    Two years ago we bought a single story 1860 square foot house built in 1993. The house is in an area of moderate climate and rarely goes below freezing. The last two winters the propane bill seemed exceedingly high due to the fact that we work full time and basically used the heat in the morning and a bit in the evening - we even use a wood stove.
    We called Bill Soest of Evergreen Technologies to do a Home Energy Audit to see if he could find out where our problem was. After Bill performed all the tests listed above and reviewed our utility bills, he agreed that we were using an excessive amount of propane for the amount of time we were in the house. Upon his inspection of the insulation, he found that the ceiling insulation was inadequate as was much of he insulation on the ducting. He also explained that if the duct work is not properly insulated, that a large amount of heating and cooling air can be lost through conduction.
    When he did the duct leakage test he found that our ducts leaked almost 40%, so almost 40% of the heated or cooled air was being lost to the outside.
    The leak test for the whole house, or Blower Door Test, revealed a leakage rate of almost 2800 cubic feet per minute (CFM). In our case we would want it 1800 CFM or lower. The Infrared Camera test is very revealing, it spots the termperature differentials of where the actual leaks are. There were many - especially the can lights and around the light fixtures, doors, etc.
    The carbon monoxide test was fine, but Bill explained that even new houses can have carbon monoxide leaking into them.
    We then contacted Tom Danielsen of Danielsen Fine Homes in Angels Camp, CA. He reviewed Bill's findings and just before Memorial Day 2012 Tom and his crew removed all of the old insulation in the ceiling, then sealed all the duct work and insulated the return air ducts and boxes in the ceiling. They sealed all the tiny openings in the ceiling and insulated the 'knee walls', replaced the old bathroom fans and blew in new insulation 15 inches thick to R50 value. They sealed all the underfloor area and covered the ground under the house with balck 6 mil plastic and then sealed the plastic. They then sealed the access door to under the house. They finished Memorial Day.
    The duct leakage is now about 1%, the whole house leakage is around 1200 CFM.
    Bill then went through and changed most of our lights, from old incandescent to LED. Our old 60 watt bulbs went down to 8 watt LED with more light output. With such a decrease in watt usage, this will also help with our utility bills.
    With the few days of unseasonably cold weather we had with night temps in the low 40's, we never had to turn on the heat, the inside air temp stayed in the low 70's. Now with the hot days in the upper 90's, we open the windows at night and close them in the morning and have not had to use air conditioning yet.
    Bill was great to work with, extremely efficient and professional. With his knowledge and direction we are sure to save thousands on our utility bills in the future. We are so happy we took these steps, the comfort level in our home has increased significantly.
