will result in implied acknowledgment." I refused to sign. Finally was told that only the Managing Broker could access Unit 1's direct deposit account, not even the Director of Finance. The August payment was the 14th and again missing Unit 1's payment. More emails and calls ignored. Finally on September 5th received missing Unit 1's July and August payments. The September regular payment was again missing Unit 1's payment. The October payment was the 17th but included the missing Unit 1 September payment. The December payment was the 20th but without explanation (no contractually required owner's statement provided) only half that expected. Was informed there was "some confusion" and "We will process any remaining funds due you as soon as we have this figured out." No January 2018 payment was made for either unit, nor the missing December 2016 unit's payment. Instead was asked to allow quarterly owner statements rather than monthly statements as called for in the contract (I declined) and was informed on January 24th that the "ACH system is currently down" and "transactions will be processed by another means". 20 days later, 14 February 2018, there has been no January or February payments for either units nor the missing December 2017 payment for one unit, nor any explanation given despite my emails and calls. Providing rents were paid, Fundamental Property Management potentially owes me $6,875 in overdue owner's payments at this time (14 February 2018). I will be contacting a lawyer if this is not resolved shortly.

    The work was completed and looks as if the structure was brand new. I am so very impressed with the work performed and although the project ran longer than expected (due to weather), we are extremely pleased at the professionalism and pricing. Our condo association solicited several bids on this project and although Stan's was not the least expensive, based on the work shown on their website, we knew that this was who we needed to work with. They quickly came out and estimated the project and explained exactly what needed to be done. The work was extensive. The structure was severely damaged by the elements and salts used over the years. There were sections of steel which needed to be replaced and other areas which could be ground down, primed and painted. The steel landings needed to be completely removed and replaced as well as some of the stair treads. We were told that the work would take 7-10 working days and unfortunately due to heavy rains, the actual timing went longer. We did NOT complain at all because as we were monitoring the progress, we were so very impressed with the work. Not only did they do exemplary work, they kept the work site clean and safe for all our residents. By the end of the project, they had replaced, restored, primed and painted the complete structure and it is beautiful. Please give Stan's a chance. Even if their pricing is a bit higher than other bids, you will NOT be disappointed with the results.

    Welds on Wheels put in a bracket and fixed the problem of our gate not closing. They were quick to respond and gave me an estimate within hours. I didn't know who would be able to do this as it was a smaller job, and Welds on Wheels made it happen.

    MARY LOU'S CRYSTAL/CHINA REPAIR
    Mary Lou does excellent work for a very good price. In 2014, she repaired a Lenox tea cup ornament that had fallen and broken. This year, my favorite tea cup planter broke over the winter. I was able to take the pieces to Char Crews in Wilmette, who sends it to Mary Lou (no separate shipping fee). Mary Lou put the pieces back together and even did a little touch up of paint where there rim had been chipped. My pieces, while dear to me, are not particularly fine or valuable but she does such good work, I would recommend Mary Lou for any repair job, especially for a project you really care about.
