His prices are reasonable, he has been rapid to respond when there have been issues with my properties and has helped me find contractors when I’ve needed work done.   • Working with A1 Home Management has been a nightmare. They won’t return phone calls or emails, are rarely at their office, and have every excuse in the book for why things don’t get done. If you notice their current listings, they are all available immediately. I’m guessing because they are very slow to get things done. I would absolutely never do business with them again. Out of all their faults, the worst is lack of responsiveness and apathy.

  • just now People looking for property manager: SAVE YOURSELF.. Non payment to vendors will come back on you. Vendors contacted by Avalon: THEY DO NOT PAY! Just do yourself a favor and move on from the work. Unless you enjoy pulling teeth to get somewhere, then this company is exactly what your looking for . Avalon is the true definition of a shady company. I was a vendor for them to complete sprinkler work. The communication was great when they wanted the work done. Then came time to get paid and Jordan, (our main contact) became rude and finally stopped answering. Therefore i was able to get in touch with Shannon, she will come up with every excuse not to get payment out to vendors in a timely manner. She even has the audactity to say she sent checks then when nothing comes she says "must of gotten mixed up in the mail, i will send a new one". Well this check hasnt shown up now and she said she is ON VACATION and ill have to wait until she comes back to get a check . All of avalon invoices are at 90 days past due . My team has places leins on each house for non payment .Something the homeowner will not be happy about when they find out. Shannon wont tell them, thats a definite.

  • As a property owner I had A-1 managing my property for three years. Kathy and team failed to provide adequate oversight on my property. The first instance was a door replacement where the wrong door was replaced costing me an additional $1000 to repair the correct door. The second instance was overlooking a major structural issue with our deck on a move out inspection resulting in safety concerns for the tenant. And the third was complete disregard for the irrigation system, which had been intentionally modified by a tenant under her watch, resulting in an estimated $4000 repair. In my experience what I learned is that Kathy is at best a coordinator of services with very little involvement or knowledge of the property. Furthermore, and perhaps even more disappointingly, when issues arise her reaction is to pass blame. For example, when the wrong door was replaced "it was the tenants fault" because they were supposed to show the contractors the right door to replace (read: she wasn't even there). Also, after simply asking for a picture of my sprinklers operating it took three months for her to admit that the system was inoperable and when I wanted an explanation she simply insisted on passing me off to the company she had hired to perform maintenance on the system.

  • This company is very unprofessional and have very low standards of the properties they are willing to rent. We rented a home from them and after arriving from an 1800 mile drive with all of our belongings, the house was filthy and still had a leak in the basement we were told was fixed. The second we opened the front door the stench of sweaty feet and mold hit us in our faces. The carpet was greasy and stank horribly! And, I got a deadly gut bacteria from that home that put me in the hospital. They gave us the runaround for days on the very obvious issues, I am sick from both ends and my husband and son are completely beside themselves with what we were going to do since we were new in town. The day I was released out of the hospital still very sick and weak, we were given a three day notice to vacate due to the condition of the house which was their fault, not ours. It was the worst experience I have ever experienced with a rental company ever. They don't care, they just want a body and monthly check in the houses they manage. The condition of that house was inexcusable for anyone to put out there as available to rent. The foundation of the house was cracked, the deck was wobbly and disconnecting from the house, and absolutely filthy! I could go on and on. Beware, you are not dealing with honest people.

  • Great people! The owner Bert, very positive and cheerful guy, very helpful. The lease guy Jason, heck of a nice guy, very helpful, take action now kind of guy and the apartment was rented fast for a great price.   • Epic, and our property manager Carey Goldberg, gave epically bad customer service. They neglected to perform numerous clauses in our management contract, withheld funds from us (hard to tell whether from dishonesty or incompetence), and were very difficult to communicate with. You hire a property manager to avoid some of the headaches of being a landlord - Epic was the source of far more headaches than the tenants ever would have been. They didn't collect pet fees from some tenants, didn't pay us the pet fees from another, didn't do any inspections, didn't consult with us on prospective tenants and rent amounts, let a tenant overstay his lease for reduced rent, and had to be threatened with legal action to get a tenant's security deposit returned when we fired them as property managers. One thing they did well: they did get tenants in the properties quickly, and got high rents. That backfired though when some of the tenants moved out leaving extensive damage, which Epic would have caught earlier had they done the inspections listed in the contract. Our dealings were with property management, but I would steer clear of this company for any real estate related matters.

  • Awful! Once they found a tenant for our house, they did nothing to actively manage our property. They lied to us, telling us our tenant was taking care of our property, when in reality the tenant was trashing it. They received reports the tenant had more pets than approved, yet did nothing to investigate it, so in addition to thousands of $$ in damage, we lost thousands of $$ in pet rent. Tenant was late paying rent multiple times, yet Caravan continued to let the tenant stay, accepting excuse after excuse, despite the lease and their policies saying no excuses will be accepted for late rent. Caravan even allowed the tenant to renew the lease! Caravan had an incentive to keep a late-paying tenant because Caravan got to keep all the late fees and the lost discount in rent, on top of the 11% of rent we paid in "management fees." Whenever we complained about late rent, Caravan told us "better to have a late paying tenant than no paying tenant," or to show the tenant kindness because of all the sob stories (which turned out to be just stories). No inspections at all (which we were surprised to find out they never inspected the property, given that they told us the tenant was taking care of our house), no "security deposit," and discounted rent, all of which created incentives for the tenant to not report problems, or to minimize problems that couldn't be hidden. Our neighbors gave us an earful on what a horrible neighbor the tenant was, which Caravan would have known had Caravan "recruited" our neighbors to be its "eyes and ears," as Caravan said it would do, but obviously didn't do. We found out our tenant was a hoarder, and there were mice and cockroaches. Our tenant NEVER cleaned the house! We had to completely renovate our house before we could move in, which meant we lived in a hotel and had to put our property into temporary storage. Hail damage the tenant was required to report, but didn't. Water damage from a toilet overflow did get reported, but Caravan lied to us about the extent of the damage. So many things went wrong with this experience, but what really bothers us is that Caravan knew the tenant was causing damage to our house, as they increased the reserves on our account from $1,600 to $10,000 to cover costs of repairs! No advance notice of this, and then when confronted, the owner of Caravan said it was just a "strategy" because the cost of repairs was unknown. In reality, Caravan did know, as $10,000 was pretty close to what the cost of repairs were. I almost threw up when I saw all the pictures of the damage. We found additional damage. Interestingly enough, Caravan doesn't require a "security deposit," instead the tenant pays an extra month's rent at the beginning of the lease for an "option to renew" the lease the following year, then hopes to get a "performance bonus" at the end of the lease for taking care of the house. Do yourself a favor and AVOID this company! The tenant refuses to pay what is owed to fix all the damage, and Caravan also refuses to pay for the tenant's damage, and also refuses to pay for the loss of pet rent and out of pocket expenses we incurred because of Caravan's epic fails.
