  • I am updating my review. This turned out so much worse than I thought originally.Fred Niggeler is trying to remove my reviews but it will live on. Gore Range Homes LLC/ Fred Niggeler was hired to build a custom home in Silverthorne, CO in March 2014- Feb 2016. There are still problems with GRH and Fred Niggeler (2018). Once the contract was signed with Niggeler a different persona emerged. Botched installations, bad communication. Summit County CO, requires a house to pass a blower door test for tightness. My house failed the test but Fred Niggeler lied and told me a test was not done . Niggeler was way in over his head and overwhelmed in the field. All he had to do was follow the architects' plans, directives, our contract and the 2012 IRC. He failed all. We have evidence of many financial irregularities. Lawyers like to pretty it up by saying misrepresentation but it is financial fraud. Fred Niggeler charged us 2x for work. He wrote himself in as line item *dumpster* without disclosure.No landfill receipts. He subversively made himself a subcontractor when he was not hired for that. Niggeler only turned over financials when faced with litigation. $20,000 of charges have no proof of actual costs required by contract. Our contract with Niggeler required we could only be charged actual costs of the work and his contractor fee could only be based on actual costs of the work. Niggeler thinks contracts are there to be violated unilaterally. He faked labor costs by doubling ( and they were marked 100% up already) and took his percentage on fake charges. Fred Niggeler charged us for *alleged* labor. My experience with Niggeler on this project is he avoided getting his hands dirty or doing any actual work. When I asked him if he would like to install cabinet hardware ( he had no one even tasked for this job!!) Niggeler refused and said he would not put on a tool belt. Here are some samples: Ten Mile Concrete charged $4000 for lower level cement staining. Niggeler charged us $4500. The snowplowing contractor's total bill was $910 but GRH charged us $1500. Niggeler was so out of touch he didn't even know who the snowplowing person was or he knowingly lied to his lawyers! In his legal disclosures he said my neighbor did snowplowing. He didn't! He gave himself $ from the OWNER elec. fixture allowance when fixture choice by ME was months away! He even gave himself $ as "carpentry foreman" when there already was a foreman named Rudy. Two carpentry foreman for ONE house ?? When I asked Niggeler why we were charged $4000 over our window quote he had no answer. He put FAKE number into pay applications so he could say the windows were under budget. FAKE numbers! He illegally took $ from us by a continual practice of inflated invoicing/double billing. The contract required all new material on our house but Niggeler used old crap he had around his property and charged a high price on it. During litigation Niggeler stunned everyone be saying he wasn't working for the clients! Stunned silence as that settled in all ears. Newsflash Niggeler, whoever pays for your lifestyle is the one you ARE working for. Have you told Summit Sky you aren't working FOR them??? He displayed his pompous pretentiousness and arrogance to all present. That is the way he treated this project...he was in it for himself stuffing his pockets with deceptive practices and shoddy construction. Fred Niggeler left this $1.4 mil house with a powder room that is not normal refusing accountability. He has given the house an off centered to the left light fixture, wall faucet and sink on a 31" wide wall. The architect's plan showed a sink centered on that wall. Fred and the cabinet maker changed the plan but did not inform me. (There are photos on HOUZZ ; see my review of GRH). I saw the off centered items on my final inspection. What sort of professional hides something like this? Do you see a pattern? You can run but you can't hide from truth. Fred tried to abandon his own contract in 2016 and not finish his work. He tried to run away from his conduct by breaching his contract. Niggeler is a self declared expert in construction! Ha. Fred Niggeler, owner of GRH, LLC no longer does construction as GRH a mere 6 yrs after forming it. He works for Maryland Creek Ranch Builders, Summit Sky Ranch in Silverthorne. His old boss hired him after he washed his hands of our project and decided to ditch his contract with us. The development director of Summit Sky contacted me about this review and says what Fred Niggeler did has no relevance to Summit Sky. I disagree as any business needs acknowledge and deal with the baggage and history of past client/ project treatment, especially lying, concealment and fraud. I am 100% sure Niggeler thought I would never find out about all the things that were done to us...personally and to the house. The guy in charge of building, Barrett, hired Niggeler...to work as "client liaison" when Barrett knew already about Niggeler's aberrant behavior with a client. Barrett violated a confidence and sent my email on to Niggeler when I asked for Barrett's help. I think Barrett and Niggeler share similar betrayal habits. That says a lot about the business judgement of management at Summit Sky. Barrett has left the development ( I know people who live in Summit Sky and they say "fired") leaving behind Niggeler to work with clients. I hired an energy consulting company to do another blower door test on 12/2016. My house had failed the original blower door test in Dec. 2015 but Fred Niggeler hid the test failure from both me and Summit County. The house again failed. My new construction is leaky. The entire exterior building envelope designed to protect against the harsh Colorado weather windows, house wrap ( with thousands of holes in it) flashing(reverse lapped) siding (which is falling off) has been assembled INCORRECTLY and against the architects' directives and the manufacturer's directions. Do you know why my siding is coming off? Nails that don't hold and boards stained on ONE side only. Now I know why Niggeler told me I should RESTAIN the siding on a NEW $1.4 mil house the 1st year! He prepared the siding improperly. One sided stain means the boards twist and buckle which would only become worse with every coat of stain on only one side due to different absorption rates. He is a professional? My friends think I am crazy when I say Niggeler said that. They don't stain their houses yearly or when new!! A construction expert inspected my home in July 2017 finding the above defects. Fred Niggeler avoided the inspection. My adult son says Mr. Niggeler is a coward. The estimate to correct the defects is $430,000+ for a new home. The interior air sealing is also defective and a third party (hired by Niggeler) sealing certificate that verified "correct" sealing in my home has been discredited. Their "rater verifications" were faulty and inaccurate. Things were checked off as rater verified when they were and are not still sealed adequately. As you can surmise this unbelievably poorly delivered project by GRH is now in the legal arena and has been since 2015 when Niggeler was issued a warning letter for his unprofessional behavior and poor communication. We should have fired him. This has been an ongoing legal battle with Fred Niggeler but I will be in this until who knows. I have met many people since moving to Summit County, Co in various walks of life. People who have lived in Summit for many years, and neighbors even of Niggeler, and they tell me that Fred Niggeler had a known reputation for doing poor work and having "that kind of" reputation. Wish I had known that while I lived in IL and before I decided to build a custom home.

