    Rob was the glue that held our deal together!  We were having so much trouble getting a loan finalized and Rob was able to deal with the sellers (who weren't easy to deal with!) and keep them satisfied so that we could finally get our loan to work out.  He was also handling both the listing and selling agent's part for  a home we were selling.  He is so personable, capable, and responsive to our needs.

    My husband and I recently bought our first home in Redondo Beach with Todd Pearl as our realtor��� what a great experience!  We were referred to Todd by a friend who also bought with him.  From our first conversation to delivering the keys, Todd was extremely responsive, personable, and professional.  He first met with us for over an hour to get to know us, our lifestyle, and a sense of what would be most important to us for our first home.  He then sent a customized e-mail list of new listings every day, quickly arranged showings, and patiently talked through the pros/cons of each place. 

    His expertise was immediately apparent when we put in our bid��� he helped us craft an offer that would appeal specifically to the seller and gently coached us through the negotiating process.  Todd guided us through the appraisal, inspection, and price adjustment on a short escrow timeline, making sure that we fully understood every step along the way and graciously answering all of our questions. After the sale was official, Todd continued to check-in with us and gave us a list of recommended plumbers, contractors, etc. to get us started. 

    As first-time home buyers, Todd educated us about the whole process and helped us to feel confident in our decisions every step of the way.  We couldn���t be happier in our new home!

    Lucas listed and sold my mother's condominium after she moved to independent living. He made a very difficult and complex real estate deal as easy as possible for my family. First he convinced us we could get a better price then we thought for the property. He then helped take care of getting the property ready for showing and sale as my sisters and I were not living nearby. Lucas organized cleaners, painters, repairs  etc. at reasonable cost. We simply could not have done this without him. 
    We quickly got offers for the property but had to deal with a very difficult HOA. Although several buyers were lost due to the ridiculous HOA board approval process, Lucas kept at it and continued to find us a good buyer who was eventually approved by the HOA. Lucas also dealt with various legal and estate issues required for the sale.
    I have dealt with many realtors in my lifetime but quite honestly I have never worked with someone as honest, dedicated, friendly, caring and competent as Lucas Sattan.

    I purchased my first home recently with Todd Pearl as my agent.  It was a short sale in the South Bay area.  There are honestly not enough good things I can say about Todd.  He made my experience as a first time home buyer a great one!When we first met, Todd got a sense of the type of home I was looking for.  I was new to the process and not in any hurry to buy, so he set me up with a tailored search for new properties as they came on the market. I was very picky with what I was looking for and ended up asking Todd to show me A LOT of properties over the many months that I searched.  Todd was always happy to do it, and he never pressured me in any way.  It may sound cliche, but he is a firm believer in helping you find ?the right home for you,? and was happy to schedule some time to view yet another property I was interested in.
    You can tell just from speaking with Todd that he is an expert in his field.  On all the viewings that we went to, Todd was able to provide numerous insights.  Topics included info on local schools and parks, good and bad design choices for renovations, potential issues with a property that might cause trouble later, etc.  Todd was always honest and direct when he gave his opinion.  Also, while I didn't enlist his services as an attorney, his legal background also gives him that much more insight on the homebuying process.
    When I finally did decide to put an offer on a home, Todd was professional and very quick to act.  My property was a short sale, so Todd worked with all parties involved in order to move my bid along toward escrow.  It was a very complex escrow process, but he was commutative with me every step of the way and was very clear with me about the things I needed to get done to move the short sale process along.  During this time he was always happy to answer all of my questions, and always quick to give me status updates as things progressed.As a first time buyer on a short sale property, I thought I might have been getting into more than I could handle.  But Todd made the whole process from start to finish as pleasant and stress free as it could be.  Needless to say, I will be going directly to him the next time I buy or sell a property.  Thanks Todd!

    I had 3 sons, a 98 year old Grandma, my wife, a bunch of animals, and myself to get situated in a downsized home in California, while I worked and lived part time out of state in Kentucky.  I had to start my new job right away and didn't have much time to oversee the details of coordinating the sale of our house in Redondo Beach.  Todd handled so much for me, well above what a Real Estate Agent normally does prior to the staging and listing of a house.  Todd assisted us in getting in touch with all the necessary trades and he dealt on my behalf with my companies relocation company, Paragon.  He was so respectful of how important my time was and how limited my time was in between trips. 

    In short, Todd's super professional Web Marketing, Pricing advice, Staging, and Brokers open, created a lot of interest and our home sold at list price, in just one week!  We began to shop for our new home all in the same window of time, bought a place, and also began all the necessary escrows all while keeping us in line and compliance with the relocation companies requirements.   . 

    Todd handled all the details for both the purchase and sale. Todd kept the first time buyers, who purchased our home, escrow on track, the sellers, who's home we bought on track, and he and I agreed that I would require one week of temporary living at a local Residence Inn.  Todd was there to assist my wife personally on all the necessary details, while I worked in Kentucky.  He even managed to get the house Termite treated without us having to move Grandma, the pets, and the crew out more than once.

    As usual, as the escrows were nearing their close, the new buyers had issues with their close and the seller of the Townhome we bought, did not have anywhere to go because her purchase escrow was also experiencing delays.  This is when it got really interesting.

    I told Todd I can only be home for 9 days, so we needed to close the sale of our home, close the escrow of our purchase, move into temporary housing, move out of our home, and move into our new home all in the 9 days!!!  The new buyers were having issues, so they actually closed very close to our purchase escrow, so the move was almost ideal.  Todd scheduled and coordinated most of our appts. with both Escrows and Relocation Company for us.  He followed up with a call after ever apt to insure everything went well or address concerns.

