    Iowa Foundation Repair, Winterset, is definitely the best in the business. Justin Porter lazer measured the basement walls and determined exactly how much they had moved over the years. After checking the cracks in the block walls, he proposed anchoring the walls without installing sump pumps. Three other companies quoted me sump pumps which included jack-hammering the basement floor. Justin's crew also installed egress windows and did a great job on those too. This was no easy job. Even though the crew had to dig in the front yard to install the anchors, when they left there was no indication they had even been there. Wow. In and out in one day. Since then no leaks even during the worst of rains. Can't say enough good about Justin and his professional crew. These guys are the best!

    They installed this system over two days in September of 2017. It was amazing to watch these professionals work. On the first day, four men broke up and removed the concrete. Then they dug up the dirt and removed it bucket by bucket. They installed the drainage system and sump pump. By the time they were done, they had completely filled a dump truck with the dirt and concrete that was removed bucket by bucket. The four were all very courthouse and hard working. They never stopped. They cleaned up their work so that the basement was ready the next day for the cement crew. The second day the cement crew came and in a few hours completely sealed the drainage tunnel. It looked great. This crew was exactly like the first crew: courteous and very hard working. I cannot say enough about the job they did. The proof of the quality of their work will come next spring but I could not have been happier with the work they performed for me.

    The estimator we worked with at Iowa Foundation was one of the least sales-pitchy of the bunch, which was great. He had just as much (even more) knowledge than the other estimators that came out. He took accurate measurements, explained everything that could be affecting us, and explained exactly how and why they were going to repair our foundation. He also detailed other methods of repairing it and why they would or would not be well suited for our home. The crew was booked out for a month or so and weather pushed our appointment back a couple days, but the schedulers were courteous and reasonable. Once the crew arrived, we talked through the work they'd be doing, and even made a change about where the sump pump was to be placed. They were super professional, made sure I understood everything happening, prepped the space and got to work. In a single day, their crew jackhammered the flooring out along 2 walls, water proofed them both, installed a sump pump, anchored the bowing wall, and re-poured the floors. They did all of this with virtually no dust or damage to the yard, which blew my mind.

    Our basement had 3 clay brick walls that were crumbling and one good wall that was rebuilt in the 1980's. We original went with a very well known local basement company that seemed professional. They came out to our house November of 2014 to give us an estimate. They said we needed to replace 2 walls and brace the 3rd. We were quoted about $36,000 for the work. We scheduled the work for April because the work can't be completed in the winter. When they came back late Feb 2015 to start the job, ��I was told that they no longer brace clay brick because it doesn't really work. Instead they would need to replace the 3rd wall and that would be an additional $15,000 o the original quote. Of course, I was not happy about this sudden change in both their recommendation and increased costs. I lost confidence in that company and called about 10 other basement places for quotes. Most of the companies were not able to do the work because it was too big of a job. Better Basements' quote was around $30,000 to replace 3 foundation walls and install a sump pump. The owners and crew were very professional. The work was completed correctly and on-time. There was one surprise during demolition when we discovered a bump out on the first floor was just floating. They had to add more footings to support this so the price went up by a couple thousand. I thought this was fair. The new basement is dry and stable.

    According to the website, the person we met with is a "Foundation Expert."  Per his advice, we needed about $8000 in beams because the cement blocks showed bowing/cracking.  This house is only 650 sq feet and built in the 1950s.  He basically implied that the walls had extensive damage and the house would never sell unless we put beams up.  He deemed the repairs done by a previous homeowner as very bad and said they needed to be fixed immediately.  The waterproofing system was an additional $3500.
    The whole thing seemed more like a sales pitch using the fear factor of a bad foundation.  And, I was put off by the "buy now" price difference.  They would give me a "realtor discount" if I agreed to do the work and pay the deposit right away.  Like I'd ever spend $12K without getting other bids and researching the heck out of it.
    We decided to hire a structural engineer that wasn't trying to sell us something to inspect the basement and foundation.  Paying the engineer a couple hundred bucks was worth every penny.  After a full inspection, his professional opinion was that there were no structural issues.  The engineer report states that while the repairs made by the previous homeowner made were "unsightly" they are effective.  Meaning - the method they used was ugly, but the support it provided was effective and adding additional beams was unnecessary. 
    I would highly, highly recommend getting a structural engineer before hiring any company to basement repairs.  It saved us about $8000.

    Dry Basement Foundation Repair
    A representative came out about two weeks before the service was performed.  He inspected the wall we were concerned about and explained what he thought needed to be done, in great detail.  We decided on the spot to go with this company because of how their system works to hold foundation walls. I'd researched others and didn't like how it looked like it wasn't going to hold for years.  This one has a couple thousand pounds of concrete poured to help the rods stabilize the walls. 
    After signing the contract, they sent a rep out the Friday before they were supposed to start to make sure things were set to go.  I showed him another wall that hadn't been exposed due to drywall being up before.  I had taken it down and there were large cracks there as well.  He took pictures and said he'd get them to his boss to see if stabilizing that wall was recommended.  It was.
    When the crew showed up on Monday, they were on time.  The crew leader was very polite and all of the crew members introduced themselves.  They were a very nice group of guys.  The work was supposed to last 1 day, but they had trouble getting concrete so it took a second day.  The crew leader explained what had happened and obviously felt bad.  I wasn't concerned as I just wanted it done right.
    Upon completion of the work, they explained again what they had done and showed me how to monitor the sump pump.  They cleaned up their materials and the mess. 
    One of the drawbacks of this system is it does tear up your yard to dig the trench for the cement.  We will have to reseed it. 
    Another note is that I feel that the price of this service is fair.  However, it is not cheap and there are cheaper options.  I just didn't feel the other systems were nearly strong enough for my peace of mind.  While I feel the price is reasonably fair for the work they do, I don't think it's a bargain.  The warranty is good though.

    Installation completed satisfactorily. Only surprise to me was that the portion of the water trek that sits above the cement floor wasn't flat against the basement wall. Not really an issue but not as clean of a look as I thought it would be

    Justin and his crew were on time, on budget and were done in less than one day. The guys that worked on the job were great - I was there when they got to the house and came home over lunch to snap a few pictures and ask a few questions. They were very accommodating and explained the process to me and did exactly that. I've had many contacts with people to do work on my house and Justin has by far been the most responsive - returning calls and messages the same day or first thing the next day. I'd highly recommend Iowa Foundation Repair to anyone that needed the same type of work done at their home.
