"I pay nearly $500 per year for a home warranty policy with . I contacted AHS when my thermostat wouldn't come on or let the furnace/heatpump" respond on October 16, 2015. Each day for three days I called and checked and was put on hold for hours and then hung up on. I attempted to send messages via their website to no avail. I finally got through and they had no record of my call. They said it would be approximately a week before they could get anyone out. I pitiched a fit. A supervisor got on the line and was very apologetic. She said she was going to comp the $100 deductible and they would have someone out right away. The next day, Artic Heating and Cooling from Chesapeake, came out and said the breaker in the furnace needed to be replaced and they needed to turn this over to an electrician (I have never had anything fixed by one of their vendors that it didn't taken at least two). Electric Express came out the next day and replaced the breaker. I did not pay either of them because I was told AHS had comped me the $100 deductible and it was the same issue so I should not have had to pay another deductible. Low and behold....I got a bill for $200. When I went online it showed I owed $300. No where in their records was it reflected that I was comped for anything. The phone calls to inquire about the billing took 97 hours, countless hours on hold, countless hangups, empty promises of returned calls, rude personal that attempted to intimidate me. Rashard (it is against company policy to give employ names or numbers) said he was able to reduce the charges to JUST $100 for me. He is not able to furnish me an updated statement immediately. It takes 10-14 working business days. Today's date--November 16, 2015. Todays only took 138 minutes.

Year after year home warranty companies have topped the Angie's List most complained about category list, with nearly half of member reports in this category rating these companies unfavorably. The key to being satisfied with a home warranty is understanding how they work, what they cover and how much repairs are going to cost you.

When building a new home, the terms of the home's warranty and insurance should be perfectly clear.

Home warranties can provide you with peace of mind, but they can also be a headache if you don't do your homework. Understand your home warranty and read it through before you are in the need to use it.

Home warranties are a good option if you're buying a previously lived-in home, provided you understand what you're purchasing. Warranties aren’t designed to act as insurance to protect homeowners from loss.

Should you buy a warranty to protect you from unexpected problems with a newer home? Knowing the costs, benefits and drawbacks will help you decide if a warranty has value for a home five years old or less.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. When we moved into our home, had a contract on the house. On a Tuesday in September, a older continuous hot water began leaking. This caused a stream of hot water running through our basement. My husband turned our main hot water heater off completely to stop the stream. was contacted Wednesday morning, ...More and they assigned us a service provider. However, the service provider would not be available to service the work until Friday. That would make 4 days without hot water. (I had just returned from an overseas trip and we had 12 guests coming that evening). My husband called back on Wednesday morning to get assigned to another service provider, one that could do the repairs within the next day or two. He was on hold for 60 minutes WITHOUT speaking to a live person, nor getting any to receive another service provider. It was now mid-morning and we knew we had guests arriving that evening. We called our own plumber, who had the problem solved within hours. However, it cost us $460 out-of-pocket.
To find out how to get reimbursed took another one-hour hold on the phone and two letters. did respond promptly, though unfavorably towards those letters. They stated that because we didn't use a plumber in their service agreement
(which we never saw a list of providers), they were not responsible to reimburse us.
Had had the customer support to adequately meet our immediate needs, the request for reimbursement would be moot. But to have waited for an hour without a response from America Home Shield us to resolve the issue apart from them.
I will not recommend to others.

I do not usually leave negative reviews but I felt I needed to make an exception with AHS. I had a terrible experience with home warranty (in the Ohio region). They were rude, dishonest at times, took forever to respond to requests, were inflexible, and hung up on me numerous times after lengthy holds on my calls. Their customer ...More service and repairs were a real failure. They are one of the worst companies I've ever worked with. I'm surprised they are still in business with such poor, corrupt and offensive practices. The contractors they send out seem to often be questionable for many reasons. I can find better, more reliable, way more responsive, and cheaper contractors on list and similar sites for all my home repair needs than I ever got from AHS. On one occasion, I had an AHS contractor come out to check out my gas furnaces in my duplex before the winter which were under their home warranty and clearly both had died and needed replaced. They charged me the $75 co-pay for each furnace for him to come out and he said that it was my fault because there were a couple loose screws on the cover plates and then he just left without doing anything. This is ridiculous so I hired my own contractor to get a second opinion. He said the loose screws had nothing to do with it. They both had major internal problems and he condemned them as unsafe to even turn on again with a high risk of blowing up or burning down the house. He said that the AHS contractor was trying to get AHS off the hook for fulfilling their contract obligations on this which they often do. When I contacted AHS about this it took me months to get through to a manager (with winter looming) as their customer service people had black listed me and would hang up on me after an hour or longer on hold. It took me over a half dozen calls over the course of a month to finally get to talk to a manager and boy was I mad by then and they never apologized for their atrocious treatment.
It was only after I got a lawyer involved that they started to speak with me again and try to resolve my problem. They then sent another one of their contractors out and he verified my contractor's report and with another co-pay fee. They said I had an option then of letting their contractor replace them (not that I'll ever trust one of their contractors again though) or I could take the cash out option which I asked for instead. However, the cash out option was low balled with an inferior gas furnace that they said they got wholesale for about one-third the price that cheapest unit actually costs and that is all they would pay for the cash out option which only covered one-third the cost of replacing them with a decent unit similar to what I had (GE brand).
I had another situation where my dishwasher was leaking. They sent out a contractor who did a good job fixing it for the $75 co-pay but it also took a long time for them to respond. Their contractors seem to either be in cahoots with AHS to rip off their customers or contractors who take forever to get to you and do a so-so job as they put their regular contractors first instead of these one-off AHS jobs. I felt cheated, betrayed and abused by AHS and their schemes and that is why they deserve the F rating overall. Once I got the lawyer involved they did finally pay a small portion of the furnaces and started to be somewhat courteous and work with me a bit but they always took forever with very long hold times, always looking for loop-holes and ways to stiff the customer, would be rude, dragging their feet in hopes you'll give up on getting help from them, and often acted like no one was interested in helping their customers. I would avoid AHS at all costs and recommend that a consumer advocacy group do an investigation on their corrupt practices of regularly taking customers for a ride (see their numerous F ratings on list and other review sites backing this up). I will not do business with this company again.