    Our escrows and closings went so well, that we actually felt bad for the other two parties, because Todd did such a great job keeping everything on track, that it kind of made the other agents look a little bad. LOL! 

    We only stayed in temporary housing for one week, closed the sale of our home up to the requirements of our relocation company, moved out, closed the purchase, and moved Grandma, the pets, and the whole Huante crew as planned in that one trip home. 

     Even though I would  get a little stressed out trying to keep my wife happy while I worked out of state, Todd constantly provided my wife and me reassurance and honesty, all while he remained so calm, patient, and professional.  At the close, the Real Estate package Todd provides in a binder and CD is incredible.  It summarizes the transactions very clearly and assisted us very well during the filing of our income taxes.  Looks like something you see from a major corporation.

    In closing, please accept my personal recommendation of Todd Pearl for all your Real Estate needs.  Since Todd is a Real Estate Attorney and Broker, he highly exceeds all the normal qualifications of an average Real Estate Agent. 

    I am an Executive for Toyota Motor Sales, USA, so my time at work and free family time is very precious.  Todd Pearl, with Pearl Properties can handle any difficult situation and will respect your time, schedule, and family needs better than any other Real Estate Professional I know.     Rob was amazing. We met him at an open house and contacted him once we got serious about buying in the South Bay area. Rob was very knowledgeable about the South Bay market and was very honest with us about houses/neighborhoods he thought we would like/hate/should consider, etc. based on our expressed needs/wants. This helped us to narrow our search more quickly and also made us feel that Rob was honest and forthright with us, and not simply looking to make an sale to us.

    He was also incredibly helpful throughout the offer/negotiation process. He negotiated really effectively, returned calls to us and worked on the negotiation well before and after normal business hours in order to make sure the deal happened and to keep us apprised of the process. Rob was also very honest with us throughout the inspection process and escrow. His knowledge of this whole process and experience with local inspectors, mortgage lenders, etc. was a huge help because it ensured that we were working with people that were not ripping us off and who had great working relationships with Rob already. We still rely on Rob for recommendations for services we need around the house - chimney sweepers, plumbers, carpenters, even a nanny.

    Rob was a joy to work with and my husband and I will surely use him again when it comes time to sell our home and buy a new one. He made the entire house buying process as easy as it could be and we felt like we were in good hands throughout the entire experience. We could not recommend him more strongly.

    I found Ali through Angie's List. He was one of three realtors we interviewed for the job. The thing that impressed us the most about him was that, while the other realtors tried to scare us into listing our home quickly, Ali recommended waiting to see what a pending sale and another home on the maket would do. If the one closed higher than the list price or the other changed to pending at the list price, it would justify a better price for our home. We took his wise advice. The house for sale went into escrow at a great price and we decided to have Ali sell our home. It was clear from the beginning that he would use every technological tool available to sell our home for the best price possible and never hesitated to follow up with agents who had shown the property. Our home did not have many comps because of it's relatively large backyard and extra bedroom compared to similar aged town homes in the area. When agents questioned the Iisted price, he would explain to them why he thought it was fairthey would listen to his arguements and would ultimately agree with him. He was always available to answer questions and walk us through the complicated escrow process involving VA approval of our HOA. He clearly laid out our options at each step of the way and readily gave us an honest opinion when asked. I am convinced that without his market and technological savvy, we would have not gotten enough for our home, to make it worth selling. Likewise, once we opened escrow, we were anxious to start looking at homes to buy, knowing that the market was climbing. He again, recommended that we wait until escrow was further along because an offer contingent on selling a home would to be competitive. We did. Once escrow was close to closing though, he met with us, assessed our preferences and priorities. Since location was a big deal to us, he created a unique spatial search parameter for us! After just one week of looking he helped us put a lowball offer in on a property that met all our high priority preferences and then, by talking with their agent, analyzing the comps, and continuing to search for other listings, helped us submit a counter offer, stll under list, that was ultimately accepted! We are now entering the escrow process again (from the other side this time) and I have no doubt that Ali will be there at every step of the way to calmly answer all of our questions, concerns, and crazy "what ifs". I would rrecommend Ali to anyone looking to buy or sell a home in the South Bay. I would also hire him again, without hesitation, if we are ever in the market for property again!

    Todd approaches the buying process with the thoroughness of a project manager and the patience and understanding of a good friend.    We were shopping  for several months during a period of VERY low inventory, and my fiance and I had a very particular idea of what we were looking for.  Todd showed us literally dozens of properties, and, after he learned what we were looking for, frequently eliminated those he didn't think would appeal to us without us having to go look.  He never tried to convince us to buy anything, never complained that we only made offers on a handful of properties, nor did he ever voice frustration that most of our offers were aimed to get us a good deal--not ensure that we'd have our offer accepted.  Throughout the seemingly endless search, not only was Todd always upbeat, but he also remained extremely responsive, a quality that I believe is what finally got us into contract on our perfect home--a day before it saw the broker's open. 
    Once the searching was over, Todd relentlessly managed all the details of the transaction.  He gave us a timeline for the full escrow process and explained everything, helped us find a direct lender that could work with our complex financial situation, and continually followed up with both us AND the lender to make sure everyone had all necessary information to get our loan approved.  It's really amazing how Todd never stops working for you--not after you're under contract, and not even after you close the sale!  He continues to be a great source of info for me whenever I have a real estate question, even though I don't plan to buy or sell anything any time soon.
