    1. Not very knowledgeable, based on his claims that he underestimated the damages for any rot we see. And doesn���t abide by the terms of the contract because he demanded additional money to repair or replace ANY rotted area. This, despite the fact that fixing/replacing rot was in the contract and he had already bought boards, drywall, insulation, trims/studs (which were also included in the materials cost estimate). 2. He didn���t fix any of the rot under the sidings and we had to hire and pay another contractor for that work. 3. Poor Manager/Supervisor because he doesn���t seem to have any control over his crew���s schedule or availability. 4. Not responsible for the quality of his work because he didn���t look at the loose sidings and fix them immediately when we informed him. When he finally came after weeks, he first said he will send his crew to fix it. After his second visit, he claimed wind damage after he let those loose sidings hang in the open for about a month. We called two other contractors and both claimed that the sidings were not installed properly.

    That was on May 23rd that they first came out to give me an estimate and measure. I got 5 estimates and theirs was the best plus the people that came were very prompt, courteous and professional. When I accepted their bid, they told me it would be 2 -3 weeks before they could begin and that was also excellent. However, it was just the first of many lies When you call, the people couldn't be nicer and more polite and helpful but that's where it stops.2 -3 weeks has turned into 2 -3 months. I ordered a composite material and Ken came out to show me the samples. I chose one and he said he would order it but still couldn't give me a start date. 10 days later, Ken called to tell me that I couldn't get certain parts of the deck in that color so I would have to choose another color. Someone else came out with samples the next day and i chose another color. Just last Wednesday, July 20th, a huge flatbed truck arrived with a pallet of concrete and a pallet of cedar wood and put it all in my driveway. The pallet of concrete was placed in front of my garage door. I immediately called to inform Gallagher of this possible error and I was assured that all that wood was just the "underpinnings" for the deck. The pallet of concrete was not completely covered in plastic and would be exposed to rain. And, even though I had all this material, they still couldn't give me a start date for the deck. They did, however, call my Homeowner's Association to get approval to have all this in a driveway. Finally, the demolition of the deck started on Tuesday, July 26th and Ken did call to inform me of this. Again, I asked Ken about the cedar wood on the driveway and he also assured me that it was correct and was the "underpinnings" for the deck. On Wednesday, July 27th someone wearing a Gallagher Construction t-shirt was on site and had all the old decking removed along with the cedar because it was a mistake. He actually laughed when I told him the story about what that wood was supposed to be used for. On Thursday, July 28th, the composite material arrived and was easily placed in the back of the house where the deck is being built. And, even though he had a forklift, he said he could not remove the pallet of concrete for me. Today, the construction people arrived with their own supply of concrete because the pallet on my driveway and in front of my garage door is concrete and cannot be used. I have contacted Gallagher Construction but no one has contacted me to let me know when the pallet will be removed. Today, i am watching 2 men read instructions about the composite deck and pour concrete into forms.

    Chicago Water & Fire provides a service I had no idea was available, and am I glad they exist!!! They are an incredible company!!! After having water damage to my basement, Chicago Water & Fire sent out a remarkable team of very professional, hard working men to my rescue ��� I didn't have to lift a finger! After meeting with the Project Manager, Michael White and with him assessing the situation, a crew was at my home and working within a couple hours! The Project Manager explained what needed to be done and informed me he could have a crew at my home and working at no time at all. When the crew arrived, they too explained what they would be doing, and informed me they would take care of everything ��� and that they did! They were focused and worked diligently at clearing out the water damaged items and covering and protecting furnishings that were not affected. Something I noticed also about them was that they were extremely courteous, considerate and polite. Kudos to this amazing team for the exceptional job they did in the cleanup, clearing and drying out of my basement!!! Mikey and John it was truly a pleasure in knowing you the short time you were at my home and I can't thank you enough for the great job you did! Jordan, Anthony, Steven C. and Jose N., I certainly can't leave you out because you four also have the same work ethics and professionalism. All six of you have the right attitudes in service which will take you quite far in life. Thank-you, thank-you, thank-you Chicago Water & Fire, you certainly were a blessing to me; God bless all of you!!!

