As owner's representatives, 3C manages each contracting project as if it were their own; caring about the quality of the process as much as the cost. Their unique approach to project management often garners a negotiated management fee, rather than a percentage of the project total. This allows for full disclosure of subcontractor proposals and materials pricing, involving clients as much or as little as they prefer. 3C offers two types of management when handling re-modeling or reconstruction projects: General Contracting and Construction Management. As either a General Contractor or Construction Manager, they follow a similar 3-phase process: pre construction, production, and closeout. Pre Construction: Planning and cost estimating, creating a schedule and budget, choosing subcontractors and vendors. Production: Site supervision, quality control, schedule and budget maintenance, weekly progress reports. Closeout: Punch list execution, warrantee collection, project review and approval. The General Contracting services include the 3C management fee and a percentage of the project total to cover insurance and administrative costs. With Construction Management services, the client pays all the subcontractors directly- including the 3C management fee- saving the owner on overhead costs. For both General Contracting and Construction Management, 3C coordinates and supervises the phase-by-phase process always performing in the owner's best interest. They protect the schedule, budget, and quality of each project as if it were their own. For Insurance Property Loss Management, the goal of the 3C management team is to represent the owner throughout the process and bring the property back to, at least, the "condition prior to the loss." They help the owner through every phase: from evaluating the damage, to estimate the repair, to the reconstruction. Reconstruction, though, is a specialized trade- finding the right contractors to rebuild a property takes experience and industry knowledge- 3C has them both. Their management team has the success and the expertise necessary to help people through the often difficult and overwhelming insurance restoration process.
