ADESIGNfirst Builders LLCDESIGNfirst did a great job designing a new open concept kitchen and dining room along with a bathroom remodel. Our outdated kitchen and dining room were due for an overhaul. The design process was very professional and they were able to make revisions to meet our price range. The lead designer, Danielle came up with the innovative idea to We closed on financing and everything went into lock down literally the next day in March 2020. DESIGNfirst was able to guide us through material selection via videoconference and was very flexible in sending multiple samples to our door due to the pandemic. Demo started May 10 2020 and the work was completed late July on time and within budget. Could not be happier with the project manager Gary and the construction crew that made it happen each week. They were very attentive and professional following up on minor details and able to work around some minor kitchen faucet and tub shipment delays due to the pandemic. AE & B Masonry & Porch Construction, Inc.Mike, Eddie, and their team were great. From the beginning communication was easy and Mike was easy to get ahold of when we had questions regarding materials and details in the estimate he sent us. We actually had them quote us a few years back, but had to hold off on the work due to multiple home repairs. They gave us a new estimate, for a small increase, which I really respected given the 4 years that had passed and the amount of work they had on their schedule. We had a couple of other companies come out and quote us and E & B gave us a middle ground price, but with plenty of detail to back it up. We ended up deciding to do composite deck floorboards with a wood railing. After they began demo my husband realized that even though we had planned to hold off on having our back sidewalk re-poured to slope away from the house it wouldn't be possible since two of the staircase footers would have to sit on top of it. We asked if they could add give us an estimate on one sidewalk from the back of the house to the alley. After some back and forth on the height and slope of the sidewalk, they got started on that the next day. We also decided that we might as well replace our sliding door that has been giving us issues and Eddie ordered that immediately for us. Everyone was respectful about our space, worked hard, and whenever we had questions they stopped work until we had it resolved. They cleaned up after themselves and made sure to come back to finish up a few minor details. They also came back two weeks later when the sliding door wouldn't lock. They didn't leave us hanging after the majority/all of the job was done, which had happened to us once before. I trust them enough to work with them again when we're ready to tackle the next thing on our bungalow fix-it list.- Nichole S.

AYour Choice Construction, LLCJeff remodeled our kitchen this past October and we are very pleased! First of all, he was very helpful in recommending cabinet, countertop, tile and flooring showrooms. Shopping for all of that can truly be a daunting task. Then the work he did was amazing! He thinks of everything and comes up with a solution that works when needed. The tech that installed our new dishwasher complimented the plumbing work he did. Also the tech who installed the microwave said our contractor did a really great job installing the cabinets. So not only does it look great to us, but it’s done right to where two separate techs on two separate occasions made mention of the great work he did. I love my new kitchen! CA mixed review—great final product, terrible process Our experience with D1 was pretty rough, but we couldn’t be happier with our final space. The point of reviews are to help future customers make informed decisions and not a place to air grievances—of which we have many. So I will stick to the parts of the story that may help you as you decide whether or not to go with Design First. I see lots of great reviews of Design First online, so perhaps we were the anomaly Our project was supposed to be relatively straightforward. We have a 130 year old home (in excellent shape) and we wanted to convert one of our small, upstairs bedrooms into a bathroom so our master would have a master suite. Our initial sales meeting went very well. Our salesmen—Matt—came to our home and looked at our space and explained that he thought we didn’t need to give up an entire bedroom and could work out a plan that simply added a bathroom without reducing the numbers of rooms in our upstairs. While we didn’t think that was possible, we were pleased with the initiative to take on a more challenging project and maximize our space. We were incredibly upfront about our budget and our priorities. We explained that the contract absolutely needed to come in below $40,000—knowing that there would be change orders and unexpected costs along the way that would likely increase that number. After some back and forth, Matt came back with some options—it came in at $47,000 but then he broke out a few line items that if we decided not to do, we could get it under $40,000. These “extras” were not important to us, so we were thrilled! I was out of the country at the time, but Matt told my wife that we needed to sign before a certain date (and put down a deposit) to “lock in the price” and that when I came back, if there were issues with the design we could revisit that with no penalty—which ended up not being true at all. Once they had our money, there was no way they were going to issue a refund! A few problems occurred almost immediately. As we looked at the floor plans they had drawn up, we couldn’t quite understand how they fit this extra bathroom into our space. Well-turns out, they didn’t measure correctly and added two feet of floor space to our upstairs. So when we actually measured everything