    This is our second time using this company, both times the appraiser was fantastic, but in this instance Lisa, their Director of Customer Service seriously bent over backward to help us out with the home one of our clients is purchasing. She was amazing and pulled off the impossible, getting an appraiser out to inspect the home the following day and making certain that everything was covered. Amazing customer service, very thorough and helpful technical staff, quick turnaround on the report and just plain a great company all around. We could not have been more pleased with all that they did for us and our client.

    Home Inspection Authority, LLC
    We hired John Laforme from the Home Inspection Authority to do an inspection for a home we ended up buying last spring. He charged a little more than the last inspector we used but it was a quick escrow so we were glad to have someone come out last minute to inspect the home. John showed up on time and the whole inspection was rather quick. He showed us some issues at the house and later sent a thorough inspection report. The reason for the bad review is that 8 months later we had a plumbing issue. When running the kitchen sink, I heard what sounded like someone pouring a hose into a pool beneath the floor. So I crawled into the crawlspace and found a severely eroded pipe (pics attached). By the severity of the pipe erosion, I figured this had to of been going on for several years, yet along during the inspection. The plumber I hired to fix the pipe adamantly agreed that it would of been present during inspection and the inspector screwed up. I contacted John about it and he said there weren't any leaks during inspection. Take a look at the attached pictures. If you think this pipe could of eroded this badly in only a few months, hire these people. If you think this damage would take several years and this guy did a poor job, then look for another inspector.

    Scotland Yard Home Inspections
    This was a great experience because I was very worried. When he got there on time he got to work starting to take pictures. Once he was done doing the inspection he took me and my sister around the property to the issues he found. First he showed us where the gas and power shut off he noticed it was missing a earthquake shut off and told us to report that because its required, then on the power he suggested getting a lock to lock our units power so no one can turn it off. After that we walked into the garage showed us all of his concerns and even mentioned the garage door having a motion sensor  to as he said "protect your puppies". Told us nothing really caught his eye and seemed to really care as well as being very knowledgable. He was licensed and had insurance which in california isn't required. He also said if you guys were my daughters I would lock the access to the roof and get a fire ladder to put out the window. He showed us where all the circuits were and the box. He took his time and also was open about his concerns right up front not just waiting to put them into his report which was nice because the owner of the property was there. I would recommend and use this company and Gerald again in a heart beat.

    Scotland Yard Home Inspections
    Gerald was very professional, prompt and very knowledgeable to his trade.
    He was very thorough on his inspection and took time to answer all my questions.
    He uncovered many issues that I missed and gave many suggestion and solutions.
    I have used a different inspector in the past. He was cheaper but does not come close to the quality that Scotland Yard offers.
    The price is good and is determined by the type of inspection and square footage of the house.
    He also has a pleasant and professional personality.
    I would definitely use him again or recommend him to family and friends.

    A Thorough Guy Home Inspections
    Mike Okamura of A Thorough Guy came out to inspect my home. He looked over everything and provided a detailed report about his findings. I appreciated the pictures that went along with it. This was not to sell my home but to know about areas like structural support, termites, etc. in areas that I cannot get to. He got to them and told and showed me the status of areas in my house. I particularly appreciated this because I knew some things needed repairs but was unsure of other areas that might be more critical. Mike was professional and provided a detailed report in writing and verbally. I only wished I'd taped him right then so I could replay it. Take the tip!

    James arrived early, and had much of the exterior already completed when we arrived. He stopped at that point, greeted the buyers, explained the process and asked if they had any specific questions or areas of concern before beginning. The inspection was roughly three hours long, and included attic and crawl space areas. After he was about finished, he stopped to discuss the findings with the buyers. For each finding, he provided some context about whether the item was likely to be a costly repair, how vital it was to repair, and whether or not it represented a safety concern. He discussed the difference between ordinary, typical findings and those that need to be addressed right away to prevent further damage, or those that pose a safety hazard. His counseling was very rational, calm, informative and non-threatening. The buyers were able to understand the issues, and left with realistic expectations about how to address the problems, separating the real issues from ones that easily could have been exaggerated. He was also helpful in recommending the types of service professionals who should be consulted for further the buyers a place to go and a path to finding the answers they needed to satisfy their questions about the condition of the property, and whether or not the and quot;bargainand quot; was a good one for them, all things considered. He also made himself available to the buyers for follow up questions and phone calls. His many years of first hand knowledge as a contractor is evident, has consistently been accurate and is always helpful. Many inspectors out there are egotists who seem to be more interested in showcasing how much they know, or telling everyone who will listen how and quot;theyand quot; would have done things differently, rather than being sensitive to the real fears and concerns of a buyer. James is always very thorough, will not and quot;pull punchesand quot;...he'll tell you the straight truth, (whether the Realtor likes it or not) - but does so in a manner that doesn't cause more concern than the actual situation calls for.
    His report is a checklist format, with comments that explain the findings and make general recommendations. I don't ever and quot;chooseand quot; the inspector for a buyer- that's the buyers choice, but I always am pleased when the client chooses James out of the options presented. He did a great job on this inspection, and always does.

    Home buying is already quite stressful in its own right. Have 1 less worry and gain confidence in what you're buying by getting a thorough inspector. Very punctual, beat me to my own home inspection by half an hour. Ned, the owner/inspector, knew what he was doing and was very, very thorough. He called minute fixes that other home inspectors would just simply overlook, bypass, or ignore. Excellent communication and follows up. Emailed me detailed inspection report in PDF format, as well as a hard mailed copy. Don't just let anyone else inspect your home, this guy is the real deal. He drove from their office location in Bellflower to the San Fernando valley. He also beat competitor's price. Will do business with again.

    Armando promptly returned my call to set up an appointment..  He did a thorough job and spent around 3.5 hours performing the inspection.  He was very thorough and took the extra time to explain and answer any questions that I had.  He provided recommendations on how to remedy some of the problems that was found.  I was emailed a 40 page detailed report the next morning. Armando is extremely reliable and it was a great experience working with him.

    We are first time home buyers, and Greg performed our first home inspection. Since this is our first time buying a home and we don't know much about the construction of homes we were scared and nervous of our decision. Greg went above and beyond to calm our fears. He went to the home the night before our meeting to get a head start. Our fee only covered the day of our inspection so this was above the call of duty. The day of our inspection he spent 3 hours with us thoroughly going over everything inside and out and answering all of our questions. He stayed another 2 hours to finish his notes and pictures after we had to leave to go to work. As promised, the day after the inspection we received an amazingly detailed (almost 50 pages with pictures) and easy to read inspection report. Having someone like Greg on our side instead of having to rely on the word of people who are only interested in "closing the deal" was priceless. Anyone would be lucky to have him.
