    It was suggested to us by a flooring contractor that we might want to have the floors in our 1935 era home leveled prior to installation of a new wood floor.  We had not noticed the slope in the floor until it was pointed out to us, but thought it might be a good idea to check it out.  We contacted Alpha Structural to review the condition and provide us with a cost.  They arrived as scheduled, and suggested options that we might consider if we were adequately concerned, but also stated that since the issue was not severe and that the foundation was stable, that it was something to consider only if the floor slope bothered us.  I appreciated their honesty and straight forward-ness without any kind of hard sell or dire predictions.

    It went great. Saber's people were responsive from the site visit, to the options, to the quote, and scheduling. Once we worked out scheduling that would be good for both parties, they showed up as promised, on time, and finished the work in the exact number of days they indicated the work would take. They were professional, brought the right tools and equipment and materials, and did a great job. Some of our foundations were down less than 1" from the rest, but the effect of the jacking was noticeable. Old cracks closed up, and while new ones opened, that's to be expected. Saber's guys made sure we opened the windows before jacking so none of the glass cracked. Some of the windows work better now, and others need to be adjusted. Doors that used to stick work better now. Saber had 2 areas in our garage to jack, and even though they had to get through the concrete slab, they marked out the smallest needed area, sawcut the slab, removed and disposed of the broken concrete, and installed the jacks. It wasn't in their concrete to replace the concrete, but the whole slab needs to go anyways, so it made the most sense for us for them not to put it back. The work did require a permit from the City we live in, and for an additional fee (negotiated at the beginning), we had Saber's engineer draw up the documents, and they applied for the permit, picked it up, and called the inspector. We had to call for final inspection, as this particular inspector wanted to come back after they placed the dirt back in the holes and tamped it down. Due to the location of the work, there is irrigation piping that has to be repaired, but that was known before the work was started, as the piping was in the way.

    They showed up every day after a call telling us they were on the way. They worked for 5 days skipping only the holiday and the weekend. They kept the areas they were working closed off to keep the dust to a minimum. They moved furniture, etc., out of the rooms involved and were very careful of our property. They put down tarps to protect our floors. The work was down well and efficiently. They took care to keep us informed and suggested alternatives that we could choose from. They, also, made sure that anything they touched, that had a problem, such as a leak, whether they caused it or it was there before they started working, was fixed properly at no charge to us. Overall, we would recommend this company to our family or friends without hesitation.

    Mr. Johnson provided an estimate for our foundation repair for $100. He said that if we chose him to do the work, he would deduct the cost of the estimate from the final price. His explanations were clear and understandable. He emailed a written estimate in the form of a draft contractual agreement the same day. We thought the price quoted was very reasonable and we confirmed that we wanted him to do the work. He started right away and even worked on a Saturday. He finished on the next Monday. He was very prompt and professional. He was thorough in repairing our foundation and securing our house against earthquake damage.

    No one wants to spend a lot of money for foundation work which doesn't improve the look of your home at all, but if you have to do it, you have to. And Alpha Structural made sure that we only did work that was necessary, but also made sure it was done well. Some other contractors we talked to seemed more interested in jumping to the most expensive and extensive solution possible. Mark quickly told us that our house was "safe and not going to fall down" and that he had a way to hopefully stop the wall from tilting any more while avoiding the costly approach of using caissons (pillars) down to bedrock all around the house. He then described the large concrete reinforcing beam that we went with. Dave, Mark's brother, supervised the site very well during the 3-week process and answered all our technical questions as we went along. David, the foreman (different from Dave), was expert at his job, had good suggestions as the job progressed and worked neatly and professionally. They added brackets for free to some columns we had which had been just resting flat on the patio. When it became obvious that our slab was of poorer quality than anticipated, they quickly changed plans to replace the whole thing in the adjacent room rather than just remove the "bulge", and they did it at a fair price.
