    I was upset that my previous certified HERS  test did not include a re-test which was recommenced by my HVAC installer.  Now I realize that I should find my own certified HERS rater.  So I looked and found my HERS rater through the testing provider CalCERTS.com for the State of California.  I explained to Rate My House owner Vlad the situation that I needed to verify that I really did pass the 6% duct loss and needed it as soon as possible.  He arranged to come and was prompt, very professional and loves his job!In fact, Vlad had special equipment that he personally made to insure that the ducts (with popcorn ceilings) would be very airtight. I was very impressed.  And the ones on the wall are done the usual way.  Vlad makes sure that he uses the 3M expensive blue tape for attaching the sheeting to the duct vents which will not peel the paint on the walls.  Before Vlad came to do the service, I made sure that I  got all the pictures,  furniture and all nicknacks which are in front of the registers and under the registers to be clear since they need to put a ladder to get to the ducts if high on the wall or ceiling.  ( Just a note that if you have any ground registers or lower registers on the wall need to have at least 1 foot clearance all around so that the material that is used can be attached to cover the registers so that no air can leak.)  I made sure that I covered all the flooring under the ceiling ducts with padding since I have hardwood floors and do not want impression from the equipment or the ladder.I had a lobby ceiling register which was 20 feet high.  You need to tell Vlad if you have high ceilings since he does not carry such equipment unless you inform him at the time that you make your appointment.  I have a 3 story ladder so that is not of a concern to me.He did the testing quickly and I had 4% loss of duct air only -- so that I really had passed under the 6%.  He was impressed since it was the best rating for a 5 ton that he had done.But as we spoke,  I mentioned the freon testing that I would like him to do.  He suggested that it be on a hot day since freon expands on a hot day and it would be the better testing results.  But Vlad check the Temperature Measurement Access Holes (TMAH). TMAH(s) are required for TITLE 24 compliance. In order to measure refrigerant charge these holes must be placed in the system by the installer.  I found out that my HVAC installer had not done these TMAH holes.  So Vlad gave me instructions that are specified by the code of exactly how they should be installed -- which I was told that it was on the forms which needed to be passed -- so how did the previous HERS rater pass my HVAC installation if these TMAH holes were not there.So my HVAC installer expained that he did not put the TMAH holes due to the duct testing which would affect it.  And he would come back and install the TMAH holes so that we can run the TMAH test.The Rate My House Vlad rater stated that the HVAC installers do not like him -- which I can understand since Vlad will fail these HVAC installers and make them re-do it according to Title 24 compliance codes.  This makes sense since why would an HVAC installer call an HERS rater who would make them jump the hoops instead of calling a HERS rater which would not make them jump the hoops -- I'm not stating that all the other HERS raters are dishonest, but Vlad is a HERS rater who is very detailed and wants just to do what is "high standards" work for the Title 24 compliance codes.  I'm calling Rate My House Vlad back for the freon testing -- that's for sure -- and I really appreciate him to explain that I needed the exact installation for the TMAH holes to be done by my HVAC installer, before Vlad comes back to inspect the freon.Very happy with Vlad who is honest and wants to make sure that all homeowners will recommend him since HVAC installers (very few) will call him because he is very particular and has high standards to ensure that the HVAC installers have done their work properly.... now I really understand what a quality HERS rater is all about.

    Hand wrote a quick report.  I feel like I could have called and HVAC for an inspection and had similar results.  Not really as advertised.
