Home Builder reviews in Dover

No communication when the contractor would show up on the job. They left early, Took weeks to finish. Fence was good for about a week, gates broke. Attempted to get them to fix the fence. Made promises to do so and never would show up. After threatening with lawsuit, they showed up and made the problems worse. Used roof flashing to secure fence gates. Used old parts. Promised to fix the gates for good. Never did. Warranty ran out and they never performed the job. They used very cheap materials. Communication with owner was limited and he only checked job site once. Would make many promises but never delivered. Heard many complaints from his other customers.

They are SO good. They have a great work ethic. Their floor plans are great I couldn't have asked for a better builder to work with. The quality of the home was perfect. Any little flaws, almost none, I found they came and fixed immediately. The inside of the house was perfect. If we wanted anything changed or finished they did per contract but everything was so easy to move in and no aggravation.

Construction delayed due to very bad winter weather, then rushed during spring & summer of 2003. Move-in day: muddy path from driveway because slate walkway had not been installed; when slate was finally installed it retained puddles (feet wet walking from driveway to front door), their proposed ?solution? was to remove a strip soil next to walkway, which would have been unsightly (my husband put crushed rock underneath & replaced slate, which was the solution, which they had refused to do); grading of property extremely poor: swale at side/back became a one-to-two-week ?lake? after each rain (we contacted County inspector who exerted pressure to fix and then add the promised topsoil ( ?soil? was mainly road construction debris & clay); concrete basement floor badly cured, surface chalked badly, impossible to apply concrete paint without heavy scraping on our part; and moisture from curing concrete (likely poured after framing-in) caused plywood underlayment of vinyl kitchen floor to warp, rising about 6?. Notwithstanding the Home Warranty, they refused to replace vinyl flooring but merely put in a patch, of inferior quality & not exact color, patch deteriorated & bllistered to the point floor had to be replaced.

OVERALL EXPERIENCE: Beyond ?F? ? not describable in polite company. Dilsheimer Senior had a wonderful reputation in the building industry as a high-quality builder. Unbeknownst to us when we decided to purchase our home, he had retired and turned over business to his sons. Our assumption that the company would continue to provide the same quality homes was way off.

PRICE: overpriced for the quality (i.e., lack of quality) of construction and follow-up service. Two years prior we had had a house built in central Florida for about the same price, but of much, much higher quality.

QUALITY OF THEIR WORK: overall ?F? a list of ONLY some of the problems: house wrap never installed in places on exterior walls--project by front door necessitated temporary removal of vinyl siding at which point we discovered this; abysmal interior paint job (sags, drips on walls, poor surfaces on trim, paint drips on carpet; house sill (framework to concrete basement walls) not sealed/caulked, allowing hundreds of crickets to infest basement; lavatory bowl in one bath chipped & deliberately covered with paint ?speck? to disguise damage; heating duct on floor immediately next to toilet in master bath (a potentially serious problem if toilet overflowed or other mishap due to illness; wall/ceiling juncture at wall dividing dining area from rest of home mismeasured and off?they refused to repair citing infinitesimal measurement difference; quality of double-paned windows so poor that interiors ice up in winter; walking on the floor in dining area caused dishes to rattle on the hutch ?so-called fix (nailing a single board between several rafters) did nothing to improve; cold air entering from lower section of back door, worker pushed a 6-7? piece of felt, rather than replace improper weatherstripping.

RESPONSIVENESS: promptness ?C? followed by incompetent or inadequate service consequent to our complaints: ?F?

PROFESSIONALISM: Not very professional. We did the walk-thru immediately prior to closing at attorney?s offce, the carpet apparently littered with construction dust, not vacuumed, told they hadn?t yet had time to do so, but they would finish clean-up by the time we had returned later that afternoon from attorney?s office. (not done I suspect probably so we wouldn?t realize that carpet had multiple paint spatters.) Maintenance foremen repeatedly made excuses, such as ?your problem with the kitchen vinyl was caused by water, you should be careful when you open the dishwasher.? Of course, totally specious excuse, sheet vinyl flooring is washed with damp mop). Builder attempted ?payback? after they were required to re-grade swale & top with real topsoil by sending us an order in violation of FCC regulations & Federal case law to remove our rooftop TV dish.

Mark met us on time for the estimate, assessed the project and performed well when we contracted with him. He brought an assistant and they did a great job overall. The house is occupied by special-needs tenants who are not very orderly, and Mark worked around them with respect. Great outccome. We hope to use him if we have future electrical projects in this house or other properties.

