    We had an initial design concept - that's about it. John and his team collaborated with us through the entire design and build process and have created a finished product that is far better than even we had initially expected. We enjoyed working with John - not just because of the outcome, but because it was clear that he was motivated by building some great. He adapted to our requests and demands till the last minute and yet kept the overall project moving in the pretty close to estimated time. For all those of us who have had / heard horror stories about working with contractors, this was a complete utopian experience. I highly recommend John and his team and will undoubtedly be calling him for any future projects.

    It west fantastic. I had used John the previous summer to upright a few large bougainvilleas that had collapsed under their own weight. He did a great job with those and we had discussed the state of my patio cover at that time and provided an estimate for a brand new Alumawood patio cover. I expressed interest but had to plan for it as well, so I pushed it back. This summer rolled around, and another project needed attention. This time, I was finally taking care of some severe overgrowth on one exterior wall of my home, and figured we could kill two birds with one stone. I got in contact with John and he came right out... I think it might have been the very next day. He surveyed the exterior wall and we discussed the new patio cover. He provided a very reasonable (updated) estimate to cover both projects, and we got down to business. The scheduling of the job took a few weeks, but that's not uncommon. Once the work started, John's construction manager, Randy, was very communicative and kept me in the loop for the entire project. The old patio cover was down and gone in a day, and the new patio cover went up over the course of two days. The new cover came with recessed lighting and they even added a ceiling fan. Overall, I'm very pleased with the outcome. The exterior wall needed a little stucco patch work and a fresh coat of paint, but even that was nice and quick.

    Everything went very well.  We had Swink's do totally redo our front yard as well as our backyard in the past.  We didn't even get other bids because we knew from the past how professional they are and what good work they do.  The young woman, Brianna, who does the landscaping was particularly wonderful to work with.  If anyone lives in our area they should drive by and see the front yard.  The artificial turf looks so much like real grass we notice people stopping to feel it.  We've even seen people slow down in their cars to look at the yard.

    They did come out and give an estimate and they were very nice, but we had scheduling issues with them. We initially tried to get the work scheduled, and thought that we did.  However, it seems that our scheduling was bumped for a larger job.  We contacted Angie's List for a refund.

    The state of California had mandatory binding arbitration and he, Pentti Lehtonen, wanted me to pay him another $4000.00 because he said that he had been preparing to finish the project and I would not let him come back and I broke the contract. I wanted a minimum of $6000.00 back for supplies and money I had already provided him for poor work that would need to be redone and work that was not done at all. The contractors state licensing board sent and industry expert is a licensed contractor in California and it was determined that he did not meet excepted state trade standers for good and workman-likeconstruction. The state of California awarded me of $9695.92.

    I hired a contractor, Pentti Lehtonen, to build a deck/patio cover over an existing patio area.  The contract was signed on June 21st, 2013, and I was assured that it would be completed by the end of July, 2013, which was important since I needed to start work at the beginning of August.  At the end of December, he had only done, at most, a third of the job and has done amateurish and poor workmanship, as confirmed by other contractors.

    -The contractor disposed of dirt that he had dug up for footings onto our Homeowner Association's private property, for which we could have been fined.

    -After digging footings for posts, he poured cement that did not match the color of the existing stamped cement, which we had not agreed upon.  This eyesore needs to be redone, which will be costly for us.

    -The contractor broke the glass from the window that was removed to make the door frame.  He then tried to stuff the pieces of glass into our regular trash can, but left large and small pieces of glass strewn about, as far as the middle of the street, which made for unhappy neighbors and we could have been fined.

    -He incorrectly installed our French doors, so we had to have the company from which we had bought the doors come out and reinstall them at an additional cost to us.

    -The contractor illegally crawled over our locked fence without making any arrangements with us because he wanted his ladder, which has been left in our yard for about a month.  We had previously told him to never enter our back yard without our making arrangements because we have 3 dogs, one being a large male German Shepherd.  Fortunately, he was not bitten.

    -The contractor told us that the bill from our architect was a total of $6,400.00.  In November, he finally divulged to us the name of the architect he had used.  We then contacted the architect and discovered that the real amount he charged was only $3,400.

    -The contractor told us that the city plans cost $700, when in reality they cost only $245.

    Since June, he has left the project for over 30 days at a time, seeming disinterested in finishing the job, while already having collected most of the money for the deck.  He has continually stated that he needed more money, even though we had already agreed upon $15,200 for the entire job.  To date, we have paid him $14,300.

    The Fix It Man Repairs
    Call Mike on Monday morning, he answered the phone, we talked about the issue and he said he would come out around 1pm.  He called ahead of time (as he said he would) and showed up at the time promised. He looked at the wood, told me what he would do and told me the price. He had time to immediately fix it so he bought some wood, brought it back and fixed it.  He did a beautiful job and I was very happy. I also showed him a gate which I had some concerns about and he told me it was fine and not to worry about it....which is what I thought. But it was nice that he confirmed my thoughts.
