    When choosing a General Contractor for a custom home there are at least five major ares of expertise you will want to rate them on: 1) Project Management, 2) Day-To-Day Work Supervision, 3) Access to quality subcontractors, 4) Expert advice on the thousands of decisions encountered during a home build, and 5) Price for their management.
    1) Project Management:  Grade = C-
    2) Day-To-Day Work Supervision:  Grade = D
    3) Access to quality subcontractors:  Grade = B+
    4) Expert Advice:  Grade = D-
    5) Price:  Grade = A
    Overall Recommendation:  Their contractor fee was less than their competition to be the general contractor for our custom home.  You should consider hiring a 3rd party project manager to be your advocate and help you make decisions on a project of this size.

    The provider offers a free quote on the job so the 2-D drawing cost me $50 and I guess that is a fair price. I had created a 2-D drawing myself so the Auto-Cad drawing was not necessary. Next time I will simply request a free quote on the remodel job and save the $50!

    Dan Mulder finished our basement in the same style and finish as the original house.  He worked closely with us to design the floor plan and made suggestions on how to create what we wanted at a reasonable cost.  He supervised the construction and all subcontractor work, inspecting and assuring the quality and timeliness of the work.  He pays attention to the details and has a high standard for quality.  We are very pleased with the results and recommend him to others for construction and remodeling work.

    Joe Sullivan, president and owner of Archer Homes, bills his custom built homes as "quality homes for life".  In our case, "life" was 13 years.  He built a custom home for us in 1999.  When we went to do minor stucco touch up work on porch columns in 2012, we found that porch columns were totally rotted through and some walls were totally rotted through due to no flashing or improper placement of flashing.  An entire porch and some walls had to be completely torn out and rebuilt.  We hired another contractor to do the major repair work for $75,000.
    We tried to set up a meeting with Joe Sullivan to look at the problems.  In many cases, he didn't return phone calls.  When we finally established meeting times, he either cancelled (with ridiculous reasons) or never showed up.  When we finally got him to come over, he took numerous pictures.  We told him that, due to poor original workmanship, we'd like him to help share the cost of repairs and he talked around the issue.  He talked about recourse to the architect, who had passed away.  However, it was clearly a workmanship problem, not a design problem.  Numerous attempts to reach him after that were futile.
    While much of the work done in our home was very good quality, having such a major and expensive repair due to the builder's negligence leads us to NOT recommend Archer Homes (and Joe Sullivan) as a custom home builder.

    Delta Disaster Services of Northern Colorado
    Great. I am the owner of a remodeling company and when I get calls from customers that have mold or flooding it is very important to them in contact with a company that will do all the services and to it correctly. 
        Delta came over the day the call was put in they then contained all the mold so that it could not spread to other arias of the house. Delta took pictures and worked with the insurance agents and adjustors. Once everything went thru delta came over and removed all the moldy material, and killed any air born mold. They were very professional they had hazmat suits and full face respirators. They had were very informative and explained the equipment (Air Scrubbers) They were using to trap the mold spores. I am sure that the right company was chosen. I would recommend them highly for any Flood or Fire.

    Millenium Drywall
    I paid Joe with millennium drywall in full...before he was totally finished...because he asked for it.......because my contractor randy Mc.blair from millennium basements didn't.....He left an area around a doorway and refuses to come back to finish it...he was rude on the phone..said he didn't make money on my therefore..he wasn't coming back...even though he committed to finish the job..Who leaves an area not finished?...Joe does..never ever pay someone up front...being a nice person...I thought this is how it is done...I was wrong...I think he goes around taking advantage of older women professionally...or should I say non professionally...stay away from him! and randy from millennium basements..the worst of it all of t he contractors ruined my wiring for the heating system in the basement..and no-one will take ownership or fix it. ..they've passed the buck to each other..

    Our experience with the owner, Denny Orzo and JDO Construction started off promising as most contract work does.  Upon completion, we discovered this to be one of the worst experiences possible.  First, his initial estimate for the work ballooned to 3-4 times his initial estimate.  We can only imagine it was in part because it seemed to take him 3-4 times longer  to complete the work.  This is both inconvenient (one of our two showers being out of operation for way more than we were told) and unprofessional for a business that has been around to many, many years.  On the surface, the work is clearly sloppy, as if he had never worked with mosaic tile before - grout holes everywhere, and unclean and messy caulking.  However, our real complaint came two months after completion when some of the bottom row tiles began to pop off.  Upon lower investigation, I discovered huge grout holes, and caulk-holes along the lower layer.  This bottom row exposed a layer of soggy mortar!  We immediately contacted him and waited for a response.  We waiting another day, and contacted again - no response (previously he had gotten back to us within a business day).  At this point, I let him know we were going to proceed with the repairs, as the shower was once again out of commission.  We would then request a refund on his work for the time/money spent fixing this problem.  Still no response.  The repairs were completed, and many more attempts to contact Denny were issued.  He has ignored our pleas for official town run mediation, and we will most likely pursue small claims court with him.  I can't imagine why a local businessman would jeopardize his credibility over a few hundred dollars, by ignoring what is clearly a very-poor installation.  However, here we are, and we still have not heard from him.  I wanted to get this story out to protect others from this guy - and after reading this, if you still decide to use him?  Well, good luck!
