  KP Construction

  Do not use KP Construction! We had and are continuing to have a terrible time with a bathroom remodel that the owner Kamran Pedrampour did for us. This is a complete bathroom remodel that Mr. Pedrampour did all himself, with the exception of bringing in a single sub-contractor for the electrical. We have a manufactured home, which not all contractors work on, and which we addressed with every contractor before we even asked for a bid on this work. We have had multiple leaks, terrible finish work, an incorrect window installed, roof damage due to a very strange piping decision he made and he has been rude and dismissive throughout. We are now having to have a new contractor come in and completely redo the work that was done less than 6 months ago. We have not received a response from Mr. Pedrampour or anyone at KP construction to our most recent unfixed leak and we are now past the point of being able to work with him or allow him anywhere near our home. I caution you, do not work with this company or Kamran Pedrampour on anything for your home! One of the most frustrating parts of this whole situation is that Mr. Pedrampour is adamant that he has done everything correctly, despite being confronted with the multiple leaks and issues we are having. He takes zero responsibility for things being done incorrectly and always has a story or someone else to blame. We are a young couple and first time homeowners who will now have to spend at least another $15,000 to repair the only major renovation we have done on our new home and have had to put all other projects on the backburner to focus solely on this horrendous situation. It is upsetting and disappointing beyond words and we don���t want anyone else to have to have an experience like we are currently dealing with. In case this isn���t enough to convince you, I have provided details on multiple instances of complaint below. I also have abundant photo and video evidence, which unfortunately this platform does not allow me to post. 1. The brand-new shower leaks badly into the wall and floor. We believe this is due to an incorrectly built shower pan and insufficient waterproofing. We have now consulted multiple other contractors who confirm that the work was done incorrectly. Mr. Pedrampour also explained to us how he built and waterproofed the shower, which is NOT consistent with how shower pans are supposed to be built per CA code. As a result of this, we are having a significant leak underneath our house and we suspect into our walls as well. Mr. Pedrampour came by and put some caulk over the bottom grout claiming this was the source of the leak due to the recent earthquakes, but this did nothing to fix the leak. As of writing this Mr. Pedrampour has failed to respond to our follow up email about the ongoing leak. 2. Damage to our new vanity. Mr. Pedrampour did not properly install the piping to our vanity (missing gaskets, incorrectly placed stopper, hand-tight fittings). As a result of this we had 2 leaks that caused water damage to our brand new $1,300 vanity. When confronted with this Mr. Pedrampour took no responsibility for the leaks and refused to compensate us for the damage. 3. Incorrect window. Mr. Pedrampour installed a vertical slide window as a horizontal slide window. When buying the window he texted us a photo and I asked him if it was a horizontal slide and he replied that it was. This was either a lie or Mr. Pedrampour, who claims to have over 30 years of contractor experience, is unable to tell the difference between a vertical and horizontal slide window. We later realized it was labeled as such, confirming our fear that he had used the wrong window. Additionally, he told us that he bought the window at Economy Glass in Santa Monica. When we spoke to Economy Glass they said that he had not purchased it there any time in the last year. We suspect that Mr. Pedrampour had this window left over from a previous job and used it incorrectly on our home to cut costs. We have now spoken to multiple other contractors and an inspector who have all told us this window being installed incorrectly will result in water leaks into our home. They also told us that this is the wrong window because it is a window designed for new construction, not a retrofit. 4. Roof Damage. In a stated attempt to brace the rainfall showerhead in our bathroom, Mr. Pedrampour placed piping on top of our roof, cutting through the roof to connect it down to the bathroom. He then braced this piping, now sitting on our roof, with a small piece of wood in the most rinky **** fashion imaginable. He did not properly seal the holes he made and now we have roof damage that must be repaired on top of everything else. 5. Outdoor shower. Mr. Pedrampour built an outdoor shower deck for us. It was not at all to the specs I had asked for, probably due to him never writing any notes down. He made it out of pressure treated wood and then did not seal or paint it. Pressure treated wood contains chemical and is not supposed to come in contact with skin unless it has been sealed. His failure to do this shows a lack of attention to detail and a general lack of caring for the safety of his clients. 6. Finish work. Mr. Pedrampour advertised himself as a contractor but besides 1 day of electrical he did all the work himself. 7. Upon finishing the work in our bathroom Mr. Pedrampour decided he had done work above what the contract stated so let us know it would be fair to round up to the next thousand dollar mark. He had never let us know that any of the things he had been doing would incur an extra cost, so we said that was not acceptable to us, however we would be happy to pay for any material costs he incurred if he could provide us the receipts. He did not follow up any further on this, as he presumably did not have these receipts and told us this was a ���favor��� he was doing us instead. 8. It was on day 2 of this project that we had our first confrontation with Mr. Pedrampour over the aforementioned window. It was not to the specs that my wife had requested and Mr. Pedrampour insisted that he would not be able to get that size for weeks, which would set our bathroom back that long. The conversation ended with them angrily hanging up on each other. The communication between them got so bad and my wife felt his treatment was so condescending that I needed to take days off work to be home to deal with Mr. Pedrampour so that my wife would not have to. They later had another condescending confrontation where my wife had to tell Mr. Pedrampour that she would not be spoken to that way and that his attitude was unexceptable. His response? To tell her that she should hear how other contractors speak and he really wasn���t bad at all. Mr. Pedrampour wasn���t just condescending to my wife, he was also condescending to our home. Upon finishing the work for the first time, his parting words were, ���if you get an offer you should just sell this place.��� What an insulting insinuation from a man who we just paid thousands of dollars to work on our home. Our very last interaction with Mr. Pedrampour was when he came to fix the major shower leak mentioned above. During this visit we tried to speak to him about the other complaints we had around his work and show him the evidence we had that it was not done correctly. His response was ���I���ve got to get out of here��� and then he literally ran out of our house and we have never heard from him again, despite emails letting him know that the leak is still not fixed.