    Absolutely the worst contractor/businessman I have ever come in contact with.  The project began over 1 year ago and still is not finished.  The contractor did not meet any of the deadlines and failed to contact us regarding issues why it wasn't completed.  VERY POOR COMMUNICATION.  Rarely answered any of our emails and eventually stated to my spouse that would only communicate with her and asked that she stop sending so many inquiries about our project.  The project was part of our business and time was critical.  As it turned out, we missed all the critical deadlines for our business and lost a considerable amount of money because of it.  Serious drainage problems around the building that he refuses to correct.   Three month ago he sent us a final bill and said the project was completed and demanded full payment.  The building was not completed, in fact, he still hadn't put on door knobs so we could open and close the outer doors.  We couldn't move in it because it was not completed, yet he said he was done.  We spent several thousand $$ and brought in structural engineers, architectural engineers, home inspectors, state inspectors and found out that there were numerous code violations as well as structural deficiencies in the building and heating system (in floor radiant heat).  The building was built on a 4" thick slab vs the required minimum of 12" in our area.  The heat tubes from the in floor heating system were protruding out of the concrete slab and he failed to put in the contracted 2 zone heat system.  Thermal imagining indicated that many of the heat tubes were not working or were bunched up together rather than being evenly spaced through the floor.  Water and sewage problems in the bathroom, wood trim that had to be torn out and redone, failure to properly vent the attic space (temp in attic was 160 on an 80 degree day), failure to properly install drywall in all interior areas and numerous other failures to follow building and code specs.  We spend months contacting state officials and other authorities until finally the state stepped in and forced him to begin corrections on the numerous violations and poor workmanship.  The entire time, he has refused to speak directly with us and only communicates now through letters.  We are still in the process of forcing him to correct issues and meet the building specs as indicated in our contract.  ALL of our complaints about he project were verified by engineers and inspectors, so these were not opinion based complaints.  They were factual and verified as legitimate problems with the structure and contract.  I would HIGHLY advise staying away from this contractor.

    Peace of Mind Home & Property Inspections
    The inspection itself went well. Richard Hyvy was very professional. He showed up on time, took pictures of the entire house and everything. He even went out onto our balcony in the snow to inspect that; even in the attic. He told us about all of the damages and whether it was worth fixing. This guy even sat down for about 45 minutes to an hour talking to my husband about the report and just small talk. He really had us convinced that he was a good guy. He promised he would deliver the report via email attachment within 24 hours. That was January 24. It is now March 11. He won't answer his phone, call us back, or respond to emails. He did leave us with a receipt with his signature on it. So I think that would hold up in court.

    It was excellent.  The design was something that really surprised us, made us feel uncomfortable and something we would have never designed ourselves.  That is part of their process.  In the end we couldn't be happier.  Now the truth is any home remodeling project has bumps in the road.  Does everything go perfect.  Are there challenges and come up and delays you didn't expect.  Yes.  If you don't expect this coming in to something like this you're just fooling yourself.  When things went wrong they addressed it in a timely fashion to our satisfaction.  Lastly, they aren't the most expensive and they aren't the cheapest.   They are a mid to upper premium alternative but like all things in life you get what you pay for.  There are so many horror stories out there.  If you're going to spend that type of money, you need someone that is reliable, stands by their work and does fantastic work.  Designfirst is that type of company.  I would recommend them to friends, neighbors and colleagues.  One of the best builders to work with in Chicago.

    Jeff and his crew were very professional, punctual and friendly. This was a very big project and my wife and I were a little nervous about how everything was going to turn out. Jeff put our minds at ease. He returned our phone calls quickly and answered all our questions. The project started on the first week of July and was completed on the last week of September. Jeff gave us an written estimate for any upgrades we were considering. There were times when he told us it wasn't worth the extra money for the upgrade and other times when he told us we should really consider doing it. At no time did my wife or I ever feel any pressure to do any of the upgrades, it was our decision. If we decided to not do something, Jeff never brought up the subject again. Overall, my wife and I are very happy with the end result and it was a pleasure doing business with Jeff and his company.
