Exterior Contractor reviews in Marlborough

Harmony Home Improvement was fantastic to deal with! I spoke with many contractors before taking on my home renovation project. Dennis was very responsive and honest to my many questions and concerns prior to choosing a contractor. Once I made the decision to move forward I could not have been more happy with my decision. They showed up when they said they would, worked fast, but most importantly did a fantastic job. I have since recommended them to other friends and family and will continue to do so. A+++

This company seems to be spread too thin.  Separate crews for each phase of work made quick progress, but mistakes by the previous crew were compounded by the next crew continuing to build on the last phase.  With so many independent crew members involved, no one appeared to take final responsibility for the quality of Better Built Basement's (BBB) work.  The project became a process of identifying flaws in quality, telling BBB about the issue, and getting it corrected (see issues below).  This left us with the feeling that the renovation was a repair job before it was even completed.  In fairness, BBB did show concern that all of the issues we identified were corrected, as best possible.

    Issues to consider:

    • We were required to use BBB's cabinet/countertop contractor. Immediately after the cabinet crew (BBB's, not the contractor's) was done installing them, I pointed out a warped cabinet face.  BBB said it would be corrected by the contractor.  The cabinet contractor did not address the issue until after the job was complete.  At that point, the only fix was replacing the cabinet.  The contractor said it would not be worth the risk to dismantle the finished kitchen to fix it.  We agreed.
    • We found a cracked kitchen floor tile.  It was the opinion of BBB and their floor installer that replacing it was risky.  Although we used BBB's recommended flooring supplier who recommended stainless epoxy grout, BBB's installer had never used it before and "would never work with it again".  We were told the crack was "only the glazing".  We elected not to risk the tile replacement given the circumstances.
    • I have no idea why installing our standard size dishwasher required sawing off the ends of the washer's side flanges, leaving uneven gaps between the washer and the cabinetry.  I also was surprised that our 30(?) year old toilet shutoff valve was only replaced the day of the "final inspection" because I had discovered it leaking on the new floor.
    • There were issues we did not see until well after the job was completed.  When the main bathroom's subfloor and tub/shower was installed, I pointed out to BBB that the tub was sitting unevenly on the subfloor.  I was told that this would be handled by the flooring installer.  We have discovered that there is a 3/16 gap between the tub and floor at one end of the tub.  The subfloor is visible through the gap and open to water exposure.  That this was left as-is by crews working on the bathroom speaks volumes about the quality control.  If it was somehow not seen by any of the numerous subsequent crew members, then that is another major quality issue.  Similarly, the granite kitchen back splash has a large chip that is filled with silicone sealer, indicating it was there during installation.
    • Why was this work paid for?  Warning: read the contract. The kitchen contract contains five milestones requiring percentage payments.  The fourth milestone was payment totaling 90% of the job cost at completion of the "cabinet installation".  At that point we had cabinet shells; no countertops, electrical, plumbing or flooring.  When we told BBB that we were not ready to pay for 90% of the work at that time their response was:
    • "Your contract states that the next payment is due when the cabinets are installed. It has nothing to do with the electrical, Plumbing, flooring or countertops....I will not proceed with any work until the next payment is paid."
    • We needed the job finished and a usable kitchen.  We were left with the impression that the job was a race to each milestone to collect the next payment.
    • Finally, in fairness to Better Built Basements, the work was completed very quickly and in general looks presentable.  BBB was very accommodating of our requests for specifics that were not made clear by, or slightly beyond the documented job specifications.  All of the crew members were friendly, professional and respectful.  The work was done cleanly.  However in fairness to Angie's List members, the issues above were and are of concern to us and had to be noted in this review.
Response to Providers Comments:  I will not get in a battle on whose story is correct.  However, if we were not required to use BBB's cabinet contractor, the in-home estimator who told us multiple times that we did needs to be better informed.  It should be no surprise that the newly remodeled rooms look better than the rest.  If our home did not need updating, we would not need to have remodeling done.  We were not aware that the quality of BBB's work was linked to their opinion of the rest of our home.  And yes, my wife could not understand why I was so upset with the quality of the contractor's (her former co-worker) work.

