  • Mike Mamen called back within the hour. Next day I showed him the problems with my 90-year-old garage's roof and wiring. He tell me that existing 2x4 rafters could be sistered rather than replaced with 2x12. Additional 2x6 tie beams across garage. He recommended all new shingles, garage door, side door, window, lights, and outlets. Exterior paint on stucco and wood trim. Mike recommended replacing the house 100A electric service panel with 200A, in addition to trenching a conduit between house and garage. He also recommended grading behind the garage to route water away from its foundation. Also, adding gutters and downspouts to both the garage and house. Later we discovered that the house's facia needed to be replaced. He drove me to two current job sites, introduced his crew, and showed the work being done. Mike is knowledgable, direct, friendly, and talkative. Listens to my concerns and ideas, then presents options and his recommendations. Responds to later questions and text messages. Knows local building codes and permitting process. Works by the book -- written contract proposals describe the job and materials. Flexible in handling changes and unexpected glitches. Does minor tasks gratis. Personally attends inspections. Likewise, foreman and electrician Luis is friendly and competent. I am pleased with the competence and results of MF Construction and Design. The entire job took about seven weeks. It was more expensive than I would have thought. OTOH I did not get other bids.

  • I recently used Preferred Home Builders to renovate my small house, and was extremely pleased with their work. I’m not sure how their prices compare to others’, but they were open about costs and warned me to expect costs associated with change orders. I interviewed other general contractors, but found only PHB both professional and personable. They were amenable to my getting other quotes for aspects of the work: I had my own workers for the shower door and painting, but otherwise used all the Preferred crews. The kitchen and bathroom needed to be completely re-worked, and Ran helped me design spaces that work beautifully and are very attractive. I had an idea of what I wanted, but he added the practical to it, and informed me of the requisites. He also planned the space on the computer (several renditions), so I could see it in 3D. He managed to keep the spaces true enough to their 1923 roots, while making them work for 21st century needs: For instance, he suggested enclosing the light and exhaust fan in the existing space above my old Wedgwood stove, so that it is unobtrusive, and the stove seems to stand on its own in its original niche. He knew I loved that setting, had obviously been thinking about it on his own, and had come up with this very practical and responsive idea. The bathroom is a tiny space, and was very eccentrically laid out by the previous owner. The new layout makes use of what little space there is efficiently, and the end result is lovely. I discovered that the wiring and plumbing needed to be completely re-done; the wiring was original to the house, and I was not comfortable with it. My only dismay with Preferred is that they did the rewiring, but did not include the re-plastering of the holes they had made, since they were not doing the painting. I am told by others that this is normal, since they were not doing the painting, but I continue to think it should have been part of the re-wiring. However, they were upfront about it, so I really can’t complain. The plumbing in the bathroom literally crumbled when it was touched, so I redid the whole house. Preferred not only handled the permits, as they did for all the construction, but kept on top of the city, so that they would do the inspection sooner than they had planned. Edoe is the project manager, and manages to put together the pieces so that they fall into place one by one, an admirable ability for an exacting task. Except for city inspections, which occasionally held things up, there was very little waiting around for the next phase of the work to get going. And the various crews were pleasant, respectful, and cleaned up after themselves. The house has many quirks, such as un-plumb walls, and Preferred made accommodations for them so that they are not noticeably askew. When I had concerns about any detail, Ran and Edoe saw that it was corrected; they wanted me to be satisfied with the results, and I am (as you might be able to tell). Recently, one of my circuit breakers tripped, and I could not get the new breaker box open. I don’t yet have my own electrician, so I called Preferred and Edoe took the time to call the electrician who had installed it, call me back, and walk me through the safety mechanism, so that I could re-engage the circuit. I didn’t feel any hesitation or reluctance from Edoe, just a quick response to the dilemma. That’s service with a genuine smile! I will use them again if I do any other work, and highly recommend them.

  • Michael came to estimate the job on Saturday, he and his crew showed up on Monday and Tuesday and got the job done. The results are excellent, with true lime plaster, instead of the mixed drywall mud that generations of the uneducated had left behind. I'm impressed with the fine finished surface on the walls, which are now ready to paint. First rate work, on time and on budget.

