    Mr. Alcantara reassured us that he could remove our old concrete driveway that had sunken due to the fact that our original contractor buried trees from cleaning our lot and buried them under our driveway. Most of the time he was not present at the job-site. After numerous attempts to remove all of the buried trees, I finally called someone with a back hoe to remove the debris. Even though we informed him of exactly what was buried under our driveway (we had 2 forensic studies done) he would not remove the trees from our yard, saying that was not included. Once the dirt was hauled in and prepared for pavers, my husband HAD to take an entire week off from work to supervise the driveway construction because Mr. Alcantara was NO where to be found. He had to physically show the work crew what needed to be done! The sidewalk edging kept coming apart and later we had the curve in the sidewalk fixed by another contractor. We called for more than 2 weeks trying to get this company to honor his warranty. He never returned our call, or repaired the driveway or sidewalk as stated in his contract. We have numerous "dips" in our driveway that hold water. I joined Angie's List to avoid contractors like this. My research later showed he had a "F" rating from another popular source. He also was not properly insured. Lesson learned. Homeowners beware.

They had the work done on a weekend just to get the job done so they were very prompt and professional about that. They were very good. There was no problem.     Vaughn Concrete Construction
    I am not the easiest homeowner for a contractor to work for - I pay attention to all the details, document them and hold contractors accountable for scope of work and required paperwork.
    We initially hired Brian Vaughn of Vaughn Concrete Construction tackled a difficult problem with a severely settled 1960's garage block structure. He followed architect guidelines and detailed contract terms to perform all work and meet all terms and conditions.  He did this on time and on budget. He made key recommendations during the job which resulted in small change orders that were reasonable and acceptable for new work outside the original scope.  All this work was performed in a constricted space surrounded by sensitive nature areas (at the beach), without damaging or disturbing anything outside the defined  work area. It has been about 6 months and we have seen no cracks in the new slab, or any evidence of settling in the repaired wall.
    Next, we hired Vaughn to excavate, form and pour two residential driveway connectors abutting A1A on Amelia Island. This work was permitted by the FDOT. Brian met all FDOT permit requirements and passed all inspections without requiring remediation or re-inspections by the FDOT. The connectors are very attractive, neatly pointed on all edges, and excess concrete was removed so not to stain the roadway. Crack control joints were cut within the prescribed 24 hour window, and sprinklers were placed to slow the cure of the concrete. The concrete mix was 4000 PSI 6 bag mix, with poly fiber mesh added for structural integrity, and colored with an integral color mixed in the truck.

    The husband wife team of American Curbing is GREAT!  
    They went out of their way to get both the quote and job done quickly - even though they were fully booked.
    When the team arrived on the day of install the owner was with them and part of the team.  They were on-time, and they worked all day into the evening to get the job done in one day.  We had been told that our job would take 3 days minimum.   I think that would have been overkill.
    It has been a month since the job is done and it looks great.

    ALL-PRO HOME IMPROVEMENTS
    Initially the work went well. Ryan & his crew were here everyday to pour slabs, do framing & roofing. After that he assigned one of his crew to our job & we seldom saw him. There was one month when we saw him a total of 8 hours (we kept a detailed listing of the hours worked because of the problems we were having). Job was quoted for 3 months & it took 8 months with us finally terminating him & getting another contractor to complete the work.  At one meeting when we were upset with the progress & work quality it became very heated with yelling on both sides. He walked off the job & didn't call me for 2 weeks & didn't come back to work for a month.  We have very different understandings of how that meeting went.  However he was under contract & in my opinion should have set aside that difference & continued on the job.  Besides he had promised that we would be his #1 priority.  This was the #1 reason we went with him & ended up being our  major frustration. 
    Some other facts:
    1. The contracted price did not include fixtures, tile, rugs, vanity, jet tub, vanity. Also Ryan refused to give us a detailed quote. Unfortunately - because of inexperience in doing remodeling - we didn't require it.  This was a major mistake on our part. One issue was the windows. In his quote he had not shown the price he was quoting for 13 windows & 2 sets of french doors. Well we finally discovered that he had quoted the cheapest windows/doors. We live on an island & are in a hurricane area. The county requires hurricane windows or covers. He never told us this (which we believe was his responsibility as our contractor).  We ended up purchasing the windows/doors ourselves at an additional cost of $5,000.
    2. We had to bring in another contractor to correct several items & to complete the job, especially in the bathroom. This was an additional cost of $10,000.  It included:  
      a) Framing was not in plumb & caused major problems with drywall.  We had to have a tremendous amount of mud put
          on the walls to try to correct the problem & the walls are still wavy
      b)  Floors were not poured evenly & caused all kinds of problems with tile & rugs. He promised to level it out & didn't.  We had to
           have 1/2 of the family room tile replaced & almost all of the tile in the bathroom. There is one area in the bedroom that we can
           actually feel the dip when you walk over it even though it is covered with a high quality mat and rug.   
      c) Shower was so out of plumb that we could not put in a frameless shower door.  There were other issues with the shower so
           we decided to have the new contractor tear out the shower & redo it.  We found:       
            1) Liner already had mold on it & it hadn't even been used yet.
            2) The shut off water valves for the tub were behind the shower wall & so were useless
            3) The shower seat was not framed with treated wood.  The bottom frame for the door was nailed into the floor with 3 nails - 
                 2 of which were not holding.
            4) In tearing out the shower wall we found that the jet tub drains had not been filled in with cement. 1/2 of the tub was sitting on
                2 pieces of hardy board.  If we had not found this, the tub would have cracked & could have injured us when using it.
       d) Locks on the doors were not properly aligned & had to be fixed.
       e) Ryan said he would keep the job site clean.  When the new contractor came in, it took him one day & a truck load to clean up the site.  We still have not been able to get the window screens cleaned adequately because he left them in the windows when doing all the massive sanding of the mud on the walls & ceilings.   He had to redo the ceilings 3 times & they still are not right.
    In conclusion: My wife & I are in our mid 60's & this is our retirement home. We wanted to do this remodeling for the latter years of our lives.  We definitely had different assumptions of the role of the contractor. We believed that since we didn't have much experience with remodeling that the contractor would give us advice/counsel on requirements, etc on the project. That didn't happen.  He made many promises to us that he did not keep.
    We unfortunately made the decision more with our heart than our head. He was young & building his business & he said he was a Christian & promised us that he would take care of us (#1 priority).  We did check references based on Angie's list 's reviews. Still we were too trusting & should have talked more to friends who have had remodeling done.
     
    We believe that Ryan was in over his head in this project & underbid it in order to get the job & then cut corners that resulted in very poor workmanship.  Fortunately at our age we don't believe we will need to do another project. This project was hard on us physically & emotionally. I ended up in the hospital with chest pain 1/2 way through the project. My doctor said it was definitely due to stress.
    It took me a long time to finally decide to write a review.  Everytime I would start I would get so upset and I would decide it wasn't worth it. Finally, I decided that I owed it to others who might use ALLPRO  - if it is even still in existence - to share my experience as they consider using this company for their project,
