Garage Building reviews in Highland Park

    Danley's Garage World
I had Danley's come out to give me an estimate on building a new garage. I took some time off of work on a weekday morning to be there for the estimator, JIm, who then called me and told me that the office had scheduled him when they shouldn't have and that his car was in the shop and he wouldn't be able to make it. Great. Glad I took the time off work. We rescheduled for an evening. Jim comes out and says he's not even sure that this can be done because of setbacks etc. (Not the case--we have actually had the City out already to look at it). It is possible we might need to do additional work or file for waivers on water run-off. He takes my plat of survey, says he'll get back to me. Over a week later I email him to see if they are interested in giving me a proposal. He emails back and says the job might not be able to be done (it can, again, we have talked to the city), they will need a retainer, and that Jeff Fisher, one of the owners, will be calling me. Jeff doesn't call. I email Jim back and he says if I have another proposal he will look at it (without prices) and give me an apples to apples. I give him that. A week later nothing. They still have my plat of survey, which I'd like returned. No wonder they get such lousy reviews for customer service. It's probably a good message to NEVER use this company if they can't even respond with a proposal. After some research, I've found there are WAY more reputable competitors out there. Don't even call these people.

    Custom Garages & More

We have had major flooding numerous upon completion of a garage/mudroom build Custom Garages & More, Inc. had built causing major damage. We had lost our new furnace/new tankless hot water heater (destroyed) that is located in our crawl, a major crack in our foundation from the vast weight from the enormous amount of water along with other damage from the flooding. It is our opinion along with the city inspector from the of the City of Highland Park IL & other plumbing/sewer contractors, that this is directly due to the fact that this Custom Garages & More connected the drain tile, that his company installed, to the city storm sewers (see attached letter from the City of Highland Park). Our drain tile is connected to the city storm sewers. We lived in a home with no drain tile prior to the addition, we never flooded prior to this addition. We had almost 3.5 ft of water (in a 4ft crawl) x 2000sq of cement crawl filled. If the sewers continued to rise, we would have lost our home. We have reached out to his insurance company and are still have not heard back. It is our opinion that he has employees/family leave reviews as we see their names on his Facebook page of people who physically worked on our job at our home. He placed a lien on our home prior to fixing the sloping garage floor that collects water and is rotting the opening of the sides of the garage & refused to put in gutters that was part of the contract. When asked to fix the cement through our lawyers, they refused to fix this. It is our opinion to check carefully before you hire this company, make sure you ask upfront for all insurance information, ask for them to pull the permits, make sure you get an official Final Waiver of Lien Release. Please, do as his response below says, contact the City of Highland Park and they will show you the letter.

Check Lisa Madigan's office and the Illinois state attorney general.

*UPDATE 12/06/16* In response to company's response Its important to add perspective to all of this. You are here reading this because you want to know what type of contractor you are dealing with. We will share what WE have experienced with Custom Garages and More during our project with them.

First thing we will say here is that Custom Garages and More were paid the full value of the signed contract. The final payment was paid before final inspections. We paid it on good faith because we felt we could trust Custom Garages and More. This was a move we came to regret. Custom Garages and More has placed and processed a Lien on our home for a total of $3,000.00. A very questionable move, considering we had a check ready to give to them to complete our business.

We simply asked for properly filled out Final Waiver of Lien Release/Contractor's Affidavit from Daniel Goles. This was never provided to us. It is an Illinois law that a contractor must provide the Final Waiver of Lien/Contractor Affidavit if requested by home owner. For those who dont know what this is, its paperwork that protects you from Liens being placed on your property by the contractor and or their subs. Custom Garages and More decided instead of providing this, to place a lien for $3,000.00 on our property.

Custom Garages and More hired and brought into our home a convicted felon. The convicted felon took on a creepy obsession with one of the family members. Somehow he found out what high school the family member went to. He also advertised his conviction telling us to look him up on YouTube and the internet to this family member. Those pages are filled with very frightening rants and racist videos. We did not feel safe in our home while this person was working on the job site, and to this day that family member is fearful.

We experienced many quality issues with the work done by Custom Garages and More. Every time we brought up quality issues to them, it would turn into a huge fight even to get them to fix things. One of the main changes that had to be addressed, was due to a huge mistake on behalf of Custom Garages and More with the entire height of the garage. In addition to that change, we supplied all of the materials for that modification.

