Tough Truths of the Home Inspection Industry

Home Inspection reviews in Iowa City

    Scott Home Inspection LLC

The inspector missed a bowed and cracked foundation wall during the inspection of the house that we were considering purchasing.  The issue was visible at the time of the inspection but he just missed it.  A painter noticed it shortly after we purchased the house.  I contacted Scott again and their inspector came back out and documented the problem.  The repairs were very expensive, thousands of dollars.  However, Scott requires customers to sign a waiver of liability before any services are performed (standard in the industry, I'm sure) and when we contacted them about the inspector's failure to find this basic structural problem during the inspection, they refused to accept any responsibility.  All we have received are denials of responsibility through their attorney.  We have had no direct contact from the owners. At this point, through the attorney they have offered to refund the fee.

It's very frustrating that a company will charge a fee to provide a service that they know customers will rely upon to make a major purchase, but they will take no responsibility for providing a service that is of minimum competence. Structural integrity of the foundation walls should be an element that is first on the list of major items to inspect thoroughly.  A bulge and crack on the interior of the finished wall and a crack in the unfinished basement wall should not be overlooked by an inspector who is supposed to be certified in these matters.  I understand that anyone can make a mistake.  If they had at least been willing to acknowledge their error and work with us after the problem was discovered, I probably would not be writing this review.  As it is, I think that both the initial service and their after service business practices are extremely poor.

I would not recommend Scott Home Inspections to anyone.

    Alias The Bugman
Excellent.  He was able to get out to inspect the property within 48 hours of our request, and provided an incredibly detailed form describing all the locations he was able to check, and reasons for those he wasn't.  He handled it all through our Realtor, seamlessly.  He also provided a great one-year warranty in case we run into any issues.

Andy is very very thorough and easy to work with. We truly appreciate his efforts and willingness to share possible solutions to deficient items he found. He knows the science of houses and imparts the information in a friendly and interesting manner.

Andrew is amazing. We were buying a new construction home and he found all kinds of things, some smallish (hot and cold water taps were backwards, including on the washing machine!) some huge (missing bonding screw on the electrical panel). As first-time homebuyers his information was great, very helpful to us, and Andrew looked at and explained EVERYTHING we asked him to. He's great! Use him! He's friendly and smart and helpful. He pointed out things that would be down-the-road maintenance issues, too, which is really great for us. His report was thorough, came on time when he said it would, he was responsive both before and AFTER we paid him. I'll use him again in a heartbeat and recommend him very highly.

The inspection started on time, I arrived on site a few minutes late and he had already started.  As part of the inspection, Andrew inspected the home room by room and seemed to look at everything. He is not an expert on any systems, and made it clear that he could only confirm a specific system was present and give a rudimentary opinion on things like furnace condition, AC condition, etc. I understood those limitations, as I was really hiring him to look at evidence of things i might miss like evidence of water damage, bowing walls, damaged roof structure; in other words, things that are not obvious but that you expect an inspector to know about.
He was punctual, went through what seemed like everything, and produced a report. He was able to schedule a radon inspector and pest infector that he works with. That is very convenient from a customer perspective. He was responsive to email and phone calls, and "on the ball". I wish I could reccomend him.
We moved in the house and on move-in noticed one of the toilets had its shut-off valve turned off. We turned it on and the next morning had water pouring out of the ceiling. I went back to my report and there was no mention of the toilet being turned off, or any closer inspection as to why it was turned off. I emailed Andrew to let him know this happened and to tell him I was surprised nothing was in the report about a toilet valve being off; a leaking toilet valve is something that should be obvious to an inspector. His response was to confirm nothing was in his report. That's it. I feel like he missed something important and when called on it, didnt come through, or even apologize for missing something important.
Im not able to recommend him based on his response when faced with a professional mistake. I wish I could because he's everything you are looking for otherwise; responsive contractor that is reasonably priced and is technology-able. But he doesnt stand behind his work and that trumps everything else.

He was super-good and saved me from buying a money-pit house. He saved me $200,000 so that was a pretty good deal. He was super-thorough and spent over 4-1/2 hours doing our inspection. Terry took pictures and included them in his report. He was very good.

Andrew was great, responsive and wonderful to work with.
Our Agent had recommended other inspectors, but after a week of getting jerked around by one guy about scheduling and finding poor reviews for others... We reached out to other contacts. Our friends recommended Andrew to us and Angie's list backed up his reputation. When we called to schedule, he was able to work us in within a week. He was very thorough and provided us with a complete spiral bound copy of our inspection report including photos and diagrams regarding maintenance areas. As new prospective homeowners, we also appreciated the great information he provided regarding what we should expect for lifetime maintenance and a list of companies that he vouched for should we need someone (i.e. contractors, handy-man, his insurance agent.) He also set up the Radon inspection and had it completed before our home inspection date, so we didn't have to worry about scheduling and fitting it in before closing.
Overall, I would recommend Andrew with A Closer Look, LLC. to anyone needing a home inspection.

The gentleman went in I met him at the end of the assessment and he went over his findings with me. He seemed professional and personable. Within 24 hours he sent my realtor the report including some pictures.

He has done two home inspections for me, and I am very, very happy with him. He has kept me from buying two bum houses. He inspects EVERYTHING. The overall experience has been, absolutely A+. The price was excellent. He was not over-priced. I got a bargain. I would use this provider again.

    Tomash Professional Home Inspection LLC
While buying our first home, our realtor recommended a home inspector. She raved about the inspector, and said that she had used him several times before. As first time home buyers, we didn't know what to expect. We arrived the day of the inspection to find Mike Tomash finishing up a detailed inspection report.

We were pleasantly surprised to see a bound copy of the report that detailed a few minor issues. Most inspectors would probably be done once they turn over the report, but not Mike. He took us throughout the house and explained every issue in detail. Once he knew that we had never owned a home before, he went out of his way to show us where our gas and water shutoffs were, what to expect while owning a home, and told us to call if we ever needed references or had questions.

We left the inspection feeling good, but it gets better.

Fast forward a few months...our pet came down with some weird allergy, and the vet mentioned that mold could be the cause. Though we had never noticed any mold, we did have a couple of instances where there was water in the basement. Our first thought was to contact Mike to see if he knew who would should contact. We sent him an email, and he quickly responded via a phone message and email. I wasn't able to get back to Mike until the next morning, but he took 20 minutes out of his day to listen to my worries, and he referred two mold experts.

I was more than happy with Mike's professionalism, but again, it gets better.

That same night Mike called and said that he would be in the area the next day and asked if we'd be available to show him the areas that had water. The next day Mike showed up and spent time walking around the outside of the house and inspecting the inside. He conducted a few tests and gave his professional opinion.

Long story short, Mike Tomash came to our house as a home inspector, but continues to go out of his way to help us with our first home. I'd recommend him to any and all friends.
