    Called John Manning Pluming for septic tank pumping.  Set the job up and on that day received a call from the office that they had an emergency and needed to reschedule the job. The job was set for the next week. On the day of the job received a call from Bobby who said that he was on his way to our house for the septic tank pumping and wanted to make sure that everything was still on for today. Bobby arrived and explained the job proceeded to us and we agreed with his recommendations for the job. After digging out our inlets (which were five feet in the ground) Bobby showed up some pictured of risers that he installed to bring the inlets up closer to ground level. John Manning came with his pumping truck and pumped the septic tanks out and made a few recommendations for us to follow in the future to help our tank last longer. Bobby installed our new risers and refilled the holes and level out the dirt. Over all this job went very good and we will call John Manning Pluming again. P.S. The emergency was while digging for a new install of a septic tank the hole caved in.  I can not fault John Manning Pluming for that.

    As a requirement from the escrow company, I needed to get my septic tank pumped and certified before they would approve the sale of my home to the prospective buyers. Since this is a service that you don���t normally have performed very often, I needed to find a plumbing company who along with their employees would have integrity and be reliable. The environment has changed and in not all cases for the better. For many people, the area of personal integrity has become more than blurred when considering what it means to make a commitment and give your word. My first and only call was to John Manning Plumbing and I hit the jackpot! John, Shirley, and Bobby are truthful, upstanding, honest people of integrity and strong moral character. I won���t call anyone else for any of my future plumbing needs and I strongly recommend them.

The crew that pumped out the septic tanks that I had did so in a professional manner and took the time to let me know the size of the tanks that I had and a little about them. I also had a repair job on a water line that they took care of after they finished the septic pumping. The plumbing job was done quickly and I was very pleased with how everything was accomplished.

    this was a lesson in "buyer be ware" - and "know what you're buying"!  probably more my error for not following these cardinal rules!
    the story is long and complicated:  but I'll try to keep it straight-forward.  I needed a septic inspection/certification for the sale of my house.  I contacted Alex Sanitation on the recommendation of a neighbor.  My first "warning" sign should have been that they wanted my credit card number before they even stepped foot on my property!  (Danger Will Robinson . . . Danger Will Robinson)!!  I was told that the Septic Inspection/Certification would run between $550 - $850 largely depending on how much digging is involved.  This was consistent with another company I had contacted. 
    On the first visit - I learned that my tank was not where I thought it was!  (Lied to by another company when i bought the house).  So . . It turned out that the tank was buried under a mound of dirt about 1 foot higher than the actual grade of the yard.  I chose not to pay some company to dig out the tank - I can dig just as well as the next guy.  so I sent Alex Sanitation on their way and rescheduled.  Now - I had to reschedule a few times due to other conflicts - but I always called the day before. 
    I dug out the two caps to the tank.  Alex Sanitation returned to pump, inspect, test, cert etc.  Long story short:  the equipment did not work properly - wasted time changing parts.  Couldn't locate the leach field because the equip. didn't work.  Stood around for > 30 minutes waiting for a camera guy.  Stood around chatting with the camera guy.  Took their good-natured time setting up the camera.  Spend time changing equipment so it works properly.  Etc Etc Etc.  They finally found the leach field, tested, pumped and packed up.  Three hours later - for what should have taken maybe 1 - 1.5 hours!. 
    OK - time for the bill.  They wanted to charge me for 5 hours of labor!  Uhhhh no:  I wasn't going to pay for 'down time' when equipment doesn't work properly.  I'm not paying for digging that didn't happen.  There was about 2-2.5 hours of work.  When I asked for an itemized invoice to "approve" before they charged my credit card - I got an Argument!  somehow Alex thought it was unreasonable to provide me with a written, itemized invoice, before paying their bill.  He just wanted to charge my credit card for what He thought was an appropriate amount.  How hard it is to send an invoice - via email - that I could read and approve??  Alex basically said it took 'longer' because I didn't know where the tank was, and that I hadn't provided county plans indicating where the tank was!  Uhhhh - Alex never requested those documents, nor did he tell me I might save some money/time by having those documents (not having to look for the tank - which only took an extra 15 min. to find).
    He tried to argue that I was being difficult because I had to reschedule 2-3 times.  Uhhhh - life happens!  I was always courteous and professional to call at least 1 day in advance.  He tried to bill me for time for no work done:  like his guys showing up 1/2 hour early!  Sorry I can't just drop everything because your guys are here.  I had a scheduled appt and other things to do before then.  I made them wait and they tried to bill me for it! Sorry!  And their guy damaged a limb on my front tree - starting to cut it off without my permission so he could get his truck in!!  You don't just start cutting branches off your client's tree - particularly when they are home to deal with the issue!.
    He quoted $80/hour to dig out the tank; then charged me $100/hour on the invoice.  He tried to charge me an extra hour for the "pump and inspection" till I saw that it was already included in the "base" $550 price (glad I asked for an itemized invoice).  If the 'pump and inspection" includes an hour of time - you can't bill me for that hour as a separate charge!
    This was somewhat my fault for not insisting on an itemized estimate BEFORE the appointment:  not just a ball-park figure "depending on XXX".  Though, when I first called Alex Sanitation for a quote - I got nothing more than a 'ball park' estimate and alot of back talk about how it's hard to estimate costs.  yeah.    I'm self-employed and when my clients ask me for an estimate - I give them a true, itemized estimate.  And then I stand by it, even if it takes me longer - or I charge them less if it's easier or takes less time.
    I imagine that many (most?) people aren't home when their septic inspection is done.  I don't let contractors on my property unless I'm home.  This is exactly why.  I would have had no recourse had I not been here to "supervise"! 
    I found Alex Sanitation to be  . . . 'less than professional and honest'.  I should probably give a grade lower than a C - but I guess I've just come to expect dishonesty when dealing with contractors (like the equipment operator who quoted me 4 hours for a 1 hour job to move dirt) - so - Alex Sanitation is par for the course.    I suspect it's largely because I am a single woman.

    We had just moved in to our new home. Our septic tank was supposed to be pumped per our escrow instructions. The septic company used by sellers only pumped the liquid out rather than all the other stuff. Therefore, we were getting a sewer smell every time we used the showers and washing machine. To try and stop the smell we called John Manning, who was highly recommended by a friend. The owner and an employee showed up when they said they would looked at the project and gave us an estimate of $1500.  The project was originally going to be installing something in the tank that wasn't originally installed from what they could see. Upon starting the project, they cleaned the tanks, got in there to install a "t" part and it was installed in a different spot than it should've been. Therefore, they didn't need to install that part and took money off the original quote. They finished the project with putting risers on. This company is very honest and will tell you exactly what you need and how they are going to do it. They show up on time, dig up what they need to and put everything back the way they found it. In the end, it did help with the smell from the sewer vents.  Thank you John Manning Plumbing! In the future, we will always use this company and highly recommend them.
