  • I originally read the reviews about Complete Appliance Protection and after had such horrible experiences with large (well known) home warranty companies, I thought I would give them a glad I did! I purchased their protection plan with zero dollar deductible for both rental homes. After having the warranty only a few months, the washing machine in one of the homes started to leak and ultimately break down completely. CP sent a reputable company out immediately, and within a few days, I was told as the machine was not repairable that I would be reimbursed the scheduled amount for the replacement. I ordered the new washing machine from Home Depot, and received the check within a short amount of time. I cannot remember a company that has ever acted so swiftly, whose staff is courteous and professional, and truly wants to resolve the issue at hand. I highly recommend Complete Appliance Protection, a company that takes care of their customers!!

  • As I just told American Home Shield, I'd rather pay thousands of dollars out of pocket than to deal with them for one more second.
    This is how their scam of a company works: when you buy a home, they sell a home warranty to the seller, who passes it along to you.  Then, for a $60 service fee (like a deductible), they will, in theory, fix problems with your appliances.  American Home Shield then uses the tactics of using cut rate labor (all of which have 1-2 stars on Angie's List/Yelp and are extremely incompetent and unpleasant to deal with) and delay/confusion to prevent the buying homeowner from ever properly using their service and extracting any value, thus minimizing costs and maximizing profit.  As the buying homeowner, you have zero leverage over them, other than to not renew the warranty when it comes up.  However, the company has made it very clear to me by their comments and their actions that they do not care about my satisfaction and willingness to renew.
    Interacting with this company has drained me of the energy to go through the whole story in detail, but suffice it to say we have been trying to get our dishwasher fixed for no less than 6 months.  This includes 6+ visits from various outrageously incompetent repair people (third party contractors) that have told us different things every time, missed appointments, etc, and countless hours on the phone with their utterly incompetent and rude reps.  And no, the dishwasher is still not fixed.
    Our warranty extends until October, but I would NEVER call them again.  In fact, I just paid $400 to have our refrigerator fixed by a well reviewed company on Angie's List - it was well worth it, even though in theory it would only be $60 under our warranty.  Ha. 
    This is hands down the worst, most corrupt and incompetent company I have ever dealt with.  How they have not been shut down by regulators is astonishing to me.

  • Every time I needed a service from them, it was not covered. The fine print ruled out a lot of general services I feel should have been covered. After a year, I finally canceled it and was never able to use it.

  • We had a one-year home warranty with LandAmerica. The previous homeowner paid $600 for the warranty as a condition of our purchase. We called LandAmerica when our upstairs toilet leaked through the ceiling into the downstairs living room. They sent a plumber to look at it in about a week. A week! The plumber looked at the toilet but did not fix it. We paid $45 for the service call. We demanded a "second opinion." The second guy gave us a different reason for the problem but did not fix it. The LandAmerica people said they would not cover that toilet because it had been incorrectly installed before our purchase and because a plumber of our choice had fixed a previous problem; however, if we had someone reinstall it and provided proof of proper installation, they would cover it in the future. They also said they would refund our $45 service call fee. We pestered the company about the $45 refund for nearly three months and heard every excuse in the book before we finally persuaded them to send us a check. We contacted them again when our downstairs toilet would not flush properly. A plumber was to have called us, but no one called. Knowing how bad their service is, we didn't pursue it. It was so much easier to call our own reliable plumber, pay slightly more than their fee, and actually get the work done.