and taped off the walls, things got VERY tight. When we reached out to them, they corrected the measurements, but now the plan did not meet our requirements—everything was just too tight—we would have rather given up the fourth bedroom. While we were figuring out the layout, we started to have our “selections” meeting with the architects and designer. This is where it became clear that the sales team and architects/designers do not talk! As we started to pick out fixtures and make plans, the change orders and selection prices started to pile up. Turns out, the allowances given for the things we wanted were unrealistic—that is how we got that $40,000 number. Additionally, when we explained to the architects that we weren’t going to do the $7,000 of “extras” that Matt said were “a la cart,” it turned out it was not $7,000 at all. So we started at around $43,000 plus all of the selections and changes piled things up to the mid $60,000s until we actually stopped the process and said, “how did we get here!” It also turns out, the things we told Matt about in the sales meeting that we said were non-negotiable priorities, did not make their way into the “$40,000” number. These were cut for budget reasons, but never communicated with us. It was on us to read all of the scope of work and construction documents to realize what had been cut. That is on us—we could have and should have done that—we made an assumption that when we told Matt, “We want to replace our sconces with cans” and “We want a nice, tile shower, not a pre fab base” that he worked that into the price—considering there were only a handful of those “non negotiable.” Ok—so what happened? We stopped the process—said we are WAY off on what we were promised. Matt renters the process. We hand’t heard from him for bout 2 months since he passed off the project. He re-enters the picture to try to tell us we can still have everything we want. The architects are saying, “Forget it, we can’t do it for your price. Start cutting the project.” It was an absolute mess. So then we just asked for our money back. We circled back to our conversations with Matt about the fact that we could get a refund if the plans didn’t work out. He says that is not an option. At this point, they have about $12,000 of our money. We explain that we are not being flaky, but that we have been sold a bill of goods that they cannot deliver for the price we were promised. It wasn’t until I called the front desk and asked for someone above Matt that we actually got a response from the director of sales. The director of sales, Kevin, calls us and we explain. He defends Matt, tells us we want “luxury items” and that is not realistic for our price, We explain we want our money back—he says that is not an option. He agrees to give us back around $4,000 of our $12,000 or we can start over. So we start over, use the 4th bedroom like originally planned, tell him the priorities that we told Matt, and we go back to the architects. Kevin says, “We can definitely do this for under $40,000.” So we keep walking down the road, similar things happen, but not to the same extent. Our numbers starts creeping again. We show the architect the e-mail I had from Kevin saying we can do this for under $40,000 and just like like, they take off almost $7,000 from the project! This was both encouraging and infuriating. If it was that easy, why couldn’t have we done that before? That is the sales/project origination side of things. Huge hassle, tons of miscommunication, waiting days for responses, defensiveness—it was not pleasant. But we finally got to a place with a good plan and we were happy with the scope of work they were going to do, so we started. On the project side of things: Our project manger, nice lady, but really struggled. I would say 75% of the time she was on site it was to collect a check. Because of the pandemic, we were home for the entire project—and I am so glad we were in one sense because we were able to interact with the contractors and help them know where things were or what kind of work was supposed to be done. But on more than one occasion, they asked me a technical question and I had no clue—I am the homeowner, not the general contractor. And they would get frustrated with me…and I would just say, “Look—call the project manager—I don’t know what that vent is doing” or whatever. There was one instance when the plumber was here and he was literally about to cut a huge hole in our dinning room wall (130 year old plaster wall…that would not have gone well) to run his stack when we had carefully planned for the stack to go in a great hollow spot in a different wall. He kind of argued with me until I literally took out the tape measure and showed him how everything lines up. Had we not been home, that could have been a disaster. On multiple occasions, when price was disputed, D1 kept explaining that the price is as high as it is because they are an “all in one” shop and have project managers and overhead and all of that and we were paying a premium to not have to be involved. The problem: we had to be very involved. After this project was over, we redid our kitchen and did not work with D1. We basically played the role of D1 and hired a contractor. It was significantly cheaper, and similar amount of work on our part. Instead of spending 3 hours going out to D1s warehouse every two weeks and making selections, we spent a few hours on our couch looking at tile online, and so on. It was a similar commitment on our part, but way cheaper. For the most part, our sub contractors were fantastic. Quality Brothers, out of Chicago, did the majority of our work and we could not recommend them more highly. They were easy to work with, clean, did great work, personable—they were awesome. Electricians were good—plumber was just ok—made a few mistakes that weren’t