  • My experience: Gore Range Homes LLC had its start around 2010 and its agent and manager is Fred Niggeler. GRH, LLC, Fred Niggeler was hired to build a custom home in Silverthorne, CO in March of 2014. It was substantially completed in February 2016. Having built two other homes prior to this 1000 mile long distance build I am not a novice. This project experience, after the contract was signed, was one of the worst things I have ever come through. And there are still problems with GRH and Fred Niggeler to this day revolving around this house. Once the contract was signed Fred Niggeler became someone I didn't recognize and someone I wouldn't have chosen to know or work with had I known what was coming. Problems include failing to follow architects' plans, changing plans without approval, improper installation of siding, windows, house wrap, flashing and placing the sink, wall faucet, light off center in the powder room on a 31' wide wall, major invoicing irregularities. Fred also tried to make some costly design decisions not his to make and certainly not what he was hired for. The county this house was built in, Summit County CO, requires a house to pass a blower door test for tightness. My house failed the test but I was not informed of this by Fred Niggeler. He told me a test was not done but an energy company sent me the results of the test... it did not pass. Fred Niggeler has left this newly built house with a powder room that is not normal. He has refused to take responsibility. Fred and the cabinet maker changed the plan but did not tell me what was going on even with months of opportunity to do so. I saw the off centered items on my final inspection. I had to retain a Colorado attorney to enlighten Fred Niggeler that he had contract obligations to finish in 2016. You see, Fred tried to breach and abandon his own contract in 2016 and not finish his work. In Nov. of 2016 when it got cold here in Colorado, I noticed areas where cold air was blowing/leaking in. I sent Fred Niggeler, GRH, some videos in Nov. 2016 that showed the air blowing in but Fred Niggeler never responded to my reports thus violating the warranty portion of his contract. I hired an energy consulting company to do another blower door test but this time with an infrared scan. My house had failed the original blower door test in Dec. 2015 but Fred Niggeler told me a test was not done. It was. Numerous air leaks were observed in Nov. 2016 and the house again failed the Summit County mandated number on the blower test done in Dec 2016. My new construction is not tight but very leaky. The entire exterior building envelope designed to protect against the harsh Colorado weather (windows, house wrap, flashing) has been assembled incorrectly and against the architects' directives and the manufacturer's directions and we have had an expert inspection that verifies this. The air sealing on the interior is defective (proven by failed blower door tests) and a third party sealing certificate (that GRH holds up as the holy grail) that verified "correct" sealing in the home has been called into question and discredited. Their "rater verifications" were faulty and inaccurate. Things were checked off as rater verified when they were and are not sealed adequately and hence the failed blower door tests. As you can surmise this poorly delivered project by GRH is now in the legal arena. At the end of the day one has only their character and reputation that permanently remains with them. Why anyone would intentionally choose to put a black mark next to their name is not comprehensible.

  • Gore Range Homes, LLC and its agent and sole manager Fred Niggeler, was hired to construct a custom home in 2014, the owners living in Illinois during construction. Once the contract was signed Fred Niggeler showed a side of him that was rude and disrespectful and he made little effort to work as a team member. Communication became an ongoing struggle where he made decisions not his to make and failed to inform the owner and interior designer of actions he was undertaking or planning to undertake or one that he had undertaken. Windows were installed improperly and not according to manufacturer directives, the architect's plan directives and 2012 IR Code were ignored in vital areas resulting in improperly applied house wrap, flashing and defective interior air sealing as well as the window installation. The house failed Summit County Colorado's required blower door test number. Fred Niggeler said a blower test was not done but an energy consulting company sent me the failed test results for my home. The test was actually done but GRH did not reveal the failed test. Mr. Niggeler failed to follow the architect's house plans in areas that were not changed by the designer and owner and left the owner with an off center light, wall faucet and sink in a powder room with a 31" wide wall. GRH concealed the plan change without informing the owner and said this error was a design choice by the owner! It was even necessary to retain a Colorado attorney to get Fred Niggeler to finish HIS contract as Fred Niggeler attempted to breach his contract for items to be finished in 2016. There are many more things to say about Gore Range Homes, LLC but the main thing is avoid GRH, LLC and its manager at all costs. I could never recommend that Fred NIggeler be involved with any home owner and their home build regardless if operating as GRH or employed by any other building company.
