    Dave transformed our bonus room into a 4th bedroom by squaring off an arched doorway and hanging a door. To this day, you cannot tell that the door didn't come with the house. He matched the door, paint, wall texture, and squared off the arch seamlessly. As a bonus, he was able to hang some cabinets in our laundry room while the drywall dried. All of this in a timely manner (3 days with drywall) and at a very reasonable price.  We are so happy with the results!

    The technician visited us two times.  The first to see what would suit our house best and give us an estimate on that unit.  He was extremely knowledgeable and friendly.  He paid extreme attention to detail  - he asked about the pool (pump/heater etc) and our shed(electricity wattage etc), actually anywhere we might use power.
    The second visit was the installation and was chaotic!  The base block the unit would sit on and our new "Generac" generator were delivered and placed.  Before the tech could start, the power company had to turn off the main power, so we waited.  The same tech did his work, everything wired etc and we had to wait for the power company to approve what he did.  We had one little glitch here.... this was the newest model with all the bells and whistles and no MANUAL to explain the new functionality.  Fortunately for us, the tech figured it out and express ordered the needed part which came within 3 hours.  He then tested the unit and trained us.

    This is a nice home with upgraded amenities that included SS appliances, granite counter tops, upgraded lighting and faucets.  The only thing the builder did cheap was to put vinyl flooring down in laundry room, kitchen, and bathrooms.  However, the negotiating, signing of contract, and final walk through was unsatisfactory.  They were unwilling to lower the price of the house but did install a sprinkler system.  While we were filling out the sales contract we were verbally told that the builder offers an incentive of 2.5% of the sales price to help cover the buyers closing cost.  When we signed the finance addendum we were again told that they pay up to 2.5% of final sale price closing costs.  We missed the fine print that stated they pay their closing costs out of that 2.5% 'buyers incentive'.  We were expecting over $4,700 in builders incentives for closing costs but found out less than 24 hours prior to our closing and only by reviewing HUD statement that we were paying 9 months of the builders property taxes with our 'builders closing costs incentive' which cost us over $1,500 dollars.  This builder is sneaky with paperwork.  Do not trust anything they say, make sure you read and understand every word of the contract.  Additionally, during the final walk through several small items such as touch up paint was noticed on both the walls and the trim.  When we entered the home after the closing about 1/2 of the documented things to fix were not completed, which will force me to now grow through there warranty program.

    There were some delays depending on when sub-contractors were available.  The crew cleaned well at the end of each days work.The one finished job that did not fully satisfy me was totally redone.  The contractor was on site each day as often as needed.  My husband's specific needs were the driving goal during the entire project.  Small yet helpful tasks were performed as they occurred without additional charge.  One example was exchanging the sink removed from the bath being remodeled with the one from another vanity.  Overall we are very pleased and would not hesitate to use Sanborn Builders again and recommend them to others.

    I had my yard man come and remove the sod/grass from the areas they would be working and move the sod to another area of the yard. They showed up to form the area on Tuesday. They had trouble digging out some of the clay and left the driveway extension without the dirt being properly dug out and packed. There was a rainstorm on Tuesday night and Wednesday through mid day. They sent someone with a tractor or Bobcat to remove the dirt they had trouble with. About two weeks before this I had 15 pallets of sod laid in an area of the back yard. This person ended up driving the equipment over the area of freshly laid sod as well as dug up part of the freshly laid sod in the process of removing dirt from the driveway. They left the dirt strewn over the back yard. I had to take a day off work to try and deal with the problem. They would not hear of replacing the damaged area of the yard, making any adjustment to the price, or do anything with the displaced dirt. I can't speak to the quality as the area has yet to be used.

    Not well, contractor walked off job because he was "insulted over notes left" inquiring about status of project. This was new construction, a 400 sf addition that should have been completed in 4 months; going on 7 months and the project is not complete -- walked off job with approx 4 days left.
