    there were numerous defects and when they came to light - the agent stopped returning calls.  The town by contrast is holding the landlady in contempt - and is in the process of suing her.  The agent - she couldn't give a hoot.  On to the next buck.
    Particularly offensive - is that she was to put in writing what a survey PRIOR to moving in revealed - and was to document in an appendix what the landlady had agreed to.  There was no follow up - so as a result - there was no aircon and little heat.  Try getting up on a brisk Feb morning and showering in a 45 degree master bath.  
    I asked her to document as the heating issue in particular came to light - and she couldn't be bothered.  
    If you look at her web site - she's proud of having her signature pink color.  I think the substance is utterly lacking here.  You'd certainly be better listing your house elsewhere - but moreover - you'd better be in your toes dealing with her.  Buyer beware.

    Cheryl Scott-Daniels was the real estate agent for a house my girlfriend and I were attempting to buy.  The house went into short sale and we were the first to put in an offer.  We rushed to get this offer in on time.
    Two weeks go by and they tell us that the seller has agreed with our price but they needed signatures from all parties.  Fine.  We wait, and wait, and wait for these signatures.  Another week goes by... still no signatures.
    Suddenly tonight (March 18th, 2013), we get a call from them that a higher offer came in and they were going with that.  Not even a chance for us to make a higher offer... just NOPE - your dream house is someone elses.
    What they did is completely unprofessional and against the rules.
    They shattered our hopes of owning our dream house.

    My issue is with their mortgage division.  They told me that they would give me a mortgage on a property that I was going to buy.  They told me that I was qualified up to $150,000.  I gave them my bank statements and IRA information to get this mortgage.  In December I was informed that they will not give me a mortgage.  They said that this was because I made a loan to my ministry to keep them from going under and they pay me in cash monthly whatever they can.  Because this can't be documented, they tuned me down. 

    They had this information back in in August when they looked at my bank statements and they should have told me back then they they couldn't do business with me.  I had to pay them $415 for an appraisal and now I can't get a mortgage.  I may not be able to get the property because of this.  Now I'm going to have to do another appraisal with will cost me more money.

    They asked me several different ways to prove what they needed to prove. What made it worse, was that often times they would ask for the same documentation I already provided.  It became a part time job to deal with this.  Now I don't know if the bank will give me an extension to buy this property.

    I want my appraisal fee refunded to me, and I'm not sure if they will do this.  If the bank doesn't give me an extension is if I get a hard money loan and get a mortgage at a later date.  This will cost me 10% interested and $15,000 in points.  They should pay for that as well if I go that route.

    Its inexcusable that they keep asking for the same information.

    She is forgetful and her battery camera was going on low battery when she was taking pictures so she wasn’t very prepared. I also told her the type of clientele I was looking for and I said no kids. I said students and small dogs were ok. She was still going to send me a couple with a 5 year of child. On the listing she said that there are 2 bathrooms but there is only 1. She also sent me a deaf couple with a 20 year old son that was never disclosed to me. She will tell you what you want to hear and try to cover up things. Apparently she is not screening well for the possible applicants.
