    servin engineering
Nick Servin is a RCE (Registered Professional Engineer) of Servin Engineering, Inc., 2647 Gateway Road, Suite 105-500, Carlsbad, CA 92009, 760-533-6532, nickservin@gmail.com A little background: I never thought I would need a structural engineer to have a simple 16"x16' stand-alone Guest-House permitted. After fighting with the City of Vista over an addition to my main house, they reviewed my property to way before Vista even a city. Back to when this was just county land. They found the Guest-House on my property had not been permitted and were holding the main project hostage till I conformed and submitted. So, I had to provide blue-prints, drawings and calculations of the structure. I am an engineer by trade as well, so doing the drawings and title 24 docs and such were easy enough, but when it came to the deck above the structure, I was at a loss. The City of Vista said I needed a report from a structural engineer to ensure the structure was safe for people to use the deck. I sent out a plea for help. A helpful person sent it to an architect friend of his who sent it on to Nick Servin. Nick contacted me, we set a time to meet, he arrived early, saying something to the effect, “In business, if you are on time, you are late.” Nick thoroughly reviewed the building, took some measurements, pictures, a copy of my blueprints and agreed to do the Guest-House report. During his completing his calculations he was constantly in contact with me via, phone, text and e-mail, discussing options, variables and different approaches to satisfy the load-bearing requirements. He quickly provided the report, which had nine (9) pages; a signed and stamped cover, index, engineering assumptions, design criteria (listing codes), load calculations per load member (2x6, 4x6, truss…), footing needed, and a stamped framing plan. I submitted the plan the following day. The City had a few questions; which were easily answered using the report Nick had generated. The permit for the Guest-house and the hostage held permit for the original addition were granted the next day. I was amazed and extremely thankful at how quickly Nick was able to provide what I needed to appease the City, while ensuring a timely, cost effective solution for my structure. If I were ever to need a Structural Engineer again, I would choose Nick Servin; he works with his clientele, is very communicative, personable, patient and as a bonus, lives in “our” community; I like keeping my dollars local.

    Bison Constructors
In 2015-2016 Jason (Bison Constructors) completely transformed the exterior of my house. There was severe dry-rot that had destroyed the 2nd floor deck and had eaten into structural beams holding up the 2nd floor bedroom. The board and batten siding was in seriously dilapidated condition. We had several dry-rot experts come to assess the damage. One said we should move out immediately because the house was about to fall down. He said he would charge $80K to repair the damage. Another contractor estimated $100K. Others wouldn't touch the project. We found Bison Constructors online and asked Jason to come out and inspect the damage. He noted that the 2nd floor was actually sagging several inches. He said he would have to remove some of the siding to see how the beams were run before he could give us an estimate. We gave him the go-ahead to remove what he needed to give us the estimate. I thought that was a good sign, that he was the first one to delve deep enough to find out what was going on before throwing out a huge bid. I braced myself waiting for his bid. Finally he sent us back a bid for $12,000. He showed us exactly what he would do, jacking up the second floor, replacing and reinforcing structural vertical beams, replacing horizontal beams on the other side of the house, completely rebuilding a new deck and replacing the rotting board and batten siding all around the house. We really had a sense that Jason knew what he was talking about and that we were in safe hands. The bid was so low compared to what we were expecting that we threw in replacing 2 sliders and 5 windows. That was phase one. I wanted a permanent solution to the board and batten siding that was still vulnerable to rot and needed a thorough paint job. I found a pre-painted composite siding called LP Smartside which is dry-rot and termite resistant and has a 30 year warranty. Jason gave us an estimate to tear off all the old batten and board siding and replace it with the Smartside, install a new chimney, replace 2 doors and 3 more windows. The price was very reasonable and he let me do any painting involved which saved me money. He researched the Smartside product to make sure he was installing it according to the manufacturer's specifications. The end result was stunning as you can see in the before and after pictures. Not only does it look like a new house it is also structurally sound and resistant to dry-rot and termites. Throughout the whole project Jason was the best person to work with. He always listened to what we wanted and worked with us to figure out the best way to do things. He would always keep us informed of what was going on, any possible delays or variations in cost that are inevitable on any big project. He also cooperated well with another contractor that was installing new gutters. He's extremely hard working, dependable and very smart. Also respectful of our privacy, didn't play loud music, etc. always cleaned up. We were really grateful to find Jason and refer him to all of our friends who need work done on their homes. Jason replaced a window for a friend of mine and the result came out fantastic. When the old window was removed the stucco had to be torn out 3 inches around the frame of the window. Jason replaced the window and repaired the stucco so well you can't tell it was repaired. See the picture! My friends are extremely happy with the way it turned out. We all agree that Jason is a true professional in every sense of the word. Thanks Jason for the amazing job you did on our house! You're the best!