There was a team of 3 painters, one of whom functioned as the primary contact.  They came every day, worked the full day and there was no worry about the job being completed in an expeditious manner.  Any concerns of mine were dealt with promptly and they were very polite, neat, and picked up after themselves after they finished each day's work.

Chris was fantastic with his communications, contacting us to schedule exactly when he would be on site each time and letting us know what he would be doing each step of the way.  The ceiling damage was extensive in several rooms, but Chris and his team did a great job at an extremely reasonable price.  He was conscientious in covering all the walls, pictures, lights and furniture to ensure no damage, and he laid out the areas with us that he planned to work each day to minimize disruption.  Overall, Chris spent 3 days on the ceilings and they now look brand new!  He also handled some exterior repairs of cedar trim on our house, and reduced his price when he wasn't able to get us the exact type of cedar trim length required.  I highly recommend Clean Cut Painting for any trim or painting needs you have, and Chris will be the first we call if we have any future work to be done.

Frank called us shortly after we contacted him through Angie's list, and met with us within a few days to provide us an estimate.  Frank walked us through several options, including the pros/cons of stain vs. paint.  All the previous times we had the exterior "painted", we used a solid stain, and were not happy with the results.  Frank highly recommended going with a high quality paint, which would improve coverage and last longer before fading.  Franklin was higher than several of our estimates, but we felt more comfortable going with Frank and his team.

During the time we were waiting for Frank to schedule our painting, he contacted us several times to help with color selection, and even stopped over the house when he was checking on another job in the area.  A few weeks before the work was going to start, Frank had his foreman stop by to discuss all the details of the job and after the power washing was done, the team stopped by to apply several different shades of the color we were planning to go with so we could see how each looked and make a final selection.  The job took a little over a week due to weather, and the end result was fantastic.  Frank and his team made us feel comfortable throughout the entire process, and we definitely would use them again for our painting needs.

I am a realtor in the Hartford CT area.  I have referred Dave Chaput several times and have had extremely happy clients with his service, demeanor, efficiency and quality of work.  I have used Dave's services myself and will express the same accolades.   I have had the same work done by other masons and the previous work was messy and not effective.   Dave offers a variety of services.  I have known him for many years and have never heard of an unhappy customer.

Called several masons in the area several times and never received a response. Spotted a small add in local paper for SW Chimney Service and gave them a call. Got an answering machine so I left a message and received a call back about 2 hours later. Mason said he was working in the area and agreed to stop by later that afternoon. He showed up later that afternoon on time, reviewed the project, explained the work that needed to be performed and gave me an estimate about $500 less than I expected. He said that they would be able to start in about two weeks. Two weeks later they showed up as promised to first clean the chimney then thoroughly inspect it. Cleaning and inspection went well, both men were respectful of the property and there was no dust inside the house. Due to a stretch of inclement weather that was due they did want to start the teardown of the chimney until the following week when the weather improved. They showed up a week later and completed the job with the exception of the liner installation which had been on order but had not come in yet. The liner came in the following day and they completed the installation. Workmanship and work ethic was excellent. Business is run by a son-in-law and his father-in-law. Both are excellent craftsmen and take pride in their work. Both also speak Polish fluently.

I called and left two messages over a period of three weeks and my phone calls were never returned. I called two other times during the three week period only to hear that the voice mail  was full so I was unable to leave any additional messages. In the messages I did leave, I stated that I had gotten the name of this service from Angie's List and that I was looking for someone to repair my chimney. The cap has failed and some bricks are spalling and I'd like to install stainless liners. I left both home and cell numbers so I could be contacted at any time.  My home is located only 8 miles from this business so  don't think my calls were overlooked due to distance. I am deeply disheartened to have to leave a review like this because I do believe in supporting and using local craftsmen. I would still probably be willing to use Larry and even rescind or improve this negative review if he were only to call me and at least come give me an estimate. There may be a legitimate reason for no return calls but without anyone in  the business contacting me I have no way of knowing what that reason could be. Thus the reason for this negative review.

As a follow up to this initial review I also sent an email via this company's website which has also gone unanswered. I also did a recent drive by the business location and noticed a for sale sign out in front of the house. Perhaps this person is no longer in business.

