    I called and set up an appointment for 330 pm friday  for a home I had refurbished and was looking to sell. I wanted to price the home right so I went for an appraisal. Here is what happened:  my general contractor ran behind on getting my home done, so I called early the morning of the appraisal appointment ( appointment was at 330 pm) to post pone the appraisal. I called at 830 am and left 2 messages. when I heard nothing back , I called again in a panic and was told that the appraiser- Carolyn went out to my house anyway at 10 am and " did not get my message."  So my home got appraised when it was not done despite me calling to postpone a few more days. Next, I was told I would have the report back in 2-3 business days. The report took 7 days. It added to my delay in listing the home for sale.I called multiple times asking for my report.  I was told there was a "power outage" and my info was lost. To top it off, the appraisal came in $75,000 under value. I recently became a realtor so I knew what my house was worth and knew her report was wrong.  I pointed this out to Carolyn who to told me she does not know how she missed that.  I had to email her recent comps I found on zillow that she missed. She fixed the report after another delay for 2 more days. MORE FRUSTATRATION. THEN I asked her to come back to my home to appraise it when it was all done after the massive renovation. She told me they would charge me another fee to come back out!!!! Not fair, espeically after I called to postpone the appraisal. I then asked for a partial refund and got a denial. I am NOT HAPPY and told her that. Overall a bad experience. Had I not done my research and double checked her work I would have listed my house for 75K less than what it is really worth. All I want for all the errors/delays on their part is a partial refund  or for her to come back for free to get a look at the place now that it is done and they wouldn't even do that.

    I contacted John on a Thursday and he was able to come out the next day. He arrived promptly on time and performed a thorough inspection of my home. John was very informative and knowledgeable of my local market, meaning he did his research before he came. Because of a pending home sale in my neighborhood, John suggested that I wait until the closing so he could include it in my appraisal as a recent sales comparison. He contacted the listing agent to find out when the closing would take place and then gave me the option of waiting or to go ahead without the sale, explaining the benefits of waiting.  The closing took place a week later and John kept me informed along the way to let me know he didn't forget about me. An hour and a half after the closing, John had the appraisal ready for me. Knowing the local market as I do, I believe the appraisal was a very fair one for my home and am quite satisfied with John's service. I wouldn't hesitate to use John again if needed.

    Appraisal for refinancing was completed by a trainee with Skelton Associates.  Comparables used to value our home for refinancing were much older, and of lesser quality, not on cul-de-sac nor in subdivision of similar quality.  Appraiser stated the 3 comparables he selected were "in our market area", but he totally ignored true comparables by the same builder about a mile away.  Those comparables by the same builder were $35/sq ft more than our home, even with the same floor plan! 
    In 2012, we made $65,000 worth of window/door improvements upgrading to expensive Premier Vue Hurricane windows & doors, which were incorrectly noted on the appraisal as performed in 2008. Other significant improvements not mentioned at all, like new upgraded HVac.  The appraiser seemed rushed, and didn't deliver to the loan officer our appraisal for several days beyond the promised date, which held up the refinancing process considerably.
    I've tried to contact Skelton Associates leaving my name and number more than 3 times on their answering machine, but have yet to receive contact or a call.  I cannot in good faith recommend them based upon inaccuracies in the report, poor selection of comparables which undervalued our home when comparables by the same builder were available from only about 1 mile away, and difficulty in reaching them to request that corrections be made. 

    Update to B rating regarding pricing, which apparently is common for all appraisals of this type.

    John arrived at the scheduled time of 9:00AM and did a thorough job of checking our house.  His very comprehensive appraisal report was sent to me before 5:00PM the same day.  Not only did he compare our house to other recent sales in our neighborhood, he checked comparable houses in other neighborhoods within several miles.  I would absolutely use his services again if needed, and would recommend him to anyone seeking a home appraisal.