  • We completely gutted the inside of our 2000 square foot home and we were fortunate to have Smadar and Open Hand Remodeling by our side. Our home was built in 1942 and the previous owners did not do any major updates. We remodeled our kitchen, knocked down some walls, converted a flat roof into a pitched roof, bathrooms, floors...you name it!!! They told us it would take 3 months and IT TOOK 3 MONTHS. We have heard horror stories about broken promises and we were nervous about choosing the right contractor. We interviewed at least 10 contractors. Each encounter seemed like a speed dating interview and it felt so overwhelming. We saw it all! My wife and I felt a good connection with Smadar from the get-go​. We appreciated her attention to detail when she first came to our home. She really listened to us and actually took measurements and notes (unlike most other contractors). Our decision to choose OHR was not based on pricing. We did not want to choose the lowest bidder. On a scale of 1-10, OHR was a 6. They were not the cheapest or the most expensive. Smadar kept us in the loop at all times. Wife and I both work long hours but Smadar would text us pictures of the remodeling progress. We were never left wondering what was going on. She even carved our initials on fresh concrete when we were on vacation. No project gets complete without surprises or issues. Especially a huge project like ours, but Smadar and Danny acted swiftly whenever an issue or problem arose. Thank you Smadar, Danny, and the rest of the OHR crew!!! You made our house into a home. We are very sad that we will no longer receive your daily text messages, emojis, or photo updates.

  • We are very disappointed in Mr. Padilla’s services and morale. He seemed like a very nice, likeable and knowledgeable person and I’m sure he is. He first asked for a forward payment, which we gave him and after that there was no work that he produced out of that. He convinced me that he couldn’t start until we moved all of our items out of our condo and he offered to pack them for us. We specifically said not to donate anything before we reviewed and he still did. All of our most valuables were gone by the time we went there to check and he never packed the rest he just left everything in a mess. He never painted because he wanted to do floors first even though we had agreed otherwise. In the 2-3 weeks he was in our house he painted one wall, sanded kitchen cabinets. He installed light fixtures incorrectly and we had to hire an electrician to fix it later. At some point we asked for the location were he had donated our belongings and when we went there we could not find one item that belonged to us. It’s really unfortunate that we lost some valuable, we lost our time and we lost $2,500. He bought supplies using my credit card once and he never showed me the receipt even though I asked several times. That was several hundred dollars. We changed the locks to our condo after he stopped showing up. We needed to protect our property. He threatened to sue us for breaking a contract which was a contractor invoice (not contract) and for leaving he’s tools there which after our calculation was less than $100 worth. The paint he bought was a couple of hundred dollars. All does not equal the amount we lost. All in all we are glad he is out of our lives and we will never hire someone we don’t know again.

  • Raffi and crew painted our interior quickly (2.5 days for a 825 sq foot house with 1 day being a large amount of patchwork), on time and it looks beautiful. He even came back and touched up a spot that looked splotchy after the drywall repair/patchwork. Highly recommend them for any future painting needs.

  • We first want to thank everyone that worked on our Kitchen and our smaller In-law suite kitchen in our home recently. Everyone was very professional, courteous and clearly worked hard for us. Both Kitchens are so beautiful. The in law suite seemed to evolve from a small corner space with an old cabinet and sink to an amazing piece of craftsmanship. I could literally live there now myself and feel comfortable cooking in the kitchen. Of course in our main house the work is even more grandeur! We weren't sure exactly how everything could turn out and we clearly were short on ideas on how to create what we knew we wanted but our project manager met us with many great ideas and design possibilities and even gave us a detailed schedule that laid it all out. It took a while but everything went as planned. Our appliances arrived a day early and instead of them just waiting until the next day (on the calendar) they installed them while finishing up our cabinets. Who does that these days? We really appreciate this company and for the money we spent we feel strongly we received every dollars worth. Professional, creative and honest. We also came in at the finish line 4 days earlier and received raving applause from the inspector on our in law suite project. We recommend Concept Renovations with all 5 stars!

  • Complete Studio remodel. On this studio remodel project Mike (Moshe) and his crew did a great job. They were meticulous, punctual and Moshe was extremely responsive. Virtually every time I called or texted Moshe he responded promptly and was courteous. Please note that Moshe is NOT cheap. He was the most expensive of the three quotes I received, but I feel the quality of work on this project was worth the extra expense.

  • Avi from So Cal Builders & Design Inc was our general contractor for our house's addition/expansion. This is the 2nd time we worked with Avi and his team, after he helped us completely remodeled our existing house, we know he is the perfect guy for our phase II of building the addition to our house. Again, Avi is so great to work with! He is very knowledgable on all construction related work and he is always available to help with whatever. He is able to come up with super creative solutions for all our requests/wants, we couldn't be happier with the work from So Cal Builders & Design Inc! My city is pretty strict come to all different types of code, Avi was amazing at managing all the city requests for us, I am glad that he helped with all that stuff for us so we didn't have to worry about anything. The work itself is truly awesome, and Avi and his team are here for us even when the work is completed when we need anything. I completely trust Avi and will for sure recommend him to anyone!