    Acuterra Engineering & Construction Services
Mr. Pogue gave me tremendous peace of mind - he assured me that my house was in good condition, and the small signs of potential foundation problems were normal for a home as old as mine (built in 1979). He explained everything in a way I could understand. Very personable also. Most importantly, he was not trying to sell me something that I didn't need.

Russell Progue spent an incredible amount of time with me on the phone regarding a crack in a sim wall (I sent photos of the crack). He explained the purpose of the sim wall (the house is on a raised foundation) and his opinion as to whether or not it was a structural issue. He was very informative, patient, and honest! He easily could have charged my clients hundreds of dollars for a formal inspection. Instead, he provided his opinion, advised his fees for a formal inspection and repair, and left it up to my buyers to decide how they wanted to proceed. He even offered to talk with my buyers about the crack, free of charge! As a realtor, I am always looking for professional and honest contractors. Acuterra (especially Mr. Progue) has earned my trust and I will call them again when the opportunity arises.

Bruce did a great job. He answered all of our concerns, and more, as he actually addressed concerns related to the expansion of a window we are planning to do during the remodel. He was responsive, timely, easy to work with, and provided a nice summary report detailing his observations and our discussions.

Bruce is a great guy, He came by on a Saturday to meet with my brother and was a complete pleasure to work with. We went over my main project, and then talked about some other smaller projects I had in mind. He took notes, listened to my questions and gave me through answers. Bruce is easy going, gives great ideas and doesn't pressure you. He will offer you all options for your project so you're able to make an informed decision. Thank you Bruce!

    Sterling Design & Remodeling
Sterling Design and Remodeling Ken Manchego, General Contractor Communication. Communication. Communication. Although friends of mine have used contractors countless times, I have never had a need to hire a contractor...until now. The discovery of multiple substantial cracks in the living room floor of the LaJolla home for which I am responsible sent me scurrying for a general contractor who could direct the sequence of results which had to be carefully orchestrated to resolve the problem successfully. I had met Ken many years ago and when the need arose recalled that he was a contractor. Having never worked firsthand with a contractor I had only the nightmare stories from friends, i.e. poor communication, contractor not returning calls, uncertainty as to the order of events, limited daily supervision of the project once underway, multiple delays obtaining the estimate for the repair, insufficient estimates leading to much higher actual costs once the project was underway, subcontractors who don?t show when they are scheduled, subcontractors who leave the work site messy on a daily basis and on and on. Our project consisted of halting the forward movement of a La Jolla home which was built on expandable soil causing several concrete slab cracks and a corner where the living room and office met to be 1 1/2 inches lower than the surrounding rooms. The project initially involved a soil engineer and a civil engineer who calculated how to stop the forward movement of the home and then repair the foundation.  Despite my level of anxiety facing so many unknowns, little by little, I was able to de-stress upon learning my experience with Ken and Sterling Design and Remodeling was shaping up to be a light years improvement from that of my friends. The reason being - Ken communicated with me on a regular basis. He called back when he said he would. He followed up on my questions, gathered more information when I requested it., etc. He was ?on-the scene? almost daily and when not there was in daily contact with his crew to direct their actions, answer their questions. Most importantly Ken kept me continually ?in the loop? regarding the sequencing of events, i.e. the date and time of various aspects of this workers? arrival, and the anticipated day of completion of various aspects of the overall project. Ken was able to make mid course corrections when he discovered several unexpected ?surprises? once the concrete was dug up which, had they not been addressed, would have impacted the positive outcome of the overall project.  Based on the positive interactions with Ken and Sterling Design and Remodeling I will be using him and his architectural and design team on a deck rebuild and interior remodeling of a South Mission Beach home. His Company and team will also be working with me to complete the exterior and interior upgrades of the La Jolla home. I cannot say enough about the positive experiences I have had with all members of his Company. Ken has demonstrated to be a man of integrity, resourcefulness and persistence. I would highly recommend the entire  Sterling Design and Remodeling team and look forward to working with them as we move forward with our upcoming projects.

    LOVELACE ENGINEERING
Job was performed quickly and in the time estimated. It was very difficult to find an engineer willing to take on such a small job. Also, the price was very good. We received an estimate from another firm for three times the amount we paid to Lovelace. We were able to obtain the building permit over the counter, so mission accomplished. Phone calls were promptly returned and the engineer called us for clarification when questions arose.
