    I can not recommend 10/23 Construction, LLC / Andrew Kelly Georgia General Contractor#RBI002659. My family and I had the unfortunate experience in contracting with Andrew Kelly and his company to build our custom home.�� There are numerous problems with our house that they are responsible for.�� Andrew?s poor oversight, his disregard to building codes, disregard for industry building standards/guidelines, poor craftsmanship, and unprofessional conduct has left us as homeowners on the hook to diagnose and correct all of their construction defects. By breaching their contractual obligation to fulfill the builder warranty, we?ve had to expend large amounts of money and time to organize a structural engineer, wood flooring expert and other licensed contractors to properly diagnose the defects and make corrections.
    The Facts:
    1.)�� The poured basement walls were not done to plan or to International Residential Code.
    2.) They changed the elevation of the home without our approval causing additional issues.
    3.)�� The incorrect basement walls and elevation change caused the 2 car garage bay to turn into 1.5 car bay and doubled the number of steps into our home.
    4.)�� Andrew Kelly and 1023 Construction were made notice of a warranty claim during the home?s warranty period for major framing issues that have numerous areas of the new home outside of National Association of Home Builders guidelines, National Wood Floor installation guidelines as well as code violations.�� Our floor areas are so far out of ��level and building standards that marbles roll down them and our children call one of the areas a slide. ��We have a hump in the middle of our family room to the front foyer main walk way. ��Our main hallway upstairs slopes to one side by ��? over 5ft. 10/23 Construction said this is all typical of an open layout and did nothing to address it.�� Their poor framing and craftsmanship has also caused a code violation on the stair case.�� When pointed out to Andrew Kelly, he asked if it bothered me.�� Very irresponsible and unprofessional.
    5.)�� Andrew Kelly was made notice of wavy, crowning and popping wood floors during the warranty period. His response, this is typical and seasonal.�� After hiring a National Wood Floor accredited inspector, his report showed a plethora of unacceptable installation errors.�� In fact the report states the subfloors are so out of level the wood floor installer should never have laid the wood floors on this framing job. The floors and subfloor were also never acclimated properly causing even more problems for these floors. Besides the apparent crowning, we have gaps in our wood floors were you can see the subfloor.��
    6.)�� A shower showed signs of an installation error as the shower pan never fully dried out. They blamed it on a porous stone. ��However, shower pans that don?t dry out are a breading ground for mold, foul smells, and other issues.�� Again, Andrew Kelly completely ignored the issue and ultimately refused to investigate and make any corrections. I contracted another general contractor who had the shower ripped out and as suspected the shower pan was not installed to Uniform Plumbing Codes and the drain was installed crooked.��
    7.)�� An ongoing electrical issue of a continuous arc fault breaker pops in the home that 1023 gave up on trying to correct.��
    Electrical issues that can create potential electrical fires in an occupied home are beyond irresponsible.
    8.)�� Potential Fraud: Andrew Kelly on behalf of 10/23 Construction filled out and signed a builder review form mandatory by the bank holding the construction loan.�� Andrew Kelly intentionally left a pertinent question blank that would have revealed he is a member of another owned LLC called Mahalo Investments III that has a 4 million dollar judgement by a bank. This bank was also awarded charging orders for garnishments against any other companies owned by Andrew Kelly such as 10/23 Construction, A. Kelly Design Build, Etc.���� The bank would have never approved Andrew Kelly to build the house if this was not purposefully hidden.
    There are many other problems that Andrew Kelly and 10/23 directly caused during this build, but I have chosen to only identify the most crucial and concerning items on this review.�� Andrew Kelly has made no attempts to correct the problems except an offer to sand and refinish certain areas of the wood floors.�� Sanding does not remove a 1? slope over 4ft and code violations. They were given so many opportunities to make this right to their customer but instead tactically delayed and made excuses.�� ��Problems can arise, but a builder that does the right thing honors their warranty to fix construction defects properly.�� The facts from our experience lie in the 100?s of emails, pictures, videos and professional reports that have been gathered on the existing construction defects.�� Based on our experience of contracting 10/23 Construction and Andrew Kelly to build our custom home, I could never recommend this company.

