    county plumbing is TERRIBLE! they don't return calls, etc.  I'm still waiting for my call back to clean the line after 4 days.  (I called another plumber so I'm good now. Would cost $385 to clean out the line)
    County plumbing said that the only way the could clean the line was through roof vent.   Guess what! That's not covered by home warranty.  
    I was told toilet had water in it so that couldn't be pulled to clean out the line.  (in the past - with other home warranty company, plumbers cleared the line through the shower drain even though I didn't have a clean out.)
    Good plumbers came and pulled the toilet and cleaned the line $250.  If I had been given a choice with County plumbing the pull the toilet I would have 1. done it myself so he could have access or 2. paid that part of the claim because that's also not covered by FAHW. 
    As it turned out, I had to pay $65 to be told I had a clog and lied to that the only way to clear it was through the roof.
    2 I wasted 4 hours waiting to hear back from county plumbing only to have to call another plumber - who came out in 1.5 hours and cleaned the line.
     
    I had to pay $250 to the good plumber to clean the line but that was still less than the $385 I would have had to pay County plumbing on top of the useless copay of $65!  
    I'm in the process of finding a better home warranty.

    Our dryer broke down and wouldn't start. The home we just bought came with a First American home warranty, so we filed a claim. That was April 6.
    First experience was not too bad -- they dispatched a technician (Gilbert) promptly and he checked the dryer out. He had to order parts so we waited a week for a return visit.
    When Gilbert returned, he tried again and still could not fix the dryer. Called and ordered more parts. 
    We waited another week. On his third visit, Gilbert concluded trying to repair the dryer probably wouldn't work (it was about 20 years old), so he called First American and recommended a replacement.
    After that we got stuck for about a week and a half of being told they were still "waiting for authorization" for replacement, and someone in First Am's back office telling Gilbert to try yet another repair. What was the authorizer thinking? At that point they were probably spending more on parts and technician charges than the dryer was worth.
    At this point the dryer had been broken for a month and we'd absolutely had it. We called our real estate agent, and she called her contacts in the First American sales team. Iris and Georgiana (an absolute star in my book) took over. Georgiana got the authorization the morning after our realtor called, got me a proposed replacement model number the next day, and we had our replacement dryer delivered and installed within 4 days from when I complained.
    Georgiana called every day to let me know how things were going. Iris is also arranging to have the service fee waived because we had such a bad experience.
    If I had known the repair process was going to take a month, I would have called our realtor immediately the first day we filed the claim.
    Normally with this kind of experience, I would give them an F grade and swear off ever working with this service provider ever again. But Georgiana did a great job of rescuing the situation, so I'm willing to give them another chance.
    Hopefully any future repairs go much better than this one did.

    We purchased the "deluxe" home warranty for $425 which is supposed to cover absolutely everything in the house including plumbing and electrical problems. The warranty did not cover our defective wall heaters and they considered a broken foot on the stove to be "cosmetic" and refused coverage. They have exclusions and would not cover the broken wheel on the dishwasher rack, the knob on the dishwasher locking handle that broke or the clock on the oven that broke. The only item that they covered so far is the refrigerator failing to stay cold. Scheduling an appointment was painful and we were not offered a very convenient time slot. I explained that this is a vacation house and we can only be available on Fridays and weekend days. After two days they finally got us an appointment with a local appliance repair shop to come out on a Friday. I would have been better keeping the $425 I spent on the home warranty and just using it to fix all of the little problems myself. I had a good experience with First American Home Warranty five years ago when I purchased my primary residence, but since then it seems like they have added exclusions for everything under the sun. I would not recommend First American Home Warranty after this experience as I don't feel that the price we paid was worth the service we received.
