    I was very pleased with work done by Perez & Perez General Contractors. My building walls were damaged by rain. Edwin was fair in pricing of the drainage and concrete work required. The estimated time for work was accurate. If an unforeseen problem arose, he would inform me. There was a further drainage issue. Edwin said it would take 2 more day to complete the job. The works were proficient and courteous.

    When the home inspector alerted me to the need for drainage I had no idea what the scope of a drainage project would entail. Thankfully Rich takes the time to educate clients in person and he provides a thorough estimate to refer back to project specifics. Other contractors I got estimates from did not even bother to take measurements or note project details on the bid. During the project Alberto (the foreman) and crew were great! The crew started work on time each day, kept the job site as tidy as possible and worked tirelessly to keep the project duration to plan. Communication throughout the 6-week project with Rich and Alberto was solid. This review is for a project completed in June 2016. I was so pleased with my experience that I���m hiring Drainage Pros for another project today which reminded me to post kudos about the last project.

    The first time we called, it was during a storm and they were understandably swamped. We didn't get any real communication, but someone did come out that night and get the pump working again. I was very clear in asking if there was anything that should be addressed���the check valve had jammed up���and didn't get any advice. To be clear, this was an opportunity to recommend significant additional work. Because they didn't fix the root problem, in the next storm, the pump immediately stopped working again. We called back and emailed several times and didn't get any sort of response at all. I ended up tearing the whole thing out and redoing it myself���it's worked perfectly since.

    The work itself took one hour. They had coded the job as a four hour job, to allow for extra time depending on the job. The job cost over $550, the price for a four-hour job. When I spoke with the manager he would only refund the $49 service charge. I told him it did not end up being a four-hour job, it was a one-hour job, and I wanted to be charged for the one-hour job it was. He refused. I wrote the owner, Albert Nahman. It took two emails to get a reply and he did not agree that the charge should be adjusted down. Instead he said he would refund me $100 and he told me to find a new plumber. I will add that I have given Nahman plumbing a lot of business over the years (new furnace, sump pumps, major kitchen and bathroom jobs,etc) and this was his way of treating a longtime customer.

    First trip was for the diagnosis.  The Plumber assessed that the sump pump was old and underpowered.  He recommended a replacement with a pump that would not sporadically work and that would have more "push" to the ejection. 
    The second trip was for the replacement of the sump pump and performed by another plumber.  The quoted pump was not going to fit in the space under the utility sink and the new recommended pump was going to cost more than the quote.  Furthermore, the larger (taller) pump would require the hole in the bottom shelf under the sink to be enlarged to remove the old sump and drop the new one in place.  
    At the end, the cost was more expensive that I expected, the first plumber hadn't thought through the entire replacement process, but the second plumber was excellent and professional.  I had a coupon through Angie's list that offset a little, but as a one time investment, I have a new powerful sump pump that is going to go the distance, and I don't have any more leaks.

    Replaced main water shut-off valve, installed pressure regulator, replaced valves under kitchen sink.  All went fine except they weren't able to complete the work that I originally scheduled during the first visit, so they had to come back.  Quality was good

    Day of estimate  - Anthony Le came to my home in the evening, after work. Convenient for me. He gave me estimates for both a conventional hot water heater and a tankless instant-hot Navien model.  I had lots of questions; he answered. I spent several days evaluating the two options and went with the more expensive (nearly double) instant-hot Navien with a 15-yr warranty if I remember correctly.
    Day of work - It took Anthony and an assistant 10 hours to install, not because they were slow or inefficient, but because that's how long the job took. It involve installing a new pipe from my gas meter to the unit, additional natural ventilation to the closet (on an outside wall) and a new condensate or relief (?) pipe from the unit outside to the ground.
    Day of city inspection, one week later - Anthony's assistant (and I) waited 3 hours for the inspector (not their fault). The inspector was VERY thorough, reading Navien's installation manual to ensure there was enough fresh air in the room for proper combustion and other technical issues.  There was a potential snag with adequate combustion air, for which AKK  and I suggested a solution so we could get permit sign-off on the spot. The assistant stayed at the house to fix the problem, another hour of work.
    Review pros and cons:  Pro: Anthony arrived on time, did a good job (see cons) and the system appears to be well-installed and passed a tough inspection. He worked late rather than come back another day, which is great. Anthony is an authorized Navien installer, so I hope everything will at least outlast it's decent warranty.
    Cons: I found out later that Navien is a Chinese company. Other instant-hot water heaters are European, the only kind they have. So what's wrong with that? 6 months later, there is still a slight odor in my hot water. Anthony initially said this was the flux used to solder the pipes and would disappear in a week.  I waited 6 months to do this review to see if this odor went away. I still wonder about its Chinese origins and what's in that water.  Secondly, Anthony installed two unsightly pipes on the outside of my home without consulting me (I was home at the time). On the day of the inspection they painted the white PVC condensate pipe upon my request (I had extra house paint) and the copper gas line... well that's going to patina, I hope.  He assumed that it wouldn't bother me since it is on the side of the house. He should have asked.  Third and finally, the recirculation pump on the unit is LOUD when it's in operation, which I can program. I called him to install some acoustic isolators on the attachment for the unit, but he stopped answering emails and phone calls. He didn't want to deal with that.

    He was very honest and did not try to sell a whole replacement. He went through several diagnostic options but did not actually do any because he could not convince himself they were warranted. I know a bit about this particular sump and its age and was willing to have it replaced as we were about to leave on vacation. But he did not feel comfortable doing that until he was sure. Overall it was just a diagnostic and re assemble as I had taken the lids and seals apart

    They were very good.  All three of the toilets in the house seemed to have various problems at the same time.  Rather than just replace the toilets, we decided to have someone come out and take a look and see if there was a fix that each one of them required.  The guy came out and fixed them and it was great.  One of them didn't' get fixed properly or efficiently.  They happily came out and re-did the work without any issues at all.  It was really terrific.  I think their price was good.  Plus, there was a discount for being an Angie's List member.
