    Original message: Ok, not including the handrail, I will remove the existing steps, and build you new ones out of pressure treated lumber, and I will apply additional weather sealant to help them last as long as possible for around $350.00 I dont know if you want to put side railing up again or not, and there are many different styles and designs when it comes to hand rails , and time is money. If you want new some new basic railing that does not take a lot of time to build, then maybe add another $50.00 at the most. If I can save any money, or I get the job completed faster than I anticipate, I will pass the savings on to you and lower your final invoice accordingly. Please note that I am quoting this without actually seeing it, but regardless I will make them very nice, and strong for you. I tell him that w e also have back steps. Our home owner���s insurance requires hand rails. I made all of this very clear and even sent pictures. The entire project was a mess. He quoted me sight unseen $400 for the two sets of steps. I tell him I would like him to get started and he seems eager to get to work - tells me he requires a deposit. I say ok how much? He says 30-50% prior to starting. I give him $150. We agree that he will come and take a look. Day #1 (Thursday) - He shows up later than he said and takes measurements, acted like he knew what he was doing then proceeded to say he was going to Home Depot to get supplies and would start the next day. Day #2 (Friday) - he shows up late in the afternoon with minimal supplies and proceeds to ask for more money for supplies. When we don't give him any more money he says ok but then leaves. He does not come back that day or night. He left all his tools, his trailer, his mower all in my yard out in the open. I text him at 8:21 pm just to check on his wellbeing. It's a little concerning that he left and never came back when it appears he was in the middle of the project. He has already torn my back steps off. He texts back at 11:28 pm that he did not know the local lumber yard had closed and then realized he left his wallet at home and states that nobody takes business checks anymore. Day #3 (saturday) - He again shows up late in the afternoon (around 2 pm), he says to me we are about done with the back and the front won't take long but he needs to run to town for a few things and then proceeds to ask for more money again. When I asked him what happened the day before he states he couldn't call because his phone died and he didn't have a charger. States he will finish by 5 or 5:30. He did return after about an hour and worked until 7 at which time he said he needed to leave. The back steps at this point are nowhere near complete and there are no handrails. Also he has already started dismantling the front steps leaving me with no way in or out without jumping off the second step. I now have to carry my dog in and out of the house because he cannot go up or down the steps. I let him know that we are not going to have him continue the job. I asked him to please come and collect all of his supplies/belongings all of which are still in my yard. He asks what is wrong and I again reiterate that these steps need to pass an inspection with our home owner's insurance. They need to be safe and what he has done is nowhere near safe. 1. The deck boards are all different sizes in length so they do not even line up. 2. The steps are too narrow. 3. The steps are not the same length as the deck. 4. The steps are not even centered to the deck if that is what he was going for. They are off by 5 inches on one side and 7 inches on the other. He showed up every day unprepared - he obviously could not handle the project, nor could he afford it. He was incredibly unprofessional but when confronted about it said that I was unprofessional by picking it apart before he was finished. He did not even come to collect his things until late Monday afternoon - I asked him Saturday night to come and get them. Because of his carelessness I now risk losing my home owner's insurance. I recommend him to no one. Also - I had given him money to mow my grass - he mowed half stating that he would finish it the next day which he never did so not only am I out the money for the steps, I am out the money for the lawn. He also took whatever lumber was left - lumber that I paid for! Angie's List certified? I think not.
