    Awful! House was not complete at closing. Over the weekend they braced the foundation of one of their houses against my foundation with 2 by 4s. Just called the city and they told me they can't do that without my permission. They will be calling the builder to let them know.
    They built my house and I have had so many issues. I don't have an air conditioner because they didn't build the foundation next to me correctly, and it bowed and cracked. They had to cut it out and start over. I have had a 10 foot hole as a side yard and my AC goes there. My electrical box is above a 10 foot hole with a 1 foot ledge. I had to reset a breaker today and almost slipped into the hole since the ledge is crumbling.
    Their landscapers don't have a clue how to landscape. They set up my irrigation system incorrectly and flooded my front yard and my basement. They choose 4 butterfly bushes as shrubs in front on a house. They grow 8 feet tall in a season. The trees are planted wrong.
    The wood floors have many problems. Seems like they hurry to get thru everything and quality goes out the window and their contractors are not knowledgable. I could go on. I have had 4 house built in a number of years. This is the only horrible builder I have experienced.

    TAYLOR HOMES LTD
    We paid Taylor Homes over $19K and one-half of that was labor costs - for project prep/meetings, etc. and less than 3 weeks of demolition work (the remainder was for appliances and building permit costs). We did not sign the written agreement when it was presented December 13, over 2 months after we gave them our $14,000 deposit (10% of initial estimate), and 9 days after demolition began.  There were no controls on the hours spent especially with the laborer (the owner's son) working alone on demolition and there was little to show for it, except over-stated and mis-stated time sheets that were in the owner's handwriting, not the employee's.   We went to small claims court over the disputed timesheets and the judge basically split the difference and admonished the owner about not having proof of employee's hours in employee's own hand or from employee's own email.
    As further explanation, we went ahead with demolition without a written agreement as Mr. Raffensperger offered that he could do so.  Since he had our $14K deposit for 2 months and  the final plans from our architect for over 6 weeks, we were anxious to get started.
    Lesson to all - even if a verbal estimate is the lowest one you get, don't go forward until you have a written, detailed estimate!  It seems obvious now.  We are glad that we parted ways with Taylor Homes while still in demolition phase and are thrilled with the final results of our renovation.

    We are doing a renovation loan, and our house needs to meet FHA standards to get the loan approved. We are closing on a house, and they are going to do the work for us. They are going to add on an oversized garage to the house, build a bonus room on top and change the current garage into three bedrooms for our kids. It has been a nightmare for us trying to find somebody that could help us. We had to call several people and get different quotes in, and they were just absolutely amazing and very honest. I have been working with Matt Hill, who owns the company, almost every day. Every time I call, he calls me back within a couple of hours. They have talked to me every day to make sure I have everything I need for this particular loan. They have been great about meeting deadlines, helping us out, meeting our realtors and helping us with inspections; none of the other guys would do that. I got a quote from about six contractors, and theirs was reasonably priced; they were not the lowest, but they were the best and most honest quote that we received. Their estimated price is $80,000. Everybody else I went to was not familiar with how to go about this loan. It was really hard to find a contractor that could do this loan to begin with. They have been excellent working with us. I cannot say enough good things about them. We would rate them highly.

    We backed to a busy street and so we were looking for another house. We decided to build and discovered this area close to the mountains where Lyntal Construction was building a spec home. We were very pleased with his construction and hired him to build ours. He was extremely helpful whenever we needed his opinions and advice. He walked us through the house and pointed out what he was doing for every phase of the construction. He had good ideas for window seats and bookcases and where we could save money and where we should splurge. He was extremely easy to work with and if we suggested a change he made us feel it was always possible and easy to accomplish. He was always on the job and supervised his sub-contractors closely. When I said I wanted the roof to come down over the back porch he made it happen, when I said I wanted a larger dining room than the plans showed, he worked it out. He is a great builder.

    LENNAR HOMES WAS ACQUIRED BY US HOME DURING OUR INITIAL CONTRACT NEGOTIATIONS. WE FOUND THEM TO BE VERY CONFUSED AND HAD TO REDO THE CONTRACT ON SEVERAL OCCASIONS. ALTHOUGH THE TRANSITION TOOK SEVERAL MONTHS, WE FOUND THE BUILDER TO BE VERY AGREEABLE TO OUR REQUESTS AS CHANGES OCCURRED. WE FOUND THAT SOME ASPECTS OF THE OVERALL PROCESS BECAME ONEROUS AND CONFUSING AT TIMES. THE END RESULT HOWEVER IS VERY POSITIVE AND WE ARE PLEASED WITH OUR NEW HOME AND THE SERVICE WE ARE RECEIVING FROM LENNAR.

    WE PLACED THE HOME UNDER CONTRACT AFTER A MAJORITY OF THE CONSTRUCTION WAS COMPLETE (CARPETING WAS BEING LAID). WE HAD AN OVERALL GOOD EXPERIENCE. THE SALES STAFF WAS FRIENDLY AND HELPFUL, THE FINAL WALK WENT WELL. THE ONLY DOWNSIDE WAS THAT THE CLOSE WAS ON THE SOUTH END OF DENVER (BROOMFIELD IS ON THE NORTH END).
