  • We had a miscommunication in the intial phone contact that involved the drainage system in my basement.  I had described to Steve that I had a French Drain system.  It has aways been my impression that part of a French Drain system is a gap around the perimeter at the base of the wall, which my basement has. When Steve arrived on the job, he informed me that I had a "floating slab", and that I would have to pay extra to seal it with the proper material.  We discussed other options but in the end we were able to come to terms sealing it with the proper method.  I also had a concern regarding the sealing of the sump pit.  Steve had explained that they use Lexan to seal the pit, which is a standard in the industry, but this would also cost extra. I was not present during the installation and saw this cover for the first time later that day after Steve had left.  I was disappointed with the appearance.  The Lexan was cut square covering a round hole and was sealed with expanding foam that can be seen through the clear Lexan.  Altough it is effective, it does not appear to be proffessionally installed.  After discussing this later with Josh (Steve's partner)   he explained that due to the way this pit is constructed, they were limited in the way this cover could be installed.  Normally, the cover is laid flat over the hole and caulked in place providing a much better installation.  My pit as a 1" lip around the circumference that prevented mounting this any other way. When I explained to Josh that I'm aware of covers specifically for this purpose, he offered to come back and replace this cover, free of charge provided I obtain the particular cover.  Lastly, after a rain that night,  the caulking on the exterior completely disolved and ran down the siding and the masonary basement wall where it finally hardened.  I contacted Steve and sent him a picture.  He offered to come out and clean it up and re-caulk next time he was in area. I eventually cleaned up the mess and re-caulked it myself.   

    Pay attention to the guarantee.  Their only guarantee is that the reading will be below 4 pci/L.  This is the industry standard and is satisfactory for sale of the home, but he also explained to me that the dangerous cancer range is between 2.5 and 4 pci/L. I tried to negotiate the guarantee that it should read below the danger range of 2.5 pci/L, but he said they could not negotiate this. He does test the system with smoke to see if the draft is adequate and he did expect a reading in the fractions but would not guarantee this. 

    Overall, the radon test came back in the fractions so the system works better than what they would guarantee.  They also made follow up calls, which I think the good contractors will do.

    They will do the work as described and they will follow up and make appropriate corrections if needed. The job was also completed in a matter of hours which I though was quick.  They are friendly and knowledgeable on the topic.   I'm giving them the benefit of the doubt that the caulk event was an anomoly.