OVERALL: Very satisfied with work performed.  M&J Roofing did an excellent job from start to finish - I would definitely use them again.
QUOTING / RESPONSIVENESS/PRICE: Jason showed up on time and offered excellent professional advice.  I had many questions, and he provided experienced professional recommendations from among the options I was considering.  (What kind of skylights are best?  What is the best deck protection to use underneath the shingles?, etc.)
Two other roofers had suggested covering the  entire roof with ice & water barrier underneath the shingles due to the shallow pitch and based on leak problems that I have had with the old roof.  Jason advised that it is important for the plywood decking to be able to breathe, and gave me a sample of GAF deck armor, which he suggested is an excellent alternative that is waterproof yet allows vapor to escape to prevent mold build up in the attic.  It is a premium product that performs better than traditional roof felt.  (Roof felt breathes, but is not waterproof.)  He recommended ice & water barrier in the valleys, and for the first six feet up from the overhang.
Although I had not requested a quote for the replacement of the upper chimney, Jason noticed it needed work while he was up on the roof and provided me an unsolicited quote to replace it from the roof line up.  He wasn't pushy, he simply advised me to take a look at it myself as there were problems with it.  (Bricks starting to spall / flake, and a few bad cracks and splits running vertically through the mortar.)  He was right that it needed attention, as it was beyond what tuck pointing could address due to the splits and the spalling of some of the bricks.  His quote for the chimney work was a pleasant surprise - the cost was very affordable.
Finally, I was interested in using the "Landmark Certainteed" architectural shingles instead of the GAF Timberline brand that all of the roofers were quoting, including M&J.  (This product was a top performer and "best buy" in a major consumer magazine.)  Jason took the time to obtain samples and made a second trip to my home to review them with me and provide an updated quote.  M&J's quote for the whole job wasn't the cheapest or the most expensive.  It was fair when compared to the three other roofers quotes I received.
THE WORK - QUALITY/PUNCTUALITY/PROFESSIONALISM: They scheduled the work with me about two weeks ahead of the start of the job, and showed up on time each day to perform the work.  They covered the bushes and flower beds that are around the house to keep them free of falling nails and debris during the stripping process.  The five man crew did an excellent job stripping the roof, replacing a few areas of damaged plywood decking, and carefully installing the new roofing materials.  They were among the hardest-working folks I've met, and very professional.  They also did an excellent job matching the color of brick on the chimney and installing the replacement skylights.  The work done was top notch - and I was especially impressed with the attention to detail on the cleanup.  The areas around my house are uneven and have many plants, bushes, stepping stone walkways, etc. that made cleanup a real chore, as it was not a simple matter of going around to pick up nails with a rolling magnet.  The crew took the time to rake everything up carefully and thoroughly.  I'm pretty picky, and I was impressed.

The house was overdue for a cleaning, with some mold on the northern siding and porches, roofs with black stains and a few flecks of lichen. Additionally had anti mold agent applied to the north side post washing. Foolishly I did not have this done before I had the house appraised, which would have enhanced the value; especially the roof.
I had never had the roof cleaned until the black stains had been there for a couple of years, primarily since it wasn't something I was aware could be resolved.  The biggest surprise was the amount of mold that seemed to glow once the cleaning agent was applied, having selected the less expensive treatment that depends on rainfall to wash away vs. instant gratification of low pressure wash. Despite this, the black streaks were gone immediately. It was an eye opener discovering the mold problem, largely invisible with architecural shingles. Black algae stains were a symptom of a larger growth issue that could have led to roof leaks. I'm  very pleased I had the roof treated and will keep a close eye on it in the furture. I was assured that this was equal to or better than the low pressure cleaning for long term result. Time will tell.
I waited for the bulk of the spring detritus to fall before having the cleaning performed, they arrived on time, got to work right away, having to break as the water tank slowly refilled part way through; my well doesn't have a great flow rate. The house and roof look new.
There was some minor damage to a few shrubs from one cleaning agent or another.
Overall this cleaning seemed to be more complete than my last, and did not leave a musty odor that my previous powerwashing company did.
I was pleased enough that I am considering having my pavers cleaned too.
