    The project started off smaller, basically sealing 6 vertical cracks which where allowing water into basement. Sonny, had however, warned that as the excavation proceeded there was no way to tell if those cracks extended horizontally beneath ground level and would have to be uncovered and sealed. Unfortunately this was the case and as the project continued so did the cracks. Sonny and Arturo, his foreman, were very sympathetic to the situation and made sure to show me all that was going on. When it was clear that the scope of the project had dramatically changed we had a meeting and came to a new price agreement, which saved me several thousand dollars based on the original pricing formula. I was greatly appreciative, and felt this was an accommodation not many contractors would have done.

    In our original contract, Sonny was also going to provide downspout adaptors, going into underground PVC pipes, away from the house into catch basins. This system would contain all the roof water and get it away from the foundation. Because of the increased magnitude/cost of the project, I decided to do this portion myself. Sonny was very helpful in spending time on several occasions to tell me in detail what I needed to purchase and how to construct the system. I followed his directions and accomplished this portion of the job myself. Again, I don���t think that many contractors would have provided this assistance. I was very grateful and appreciative.

    I would also like to say that Arturo and his crew were a pleasure to work with. They did a wonderful job, and were always very gracious and professional in allowing me oversight and answering any questions I had. Through no fault of their own this project did drag out quite a bit longer that expected. This was because of the almost constant rain we had this past summer. Besides, making it impossible to work much of the time, it also created deep clay mud which made the work very difficult, and progress sometimes very slow. That said, Arturo and crew always maintained a good attitude and kept me and my project always in the loop.

    This was a very difficult project, and I���m very glad that I was working with people of Sonny and Arturo���s expertise, and professionalism.. It made a very difficult project go much better than it might have otherwise.

    They made a lot of promises, but once they had a majority of their money, they backed out of a lot of the things that they said they were going to do. We had them do so work in the basement. We had a problem basement and they had to redo the flooring and drywalls and tear the place out. To get the job, they also said that they would throw in carpeting for our stairway to the basement free of charge. When they realized that they would actually have to pay for the carpet, which I feel was about $90 worth of carpet, they wanted to charge us $500. They reneged on their original agreement on what they were going to accomplish. On top of that, it took them three months to do something that a professional company would have taken two weeks. The communication was horrible. The owner, Keith Dorrell, was using other master carpenters to do the job for him. He would get the job and then pass it to somebody else. That made it extremely awkward not being able to deal with him. I wasn’t sure if I should call the guy doing the work or I should get in touch with Keith. I actually fired him about three times. I told him not to come into my house again, and if he did, I would call the police. It was just a horrible experience.

    He has only come over a couple of times to talk about the basement. They are not actually going to do the work until the 3rd. We had some extensive flood damage in September that caused us to tear out all of our carpeting, paneling and drywall downstairs. Our service person, Cody, came over and did a test to make sure we did not have any water coming up through the concrete. He then came over and did a stain test. He has a couple of different water seals that we can use so we have been kind of talking back and forth about it. I called other companies that were on Angie's List and they were way more expensive and they were not going to do the stain or water sealant. So far I have really enjoyed working with Cody. He is one of these people who is real informative and who gives options. He does not just tell me this is how it is going to work and then goes on with it. He lets me think about the options for awhile before he contacts me again. He is not a pressure salesman at all; he does a really good job. I called him and he came out the next day to look at the job. The quoted price is $3,000. He is always on time and is very professional. Valiant Coatings & Contracting is our concrete company. I got a quote from them to sand, stain and clear coat with water seal my basement floor.

    The service started July 1st and was completed August 1st.  The quality of the work was topnotch. It shouldn't have taken a month to dry up a basement, take out the mold and do the drywall. I understand that things take time, but the office staff was very discourteous, and there was no communications between the different divisions  in their company. My insurance company called them up and told them that if the work wasn't done, there would be serious issues. Everybody I dealt with was very frustrating in the office end except for one manager, and the workers who came out were very good as well.

    Job progressed over two weeks. No heavy equipment was required. Work followed exactly the detailed estimate provided with no surprises. Contractor was very knowledeable concerning drainage problems. He also does home inspections for folks who anticipate buying a home. He understands problems created by other contractors or home builders and how to resolve them. He has an extensive work history along the whole front range and can also spot problems missed by other contractors.

    The drain from my washing machine backed up during rinse cycles. I tried all the home remedies with no luck, so I finally hired a company (not Garvin's) to snake the drain. They hit something that felt solid and could go no farther, so they came back with a camera, which hit the same blockage and transmitted only foggy pictures because of standing water. The estimate that company gave me to dig up and replace that section of pipe was over $1300. I bargained them down to $975, but decided to call around before doing anything. I called Garvin's based on the good reviews on the list. The estimate for the work as described by the former company was in the mid $300's-$400ish. The work was completed this morning for $320. Except for the fact that I was told the serviceman would be here at 8:30 but he came at 10:00, I couldn't be happier.