Schell Brothers use extensive advertising in the DE beach area. However, we lost a substantial amount of money dealing with them. They made a serious error in building our home and they were unwilling to take responsibility and correct it.

Byler Home Builders did our home addition that was completed October 2011. So far everything has been great. David Byler was very pleasant, always responded to phone calls and was always here when he said he would be. The price was fair and the work was good. We had such a good experience working with him that we have referred him to others, had him do work on our parent's home and had him back to do other work around our home. The most recent was a door replacement. We intend to have him replace some french doors in our home, do a couple of bathroom remodels and some additional add on work.

Mark and his staff were professional and willing to listen as we made changes in the work. They are a small company that concentrates on small to medium size residential and commercial work, They cleaned up after themselves and left our home in the same condition as they found it. Very reliable and is one of the few companies I would suggest letting work in your home without supervision. I am in charge of planning and construction for a large corporation and am responsible for millions of dollars a year in work, so am very familiar with what constitutes a good / bad contractor. They will not be the least expensive price you will recieve, but the mimimum additional cost will be well worth it.

Mr. Boyd provided an exstimate within 24 hours of my contacting him and the work was completed 2 days later.  He clearly explained what needed to be done now and in the future to complete the basement. I checked with a home owners in my neighborhood whom he had done similar work for and Mr. Boyd was highly recommended.

They arrived within 1 hour of the estimated start time and completed the job within a reasonable amount of time. Boyd's did an excellent job on building the wall and door way, most importantly, he explained exactly what he was doing and why to avoid additional cost for future work to be done. I believe he was honest in the information given, considering we had been told the same things from previous contractors/friends in the business.

Boyd's started to bring materials for the job to store in my home, from the beginning of the job til the end Boyd's and his staff were very unprofessional. His employees were more like his "boys" as he referred to them instead of employees. He was never on time, we never knew when he was coming, what days or what time. He constantly talked, & his conversations were always inappropriate. He would talk about strip clubs & even asked if I wanted to go with him & his "boys". One of his workers asked me "do I know where to get the weed at?'. He explain to me he bought all his materials at auctions to keep the price down. The first estimate he gave me was like double so my family & I decided to do some of the work such as painting & carpet ourselves. He later on went to tell me he was trying to "work me" when it came to the first estimate. He wanted me to pay extra for a faucet for the front of the garage. this faucet was not supposed to freeze in the winter time. But  it froze. He went on to say that was our fault because we should have turned the main water off. When he did the plumbing he left a pipe running across the entire length of the wall, exposed. I told him I was not happy with the pipe being exposed, he told me I could paint it to the the color of the wall! I was not happy with that response at all so I contacted the City of Dover & they sent out a inspector who said the pipe could not be left exposed on the wall. the inspector made Boyd's cover the pipe with a knee wall. After I called the City on Boyd's he became very irrate & just plain nasty. His wife Gina left a messages on my voicemail talking about how she was going to sue & put a lien on my home! The HVAC unit Boyd's installed started to leak water into my home, so I called him, he showed up 2 days later. He stated that was also my fault because there was left over siding that was left on the side of the house was laying on the water hose. But he was responsible for the clean up. He was supposed to remove all trash but instead he left it here. Every time I tried to speak with Mr Boyd about my dissatisfaction he would become angry and he would sometimes say no one is going to convert a garage over for what I charged you or  Im doing a payment plan no one does payment plans. He let me know he had another customer who was doing a payment plan and sent me to her home to look at her garage she had converted into a room she was using as a hair salon. He then went on to tell me she was behind on her payments, as well as her financial problems she was having. He also told me all his work comes with a warranty. He told me my payments were behind & when they become current I would get my warranty. Still to this date I have no warranty! Now he says his company does not give a written warranty but they stand by their work! So when he came to look at the faucet that broke that he installed, he stated it was not under warranty! & I would have to pay him to fix it!! Needless to say Boyd's Custom Remodeling is totally unprofessional. When they got word that I was rating their business on Angie's List they called their local police station and said I was harassing them and I was putting comments about them on the internet! They basically are upset that I am telling the truth about my experience with their company!

They came out numerous times and did not complete the work. I have had to take time off from work many times to stay with them while they tried to do the work. I talked with Aaron Waters at the corporate office, they said someone would come and take a look. It would take over a week, they took their time coming out.
