Home Inspection reviews in Napa

Martin is phenomenal. He is the most approachable, thorough, direct/honest home inspector I have worked with (I have worked with 4 different inspectors over the past 5 years - different houses). In addition to walking me through the entire house, showing me everything in the house and discussing things that could become issues down the line, he was available to answer questions I had after I looked at the report. He was available via phone and email to help me figure out if something on the report was minor or a major issue that needed to be repaired asap. He also sent me articles when I asked about certain things so I had more info.
He produced a very clear and easy to understand report that noted current conditions (informational/functional notes), conditions needing service (i.e., should do this now), and recommended service or upgrade. The report had a nice summary at the end as well. Compared to some of the other home inspector reports, his was very clear and easy to follow.
I had him inspect two different houses in Napa. The first had lots of problems in almost every system - would have cost at least $40,000 in repairs (that he could see... who knows what else might have been found later). The second house, which ironically was the same builder and layout just down the street, was in much better shape. He still found issues with it, but far less, and I am forever grateful that he was there to help guide me through the process and understand what I might be getting into potentially.
In the end, what mattered most to me is that I really felt like I could trust him to give me sound information. He's on your side when he does the inspection and really wants to make sure you understand the current condition of the house and what might cost you down the line.  Simply put, I would definitely use him again and highly recommend him.

    Atticare SF

Atticare was supposed to perform a FULL home inspection to find potential rodent entry points.  They did not perform a complete inspection as they were supposed to do.  They performed an inspection of the attic but failed to complete a full inspection of the house exterior as they were supposed to do.  The Angie's List deal required them to inspect the exterior of my home looking for any gaps near the foundation where rodents could gain access, as well as looking near soffits, dormer joints, and many other common areas where they could also gain access.

Although I had requested Atticare to perform the additional $49 Basic Cleaning of rodent droppings and waste in the attic during this same visit, they refused to do this service.  The technician contacted his manager and then told me that they did not perform this service for the $49 upcharge that is part of the Angie's List Deal.  I showed him the printed Angie's List Deal and he read the contract and told me that I would need to contact his manager.

It is obvious that Atticare never intended to honor the terms of the deal.  Atticare didn't perform the thorough inspection of my house that they were contracted to perform.  Atticare performed an incomplete inspection of my house and then refused to do any additional work to comply with the terms of the deal.  It is obvious that Atticare offers these great deals only to gain entry into a customer's home and hopefully get the customer to purchase  $3,000 - $4,000 of additional services.  When I told the technician that I would not be purchasing these additional services from them, he told me that he could not perform the contracted services because he didn't have the proper equipment with him and then left my house.

I contacted the Atticare office and asked them why the technician did not perform the $49 Basic Cleaning of my attic that I requested be done during this service call.  I was placed on hold and the customer service representative came back on the call and told me that she had spoken to her manager as well as the technician and that they would refund my $49 Angie's List Deal as they did not want to perform all the contracted services.

Buyers beware.  This company did not do a good job, did not perform all requested services, and having them come to my house was a complete waste of my time.

    Harmon Home Inspections
The inspection took about 2 hours, plus about an hour to walk through and look at / talk about the items needing attention.  Robert was easy to talk to and clear about needed changes, options for repairs, safety requirements, and strong points/positive aspects of the home. We got a thorough report and are feeling confident and happy about our purchase, knowing we understand what needs to be done. We are very impressed and grateful for the fine work. Thank you!

Punctual, professional, very thorough, produced 50 page report that was easy to read and understand including photos covering  everything from climbing on the roof to crawling the subfloor. Includes a simple 3 page executive summary as well as 47 pages of detail delivered on time and as promised. Probably the best home inspection I've had over 30 years of buying and selling 10 homes.

    Bay Area Home Inspections
Overall extremely pleased with Dean Alm's service, would recommend and/or use again in the future in the Napa area. From our first contact, Dean was very communicative and first reached out to us by telephone and then was very responsive in subsequent communication via email. Scheduling was straightforward/flexible and I appreciate that he only tries to do 1 home inspection per day so he can be at his best/use his full attention at each job. He took a zillion photos and documented every little detail of the house and forwarded those immediately after the inspection. We were very pleased with the 14 page report and it was issued 2 days after the inspection, so that was a nice turnaround time /exactly within expectations. Report is clear and well documented with photos and detailed explanations.

    Napa Home Inspections
I contacted Rick on a Saturday and needed a full inspection (home, roof and termite) done asap. I could not believe that Rick was able to set the whole thing up and provide the services of not only himself, but an excellent roof and termite company the following Monday! And it was all included in one payment, very easy for me, also a very competitive price. They all arrived at the designated time on Monday, not only was Rick very professional and thorough, but he had a very detailed report back to me the following day, including well over 120 pictures. I would recommend Rick and Napa Home Inspections for anyone in need of a home inspection.

Robert either ansered the phone or within minutes returned our calls and e-mails.  He was able to come the next week at a time that worked for both us and the sellers.  He was prompt, professional, and thorough in his inspection.  We received the report the next day which was full of color, labeld photos of our house and detailed all of his findings in every area instead of just checked off boxes.

    Butler Property Inspections LLC
Bret Butler charged a little more than some competitors, but was local to the property and seemed to offer what I wanted to see based on his website and sample report. Sure enough, the report was pretty fair and thorough and he seemed to know his stuff, being knowledgeable and thorough without being unrealistic. It's possible I could have saved $100, but I do feel satisfied with the job he did, and the report looked good (and was sent about 48 hours after the actual inspection)

    North Bay Inspection
I called Northbay on a recommendation from a friend who owns a number of pieces of real estate. I needed an inspection on very short notice, and in a hurry, as this was a short sale purchase that had just been approved and had a 30 day timeline to complete. The bank gave me 30 days, which included 3 holidays, so the timeline coudn't have been more insane. I called Northbay, and they came the day I requested and the time I requested, when I had all the other inspectors there. John Marshal called me that morning to confirm the place and time, and arrived promptly. I followed him during a portion of the inspection including up onto the roof, asking questions and discussing what we were seeing. As I had other inpectors there at the time, I moved on to other inspectors and questions throughout the property. When he was finished, John tracked me down on the back acreage, and walked me through all of his findings. He not only pointed out the issues and described solutions, he drew diagrams and estimated costs, all of which proved to be absolutely accurate. (to the dollar on the electrical work!). While doing these things he walked around the home and indicated the exact things he was tlaking about, answering all my questions. John respected my level of knowledge in some areas of building construction, and total lack of knowledge in other areas, and never talked down to me. He communicated in a way that was informative and incredibly knowledgeable, just exactly what I was looking for. I'm very much a DIY'er, and he gave me all sorts of great suggestions on how to cheaply and effectively resolve issues like drainage and earthquake retrofit. At the end he summarized his findings, and was the first report I had in my email box less than 24 hours afterward. I could not have asked for anything more!
