    SHARP RESIDENTIAL BUILDERS
    Sharp has plenty.of room for improvement if our experience is their benchmark. We were told at signing that construction would begin within ten days to two weeks. Several weeks passed, without even having the necessary permits issued. Once construction began, the build was complicated by errors, malfeasance, and omissions. This appears to be exacerbated by Sharp's project manager directing each subcontractor by driving by in his car and not inspecting each phase before proceeding to the next. Such things as placing the water heater in the kitchen rather than in the garage as it was designed, framing over and failing to properly complete a hallway closet we're the result of this mismanagement. The project manager allowed the subcontractors to use hammers to break off parts of wood sheeting, rather than use saws to properly cut the wood, and to beat holes in the roof decking for the purpose of using them for their air nailers. The project manager went so far as to state that this was an OSHA requirement, which is blantantly false. Early in the construction process, this project manager told me not to advise him of problems that I observed during construction. He stated that all would be corrected before closing. This is not the first time that I have built a home, so I know waht to look for in the construction process. Therefore, I have a few hundred photos of many areas of concern. I can make them available upon request, if you are considering buying a Sharp home. If you don't mind dealing with an obstinate project manager which may result in getting a home that may have considerable issues, Sharp may be for you. I would be very cautious, and would be sure to be on the site every day to minimize errors. Your home is not a piece of clothing that will be discarded. Because it's a large investment meant to last for generations, you may wish to consider things very carefully. If you purchase a home from Sharp, I wish you luck in getting service after the contract is signed and the deposit is paid.

    DO NOT select this contractor for any major remodel project you may have. I should have read the reviews more carefully before making my selection. Even one critical review should be a warning sign to anyone who is planning any project but since there a difference with smaller project I would say anyone that is doing a project over $5,000. Here is my story: I initially requested information from AAC for a major remodel ($350,000). This was to completely change the floorplan of our small ranch home. We were adding only a little square footage to the home, converting the attached garage into livable space and adding in a 3-car garage. After spending over 2 months on an estimate for this project, our financing fell through. This was no fault of AAC. They were patient with me through all my requests and questions. This was why I had selected them. I never felt pressured until the project fell through. However, the estimating process with AAC was excruciating for the major remodel project. This was not my first remodel, so I went through each estimate, line by line and found that the estimates provided from AAC were either incomplete or had major mistakes. I wanted to be sure that any contract signed would be accurate and that I was getting exactly what I wanted so I thought that if I took the time upfront that it would lessen the impact at the end. I know that they (AAC) spent a lot of time on this but so did I. I sourced products and reviewed timelines. This was no easy task, so I dismissed the delay and chalked it up to my being so detailed. I honestly felt bad about taking up so much of their time that when the financing fell throw that I agreed to have them complete a lesser remodel of the house instead. I received a quick estimate and since I did not want to go through all the issues I had the first time around with estimating, I asked for a time and materials estimate saying that I needed to stay within the estimate provided. After signing the time and materials contract, things just went from bad to worse. The stopped provided me anything regarding a timeline or estimate. I kept asking repeatedly for information and would get partial answers. I did not think that anyone would be so nonchalant over a project, but I was wrong! This company does not have any attention to detail. Even when you watch them closely, they just throw things together without any thought. They make many mistakes because of this and you are the one who must pay for them. Here are just a couple of the costly mistakes made by this company: ��� Framing to an old diagram/floorplan o Ended up having to not only pay for the reframing but I had to pay for them to pull up the hardwoods and now to replace those areas (over 1000 sq feet) ��� Framing through the roof instead of the inside of the house (which was to studs) o Multiple leaks that require a roofer to repair ��� Replacing of siding in eaves without a request or approval ��� Replacing the crawl space covering before the framing was complete I finally had enough. AAC did not execute this project in good faith and were in constant breach of the contract terms. They provided inadequate management of the project and their crew. It has been over 6 months since this project started and the house still does not have insulation or drywall. I totaled up the hours that were charging and they equaled up to at least 12 weeks with a 4-person crew to complete the rough in only! After speaking with multiple contractors, they told me that this would should not have taken over 6 weeks with that size of a crew. I have documented this entire process along with the details of the timeline for reference as I am sure that AAC will try to put the blame entirely on me, but I can see that I am not the only one who has had these types of issues with AAC. Just look at all the different home improvement sites and you will find at least one critical review for this company this year (and it is just April). The owner says that he wants to do the right thing, but he does not follow through. Never work with Michael. He will tell you what you want to hear and deliver on nothing. All I can say is do not hire this company.

    The renovation process was wonderful.  Cory spent time talking with us and figuring out all the details.  The timeline moved smoothly and we stayed within budget!  Cory is very easy to work with and always willing to communicate.  We will definately be doing business with Trademark in the future.

    Contractor required deposit of 50% to purchase all materials and supplies...Paid as requested.
    Was subsequently paid entire balance as contracted, however...
     