    I was very impressed with every aspect of the services Phillip provided. He's professional, prompt, keeps his word and sets a competitive price with an aggresive timeline. Phillip met the timeline and his quote was the actual cost to complete the project.
    In order to get to the site our backyard gate had to be removed. As luck would have it our air condition units were to close to the fence to move materials and equipment safely. Phillip's Bobcat stayed on the trailer that day which meant that the majority of materials had to be carried or wheeled to the work site. I assumed that the cost of the project was going to increase and the timeline extended. I guessed wrong. Phillip and his crew worked hard brought a mini excavator the next day and completed a difficult project on time. Phillip transformed our yard into something to be proud of.
    I was engaged during the whole process and my OCD generally irrates people however it didn't bother Phillip. He answered all my questions and took time to explain everything in detail.
    My wife and kids left to see family the day the job was being completed. Before my wife left she gave me specific instructions to keep the new turf and sod watered and alive. I told her not to worry I had everything under control. Ten minutes after she leaves I am called back to work and need to be in Alabama by morning. I made arrangements with the neighbors to water the yard and they were kind enough to water in the evenings. New turf needs water twice a day for the first week. Phillip was wrapping up the job, I paid for the services, then he volunteered to water in the mornings until I returned. That's customer service. Most contractors are throwing their tools in the truck when the job is complete and you never hear from them again but Phillip went the extra mile to make sure the sod he layed stayed alive. My 2 year old finds my cell phone and calls Phillip from time to time. Within 30 minutes Phillip returns the call to make sure everything is ok. Phillip is the one I'll trust for future projects. Hire him out he does good work.

    Amazing crew! I wanted to remodel our kitchen since we moved in. I wanted to redesigned the kitchen. Dream room you can say. Mike came in with amazing ideas that we both loved. I dont think think Ive ever seen her this happy in the kitchen. And the kids and I cant complaint.. Nothing beats everyday home cook meals. Thank you Ambiance Group!

    This was a bad experience in every way. Response Time for worker was about 10 hours. The project manager showed up in his Corvette in about 3 to 4 hours. He said the on call worker was on another job and it would be 11pm or later or the worker would be there the next day. Of course I wanted them as soon as possible. She showed up around 11:30pm with a non helper. She was telling him that she could not do all the heavy lifting of the dryer fan by herself. She quit about 2:30am and said she would be back in the morning. She came back at 11am with her non helper and stayed till about 4pm. She was a very hard worker and knew what she was  doing. (She was the best part of this experience.) On Monday the Z team showed up at noon . Four men who were so slow and acted like they didn't know what they were doing. I asked if the woman how I met could come back and was told she was the emergency response on call team They asked why and I said she was more professional and a harder worker. They said she was only a woman and I had four men on site and I should be happy. Wow! I then called my insurance agent and explained things. She said they could be replaced but it may be 2 days before someone else is sent. Since everything was so wet and I needed this done as soon as possible I kept they. It took over a week They said they put down chemicals to treat mold, but I was there and know they didn't. I made them come back to do that. I was at work but my daughter said they were in and out in 30 minutes. And yes I signed their satisfaction letter because I was so over them. My remodel guy came out 2 days later and found 2 spots still wet. He said he couldn't start till it was dry. I called my insurance and they had them come back out. It took 4 to 5 more days. They had over 14 fans. I told my ins. agent they had seemed to not want to send workers to do the job right but so much equipment to lengthen the job time. They charged over $10,000.MY agent said they would not be used again. I will not use them and will tell all others not to.

    They do electrical and also home construction. They were referred to us by someone else. It cost me $700 and that included the under cabinet lighting. Their price was good compared to what I had been researching. The person who came out was referred to us by a friend who had used him in the past.
