Decks reviews in San Marcos

    California Smartscape
Overall, it went great. We waited a year to write this review because we wanted to see how everything held up, in case there might be any issues that arose after the initial install. Among the firms we interviewed, California Landscape was the most flexible in trying to meet our budget goals while also meeting our overall design intent. Their professional landscape designer, Jesse, did an excellent job listening to our high-level intent and our ideas, as well as contributing his own suggestions. His cost proposal(s) were thorough and included options that we could potentially subtract in order to stay within budget. He delivered beautiful color 3D design drawings that included pictures of proposed plants. Key element of the new design were (1) replacing all concrete with pavers, (2) removing rock that covered the front "lawn" & side gardens and replacing it with more tropical looking gardens, (3) removing the wood deck and installing a 2-tiered paver patio, (4) removing the Bermuda grass and replacing it with artificial turf., and (5) removing a palm tree that was blocking lake views. After the design was signed off, construction was planned. Construction began roughly on time and went largely as planned, although the project took a couple of weeks longer than the original 4 week schedule. We were well informed of each step and each day's and week's plans. Crews were efficient and courteous. The project manager, Leo, was diligent, although he was managing a large number of jobs (more than we expected), so he wasn't on-site quite as often or for as long as we were originally expecting. As any issues arose (either as noted by California Landscape or by ourselves), they were openly discussed and quickly resolved. Some resulted in slight cost increases, others resulted in slight decreases. We felt pricing of any changes was fair and California Smartscape was very straightforward to deal with. They were very professional and we had no major conflicts. At the end of construction, the resulting landscaping looked beautiful, although obviously many of the plants were still quite small and hadn't grown in yet. We received many compliments right away from people who saw the front & side landscaping. We also received many compliments from people who saw our rear landscaping (the house is on a lake and boaters frequently pass by our back year). We were delighted with the way it looked. The only significant glitch that we ran into for the construction part of the project had to do with a railing that we wanted on the raised rear 2-tier paver patio. Although we technically didn't need a railing because of the height of the decks, we wanted one. California Landscaping was not willing to take on the railing portion of the project themselves, but they said they could refer us to a railing contractor who could provide what we wanted. Unfortunately, when the recommended railing contractor showed up, he passed on the railing project because it was not a simple type that he only does. California Landscaping was unable to help us at all once the railing contractor punted, so we were left on our own to source it. That turned out to be problematic. We eventually got it done, but the railing part took much longer than we wanted and it cost quite a bit more than we had planned on. The final result looked great and turned out great, but the railing part of the whole process was painful. The railing aspect of the project was another reason why we delayed our Angie's list review - we didn't want to provide a review until the full project was completed - including the railing. Then the heavy, heavy rains came in the winter of 2017. It was a good opportunity to see how the full landscaping (installed in the spring & summer of 2016) would hold up. We had a 1-yr warranty so we were still well within the warranty period when the winter rains came. Well, the rains prompted some settling of part of the raised 2-tier deck, which caused a section of pavers to tilt upward. The deck area also puddled significantly due to the settling. So, we pointed out the quality problem to California Smartscape. The company owner, Robert, came out to inspect it himself and immediately committed to repairing it back to new. Cost was never discussed, but the repair was done without any cost to us. A couple of weeks later crews were dispatched to repair the paver deck settling problem and they did an absolutely first class job at the repair. It looks brand new and we're confident that the settling problem won't recur. The company held up to their high standard of quality from design, to construction, to any subsequent fixes that were needed later on. We would (and have already) highly recommend California Landscape.

They did a good job. I was waiting for them to come out to get them to finally do it. Finally we made a connection. One that I was disappointed in was that it took forever for us to get together because the guy came out and he said something else that needed to be addressed was to replace this big beam that was rotted, in his opinion. It had paint over it but there was something going on underneath but it was going to cost $80000. I said let's just stay with the original work. So it was hard because I didn't generate money for them. It didn't happen until i called them and reminded them. I don't look at my emails all the time so I kept telling them to call me. He said I scheduled you for such and such date but it was all in email and I don't go to my emails. I bought it way back when and it was supposed to expire. We never got connected. We would reschedule and it just didn't happen. Finally I had to pester them and finally it happened. It shouldn't have happened like that. When he told me $8000 to replace that board I said no, let's just do the end board. It didn't take that long. I said wow it is done early. He said they charge from when he leaves his home, not when he starts working. So the 4 hours starts when he leaves his home. They did good. It turned out good. The guy was good. They charged me and I haven't addressed it yet. They probably should have eaten it up. They sent me 2 bills. One for $58 and one for $70 something. They did good. They were very nice. I would use them again but I'd like it to be in a timely manner.

    River Rock Outscape
It went very well, every day that we came home during the construction the area was left very clean and organized - which to me was amazing considering what was being done. They built proper drainage to avoid flooding in the back yard and the front driveway. These people are great, the guys are professional and easy to work with.

We're very happy with the quality of work we received from Best Rate. Don came a couple days ago to give us a quote. He was on time, and did a very thorough job inspecting the areas needing work. They called us the next day and said they had a cancellation, and got us on the books. Robert and Josh were the guys who came out to actually do the work. They were very punctual -- they said they'd be here at 8:00 a.m., and their trucks pulled into our driveway at 7:59. They have been professional and upbeat while working, and have taken the time to make sure everything was done well. I feel like they went above and beyond our expectations.

    Best-Rate Repair & Termite Company
Three problem areas with the window trim around the front windows:  wood rot, termite damage and one area I wasn't sure what was wrong, but paint would not stick.  I bought a Big Deal and scheduled Don to look at the job.  Don diagnosed the cause of the wood rot area and suggested a fix.  We agreed on what needed to be done and scheduled the repair.  The repair guy, Sergio, was excellent.  He was neat and meticulous.  He expertly removed entire damaged sides, cut new ones, primed and painted everything to match.  He sanded the area where the paint would not stick (there was no rot or damage, just old wood) primed and painted.  Time will tell if that area will stay painted.  The two damaged areas look like new.  I bought the paint and the Big Deal.  Sergio had materials, so I didn't need to buy wood.  The work took exactly 4 hours, and Sergio worked the whole time.  This has been my best Angie's Big Deal yet.

While the effort to install the door sweep on the front door looked very easy, it was a little taller than the old door requiring substantially more time to replace the door sweep but he did not charge me anything extra for doing the work. He was neat and left the premises neat and clean. Very satisfied with the entire project and recommend him with only one caveat - if you have pavers, make him put a drop cloth down if sanding needs to be done.

    Florentino Topete
He is a contractor. I had a great experience with him when he first came out and I gave a good response, but I feel bad now because he turned out to be not that great. We called him back to basically fix something that he had done and he totally ignored it. His followup wasn?t good. He never showed up the second time. He did a very nice job, but he didn?t come back for maintenance repair. He was very good when he first did the job. A lot of my family members and friends have used him. I had given him a high recommendation before.

Rick did a great job rebuilding the deck, creating a railing, building stairs to match the other half of the deck. He was precise and thorough and his work is top notch.