    Specifics of damage listed below:
    *Stucco repair on exterior of home: looks like cake batter on wall.
    *Exterior Painting: Incomplete & 60 Gallons of Paint...paid for yet missing/stolen
    *Replacement & Repair of all damaged wood (exterior): Not done. Painted over to deceive.
    *Replace Exterior Double Door w/sidelights: Replaced with door that was (bought off the sale rack), 5" too wide and 2" too short, opens on wrong side. Then they cut the door frame to "fit" the space, thus voiding the warranty.
    *Replace Patio-Ext Double Door: Wrong side opening, wrong width, wrong height, wrong length; & old door on deck for 3 weeks.
    *Replace Front Entry Exterior Door: Wrong...Wrong...Wrong...again!
    *Kitchen Remodel: Backsplash destroyed; Sink paid for yet missing/stolen; Electrical outlet wires on both sides of sink left exposed; cooktop and sink not caulked after granite install.  
    *Flooring: 1010 Sq. Ft. of 20" X 20" Travertine Marble tile...paid for yet missing/stolen.
    *Flooring: 1000+ Sq. Ft. of Mahogany Hardwoods...paid for yet missing/stolen.
    *Patio Deck: Railing, Posts, Pergola & Privacy Fence were removed and partially replaced. Posts w/smaller footprint & no support, no metal brackets, incorrect height of rail, incomplete pergola, incomplete privacy fence...all inspected & evaluated as "NOT TO CODE."
    *Painting Interior: Paid for yet not complete.
    *Drywall Ceiling Repairs: Paid for, not done!
    *Crown & Shoe molding cut, damaged and destroyed in multiple locations.
    Though I have pics to back up all claims, and the Contractor admitted by email that he was at fault and 100% responsible, it didn't matter. To date I have had to shoulder the burden of paying twice for the materials and repairs...once to Eric Pitts & IBS Construction, and then again to other companies to fix the damage done.

    Carrie was extremely quick and responsive.  I am blown away by how helpful she has been!  Our cabinets are a huge mess and unfortunately not standard, so figuring out a method of organizing our new pots and pans has not been easy.  In fact, after looking at all the DIY ideas I could find on the internet, I realized sadly none of them would work for us because our cabinets don't fit the normal mold.  Carrie did all the research (for free!) and shared the results and her advice for NO CHARGE.  Whatever you are looking for and whatever area you need help with, you can't beat finding someone is both capable and honest/generous.  She easily could have tried to upsell me or convince me that more was necessary or even simply have charged for her findings.  She didn't.  She openly shared what she thought would work best and while was willing to help implement the solution herself or do something else for us, she didn't even come close to being pushy.  She is exactly the kind of person you will be comfortable inviting into your home.  We will DEFINITELY go to her again when we need some extra help making our house a nicer place to live.

    We purchased an older home that had never been updated.  We planned to do major renovations to the home and knew we needed a contractor with major renovation experience.  We interviewed a number of contractors and chose Weatherby Renovations because Stephen Weatherby impressed us with his experience, professionalism and knowledge.  We met with Stephen a number of times prior to signing a contract.  He took the time to listen to what we wanted and never made us feel pressured.
    Work began on December 27th, 2012 and was completed on March 15th, 2013.  Everything moved along fairly smoothly.  We were living in the basement at the time of the renovations, so they installed a zipper wall on the basement stairs to help keep out the dust and cold.  The guys worked hard and were courteous and conscientious.  They were respectful of our space whenever they had to enter the basement to work.   
    There were a couple of hiccups during construction which caused minor delays.  One involved the finish of the wood flooring.  We were not satisfied with the finish. Stephen worked with us and the installer to get the floors right.  He advocated for us and we ended up with a beautiful floor that we are very happy with.  The other involved a leak at the kitchen door.  The home is on a lake and the wind and rain really punish the backside of the house where the door is.  We were fortunate that the leak occurred during construction.  The wood floor had to be replaced and a new door and sill were installed to keep the water out.  Again, Stephen and his guys went the extra mile to find the right door and water tested it extensively to make sure it would not leak.       
    Overall, the quality of the work that was performed was excellent.  The renovations and addition are beautiful and we feel as if we've moved into a brand new home!  We would use Weatherby Renovations again and have recommended them to our friends and neighbors.

    I submitted a purchase offer to Peachtree Communities for the listed price for a home in their Bridlewood subdivision which was in the process of being built.  A basement was to be included for no additional price. This was an offer that they were promoting. The purchase offer was submitted to their sales agent on a Sunday night and not until Friday evening was I notified that a mistake had been made regarding the basement.  They said that the special offer was not intended for that subdivision and since it was their mistake they would only charge me 60% of the price. I refused the offer and they didn't counter it.  In addition, for a home of that caliber the builder charged extra for items that should of been considered standard. Those items were cable outlets and ceiling fan outlets in the bedrooms.
    I felt as if the builder tried to pull a 'bait & switch' and also tried to 'nickel & dime' me for upgrades.  Since I didn't feel like I could trust him, I did not want to have him build my home. Five months have past and that home still has not sold!

    They were very good. The biggest thing as opposed to most builders, he was very accommodating in letting us pick any interior thing that we wanted from the stove to the lights, pictures, to the cabinets. If we wanted it, he made it work within the budget he had. His product was better than expected.

    They were very prompt in responding to my request for a proposal. They were here on time and were quite flexible. I was very impressed with them and I am likely to go with them but I am still waiting for a home insurance loan. What I appreciated about them was that I was asking them three options on how to attack a problem in my house and the gentleman was willing to give me the pro's and con's of all three of them and give me a couple of alternatives. He gave me good details so I generally felt very positive about that. I have to tried to get an estimate from someone else and look at the situation. I was sick at that time so he could not complete and I tried many times to get to him and I still don't have his proposal because he wants to do it in person. I never make a decision on the spot.