Had them for 10 years and FINALLY got around to dumping them. Several times they seemed to make up reasons why things that should have been covered were not. We were left without heat in the winter last year because they kept sending inept HVAC technicians to diagnose furnace problem that was causing CO emissions outside of the house. Trying to cancel ...More was ridiculous - they say cancel anytime, but actually send out incorrect phone number to do so, and then when I finally got correct number, only open 6 hours/day and not on weekend. Awful.

You never know who's coming to your home and frankly, regular customers of the repair people get preference over AHS customers. That's ok, I'd expect that. There would be times we'd have automatic payments taken out every month and I'd question whether being a member of was worth it. But every year ...More something major goes wrong (the house is 18 years old, so it's time) and AHS comes through for us. Most recently our furnace died and I will say that AHS paid for most of the replacement, and handled everything very efficiently. You don't necessarily have a choice in what brand furnace you get, but we did get a name brand. And it works.
I would definitely use this company if you have an older home and you never know what's going to go. Basically, all you pay is for the repair person to come to your house, which you would do anyway.
Sometimes you have to read the fine print. A leaky faucet might not be covered if the leak starts above the counter, but it will be covered if the leak occurs UNDER the counter.

andthe first year was fine. We paid a $75 "deductable" on several occasions when we needed a plumber or a/c professional, for example. Then it came time to renew for a second year of service which we were willing to do UNTIL we began receiving bills for another account in our name. After days of trying to reach someone on the phone who ...More could help me I finally was told that instead of continuing our original account, a new one had been generated and, though I'd sent checks to the original account #, the payments had not been charged to the NEW and unknown (to me) account thus generating late charges and irritating emails. It took 3 months for AHS to figure out and fix their error, all the while our excellent credit rating was being threatened.
Unprofessional, unfriendly and an unnecessary irritation for any homeowner.

These folks were supposed to take a look at my dryer and figure out why my family has to run the machine twice just to dry an average load. AHS has sent a repair man out three times. Mind you we have already cleared the dryer vent duct and checked our washer to make sure its not putting two much water into our clothes. The first time, the repair guy ...More replaces the heat sensor but that didn't fix it, I paid the $75.00 deductible . . . we waited past the thirty days (busy family life), while running the dryer twice for one load and called them again, they replaced the heat sensor and I paid another 75.00. Mind you we're paying 60.00 freaking bucks a month also. . . Third time, well within the thirty days, guy comes out and says yea your dryer is heating but that's weird its still not drying the clothes. This is after he checks our washer to make sure its not putting out to much water and he checks our vent. I have had the dryer for nearly 9 years. I asked the repair guy can he recommend AHS for replacement. . . he says sure. I hear nothing back from AHS for like 2 weeks. . .I call them up and tell me that the repair company states its heating but not drying and we want it replaced . . .AHS wants to send a "senior" tech guy out. again. . . I explain to them we've had it for over 9 years the monthly payments we've been making and the deductible we've paid twice on just about equals an average price of a dryer. . . They flat out said sorry we still need to send the techs out to relook the dryer.
The only thing we have gotten from AHS was a toilet. . .a nice once but that's it. They screwed us on getting our HVAC fixed and decided not to come through and help us buy into a new HVAC like they promised. . .and that's another story in itself. . .They seem to be ok with minor issues around the house like small electrical and plumbing problems. . .anything like major appliances and HVAC system their useless they'll cost you the money you could have put toward buying a new appliance.
I've dropped to much money into this "money pit" of a company . . . I'm going else where. . .thanks Angie for allowing me to inform the public on this rotten company.

I have not had any issues from AHS. One company too hastily glued our pool plumbing without letting it dry enough, in which it leaked, draining our entire pool in the process...after going back, I had to give AHS a rating of "B" due to them not helping us with the fees for re-filling the pool after one of their contractors caused the issue. ...More In my opinion, they could have did more to force their contractor to make up for it, we have a huge pool, too much to be filling due to a cause not of ours!

I pay yearly. When the service person comes out you have to pay them $75 for each service. If you need a furnace replaced or an air conditioner replaced they do it. Sometimes when they are replacing a major product, they'll give you an allowance or they'll replace it and so then it gets tricky because what happens is, if the company that is ...More doing the work always has to bring something up to code, so then you incur a lot of expenses for incidental stuff but we are doing this in case we have a catastrophe. When you call them, they take care of it right away or when you go online, you get information as to who they are going to send right away. I guess, just listening to your complaint and giving you an answer.