We currently have a major construction/foundation issue involving the new cement apron in the opening of the garage (see photos). It is sloped down and into the garage. This has resulted in water pooling into the garage and puddling around the opening of the door frame. We are already seeing the beginning of wood rot because of the water accumulation every time it rains. We have reached out to the cement folks that Custom Garages and More used, they are not returning our calls. At one point, we had the (new roof) leak for seven days before anything was resolved as well (see photos). A good example of the lack of quality control by Custom Garages and More.

If you are interested in this in our complaint in it's entirety, please reach out to Lisa Madigan's office. All emails, all attempts of communication, all responses, all documents and copies of the submitted Lien waivers, and all of the details are on file with them. As a consumer, you need to request this report.

    Danley's Garage World
End result is good, communication was not as smooth as it could have been.
We had to deal directly with sub-contractors who would knock on the door and ask for more money for various reasons.   With other construction jobs we've been involved in, it was usually the general contractor who coordinated and communicated directly with the subs, so this was new to us. We directed them to speak with the company, and Danley's took care of those issues.
We still cannot park in the garage because there is a large threshold going into it.  There is also a mound of dirt instead of step going into the service door.  I guess these items are not a part of our contract, so we will have to make arrangements for yet another contractor to come out and make these additions.
It would have been nice to have a walkthrough at various stages to let us know what modifications might be needed upon completion, but this is not how they do things.

    SOS Painting & Remodeling
They are the second company we had to use.  We had to sue them to finish the work.  They didn't do what they were supposed to do.  They didn't do the work as per the blueprint.  It has failed all the inspection.  The inspector somehow passed it because we would need to tear it off completely.  We are just dealing with inaccuracies that they have left with us.  At every level, every sub-contractor that they hired really did a poor job.  It looked, as they were not paid enough, so they did as much they could.  The owner then had his crew for next 8-10 days and came out to finish the rest.  They did a good job as I would have expected them to do.  The things like the gas pipes are coming out of the concrete a foot away from the wall.  They were supposed to install a gas water heater in the garage, but instead they installed a closet first to install the gas heater.  The inspector told that we cannot have the gas heater in the closet, so they finally ended up installing an electrical heater and paid for the extra charge.  The building was built a foot less from all the side, which was not correct.  The contractors that he hired didn't speak English, so they didn't understand the plan.  When we talked about this to the owner, we didn't hear from him for a long time and we finally had to get a lawyer to get him back to work.  We asked them to install our HVAC unit and it clearly stated that we shouldn't do any alterations to the line.  They tried to cut it short due to which the oil from Freon starting leaking through the wall and then to the concrete.  We then got the heating company to get it fixed.  As far as the owner was concerned, everything looked fine.  One of the sub-contractors left his tractor on our site.  He used another contractor's license when it was time to get the permit.  He came to us like he had the license for all the work.  The company did a bad job.  He did everything wrong because he did the one thing we asked him to do.  He got all the cheapest stuff.  He has used the cheapest possible things.  Every time, we called him, he said it was not his problem.

    Inspired Living Spaces
When we began this project several of our friends advised us to be sure and find a reputable general contractor. Many of them shared horror stories of remodeling projects gone bad. They emphasized the importance of finding someone who could be trusted and had references from other clients. We had 4 other estimates given before we asked Jay to submit an estimate. He spent an incredible amount of time with us determining our needs and wants in order to be specific in his estimate as well as familiarize us with what the project would entail. Jay's estimate was the most reasonable we received even though 2 other estimates were from companies that "specialized" in our project. We were so impressed with the professionalism, skill and courtesy of all the people involved in completing the project. Jay kept us informed of schedules and people showed up when they were suppose to! The entire project was completed more quickly than we thought it could be. Jay seemed to almost always be on sight to oversee the project and to approve all completed work. He kept in close communication and was always accessible to us. He is so personable and takes such a personal interest in the project. We are thrilled with the overall results. Our new windows are beautiful and efficient, our door and covered entryway look great and our garage is wonderful. Next time we have any remodeling project, Jay will be the first person we call.