ideal—and the HVAC was terrible. The guy came to our house and said, “it can’t be done…” What? Can’t be done? It was such a simple extension of a vent. I even understood what they needed to do. Our work stopped for two weeks (!!) while the HVAC figured out a solution. They came back with a change order over $1,000 and I was so confused. They explained that this was just an additional idea to put a booster fan in the vents…I explained I didn’t want that, so they just went ahead and did the original work in an afternoon…I still have no idea what that was all about. Throughout the process, there were a handful of things that were missed that were surprising. Things like not having the right hardware on site, forgetting to “finish” our laundry room project with a pan, not putting back our antique vent that we made point of asking for multiple times. It is those details that a project manager should take care of—that we are ideally paying a premium for—that we ourselves had to track down and follow up on. And lastly, we have the change orders. Oh man, the change orders! We get that there are unforeseen costs that go into construction and when you start opening up walls and floors, you are going to find things you weren’t aware of. The problem is, some of the change orders were for things that were out in the open. We needed a new sub panel—this was talked about from the walkthrough of our home on our first meeting—but wasn’t included in the final price. That was not an “uncovered” expense. We had an issue with a load bearing wall that could have discovered if they would have gone up into our attic and seen how the wall/roof was framed. There were multipole instances of this—and it wasn’t just the fact that we had change orders, the prices were, in my opinion, abnormally high. On the load bearing wall, the change order came 2 weeks after the work was done (most of the change orders came after the work was already done—so no way to problem solve, save costs, etc, which was entirely different than the process they laid out at the beginning) and was extremely high. $1,700 to put in a small header. So not only could they have seen this when we walked through the house, not only should this have been discussed the day it was discovered rather than two weeks after, it was just outrageous cost wise. Was it more work—yes. More material. Marginally. They literally did the work in the same amount of time they budgeted for—it wasn’t like they had to come back on an extra day or get more guys out to do something elaborate. Along with this change order, there were two others that I decided I wasn’t going to pay until we figured out a solution. They pressured me, told me we really needed to pay these or work would stop. Eventually, the big boss called me—I explained my frustrations with the three change orders—he acknowledged there was some poor process involved—and then told me that if I didn’t pay for these change orders, that the contractors (whom we had really come to enjoy and respect) were not going to get paid. He literally said, “You are taking money of out Oliver’s pocket if you don’t approve this change order…” What? That is the kind of stuff that makes me say the process was just so exhausting and terrible. We eventually negotiated and I paid about $1,000 of the $3,000 of changes they said were necessary. It was always pretty cordial, no one yelled or escalated it—it was just kind of slimy practices. I could go on and on—but this is already a little more detailed than I intended. Again—at the end of the day, we love our master bath/closet—we also added laundry upstairs and it has been so nice. We REALLY enjoyed working with Rod—our architect. He was legit! He was very matter of fact, knew his stuff, he was kind, understanding. Seriously—he was the bright spot in this whole thing. The sales team was rough. The project manager—rough. The subcontractors—for the most part—fantastic. I hope that helps. At the end of the day, I think we paid $47,000 or so to D1 and probably another $3000-$5,000 on other expenses.

ASimply put, I could not recommend them enough. They were flexible and made the process easy. As this was our first rehab, this one took 18+ months due to legal and zoning. Throughout the entire process, James Construction group was happy to wait and consult as needed. I feel many companies may have moved on during this lull in our project and left us out. Once we finally got all the right paper work, they moved very quickly to rehab our house. All the while, we lived in the basement. Every contractor that came through for them was very nice and kept things as clean as possible (construction is always going to be dusty to a degree). As for the finishing, they made that easy too by allowing us to pick the big design elements but handled most of the "small finishes" that go overlooked but are a massive headache for the home owner. For example, baseboard trim was something we weren't very passionate about and let the company match up to our style - it looked great! With any construction project, there's bound to be change orders. James Construction was always flexible, assisting in anyway they could. We had an extra last-minute bath remodel that they team executed flawlessly, even though many of the contractors that were needed for the project had already done their jobs on the bigger parts of the houses. With the finished product, we couldn't be happier. If you have a rehab or want to upgrade, this is the right company for you. They're budget friendly, too!

Site drawing detailed how the finished room addition and sun porch would look after the job was completed. Wife and I were completely satisfied with the finished job. Ready for summer 2021 with or without COVID... Construction crew (Framers) did a fantastic job. Always arrived on time and job was completed on time.
