    Bill said that since it was impossible to estimate the total cost until the demolition was complete but agreed to set a cap at $20,000. The work required demolishing the framing, jacking up the side of the roof in several places, tearing off all the siding and completing repairs. Bill had a crew of 2-3 people working daily for about 3 weeks. The house is better and more valuable. The communicated daily to keep us informed about the process, progression and costs. He came in under budget. There was no set completion time at the outset since the extent of damage was undetermined, but I was satisfied with the entire process. Bill is a great person to work with, honest and conscientious.

    If you are looking for the best contractor for the job, Bill Varney and Varney's Construction is the best possible solution; their prices came in at the best and I know the other bidders would have gone well over their bids. Bill and his team are thoughtful, hard-working, good to their word, and exceptional at getting the job done right. See pictures of how they transformed my kitchen below. My summary points of why I really liked them are below for review. ***1. Bill has a meticulous eye for detail and design. Even after my final payment to him, he was still making suggestions on things to run by me such as stainless steel switch plate covers (and considering what type of bar stool design I should think about buying). We completed the contract last week with all money paid and he is still coming out this week on his own (not by my request either) to fix something "that was bothering him and to do one more little touch-up." If that doesn't speak to being good to your word and loyal to perfection on your project, I don't know what does. ***2. He and his company are flexible with your preferences and adapt to your desires. He's great at taking a picture in your mind and actually making it happen. ***3. Open to your ideas but has the sense to tell you nicely when something might look bad. He saved me from a couple possible bad design choices. ***4. He has an excellent knowledge of structural options. I had to remove a load-bearing wall and he was the only 1 of 6 contractors that said he could actually recess it into the roof trusses so that it wouldn't be seen versus having a rafter/beam running through my kitchen (either the others didn’t know how it could be done or they didn’t want the hassle). Either way; he and his team aren’t afraid of hard work and they do it the right way the first time. ***5. His network of specialists (if needed) are inexpensive and do exceptional work (i.e. architects, engineers, etc.). They also show up fast to do the work (2-4 days of him calling them). I had to do a roof penetration for the kitchen which was outside of our arrangement and it only cost $450 (“Winter Park prices” come in at about $750+ to do this type of thing). He also had an engineer/architect sign off and do the plan for the structural changes (removal of the load-bearing wall, etc. for the permit) within a matter of days and it was half of what I found elsewhere for getting an architect/engineer approval on a structural change for City approval. ***6. He and his team work extremely well with the City of Winter Park on permitting. The City of Winter Park/Planning Division was really impressed with the quality of his work and commented on how he went above and beyond what was necessary for their inspections. ***7. He and his team passed all inspections the first time (electrical, mechanical, plumbing – I had the works including bringing in higher Amp line from outside to accommodate the greater electricity usage). SUMMARY: Varney Construction was the best deal money-wise, had the highest quality work, and finished the job without any effort or hassle on my end. I cannot recommend enough!

    Beryl Project Engineeering
    Had a fantastic experience with Beryl on a structural assessment. First off, after attempting to contact other engineering firms to set-up an assessment with a short turn-around; Beryl was the only firm that was able to perform the assessment within a few business days--with a fee that was far lower than what others were charging. I did my homework, though, to confirm the inspector's credentials, which exceeded my expectations with Leo having other designations beyond Professional Engineer. On the day of the appointment, Leo arrived a few minutes before the established time, which is a rarity these days. Leo's appearance and communication skills were top notch. He proceeded to complete the assessment in a thorough manner. My realtor, the buyer's agent, and I had several questions and we were most impressed with the breadth of knowledge Leo demonstrated and and the comprehensiveness of his explanations. Finishing out, Leo provided the comprehensive report that very evening, with thorough findings, photos, and detailed recommendations. The level of service and professionalism I experienced with Beryl, Leo, and the administrative professional who took my call surpassed all prior experiences with any service provider. The five star rating I observed from prior reviewers is therefore upheld with me!

    Wonderful!! Mr. Perez knows what he is doing and he is honest. He will do his best to help you without draining your bank account, and will not perform unnecessary tasks in order to collect more money. He is very thorough in his reporting and the entire process-from booking our appointment, to his visit, to receiving his report and drawings-was very quick...probably a week, at most. I highly recommend LRP Engineering, Inc. for your structural engineering needs!

    I am greatly impressed with the quality of work Ardaman and Associates provided me. Their investigation was thorough and they captured their findings and recommendations in a highly professional report. With most firms, the work stops after the report. But not with Ardaman and Associates. The head of the engineering department made time to meet with me to answer questions I had, as well as provide me his opinion on the best way forward. He even volunteered to make a separate trip out to my home to inspect an issue without charging me anything in addition. Based upon the research I conducted and the experience I had with Ardaman and Associates, I believe they are the best independent engineering firm in the Orlando area in their line of work. Finally, each of staff members I met at Ardaman and Associates were warm and friendly.

    He was fantastic. This could have cost me $600 for drawings, but when he saw that only the existing wood needed to be replaced, he researched to see if my bathroom would support the load and it cost me a lot less than it would have and wrote a letter for me. If I ever need a Structural Engineer again, I would definitely call Express Engineering.