  We are so grateful to have found, and worked with, the folks at Shenon Construction. Undertaking an extensive renovation is stressful enough, doing it to a property some distance away from our first home was a scary thought. We knew that we had to find a team that we could trust to guide us through the project, do excellent work, and be fair. We absolutely found all of that in Shenon Construction. Tom, the owner, held our hand through the most critical decisions, offered fantastic suggestions (both technical and aesthetic), was very professional, communicative, and easy to talk to the whole length of the project. Tom was realistic and fair in budgeting and also in the timeline. We appreciated his transparency and his impeccable follow-through. His workers were experienced, also great at communicating, and generally excellent. I cannot recommend Shenon more. I would have never in a million years said that a large renovation could ever be a pleasant experience, but Shenon proved me wrong! The results are beautiful and we are beyond happy and pleased. We would use them again in a instant and highly recommend the entire team.

  The price was reasonable The guy and the crew were very nice. The foreman spoke English very well His crew was fast and thorough. The primer and woodwork color were the same and they missed a few of the baseboards because of this. He saved our doors ! they now look factory finished (sanded them down before painting - they had peeling water-based over oil based paint). They did a great job caulking. Many large drywall patches were done expertly. Allowed time to look over the whole job after it was finished and walking through to correct any mistakes. Happy and prompt to correct mistakes.

  Clean Cut Stone did an amazing job! Moshe came out to do the estimate, and it was clear he was extremely experienced and knowledgeable. He answered all my questions and made some great suggestions. The two men who came out to do the demolition, Victor and Edwin, were very skilled, while at the same time very friendly and easy to work with. They clearly love their job, and they take pride in doing it well. They are meticulous in their attention to detail and were able to remove the existing countertops without damaging any of our fragile backsplash tiles. Brandon came on Day 2 for installation and he was also wonderful. The countertops look amazing. We love the new look to our kitchen, and the best part was it was hassle-free.

  Kamran deserves all of the business in LA. This man is the definition of integrity. I had shopped around for a contractor to remodel my very small (so difficult) bathroom and clearly had MANY people trying to take advantage of me because I���m young (26.) I have had some work done before (tried to have a car port installed - the man was paid in full and only installed 1/2 and then stopped taking my calls) so I was worried about a larger project. Not only did Kamran TRANSFORM my entire bathroom, but he was always on time, did what he said he was going to do and didn���t charge me a DIME over the quoted amount. A couple days after it was complete, we realized someone he had contracted out to for some plumbing didn���t install something properly and I thought I needed a plumber who quoted me a $4,000 strip and re-install. Kamran called them on my behalf, essentially said ���shame on you��� because he knew it was not even close to necessary, came over and fixed it himself, personally covering the costs for the other person���s mistake. I can���t recommend Kamran enough. May very well be the last man in the industry with that level of integrity and I���m so incredibly grateful.
