    Completed the list of services needed through the standard Angie's List process - the company was one of a few listed and, in face, they called me within a few mins. During the call we discussed what was needed and set a date@time up for an onsite visit. The date@time of the onsite visit arrived - they were a no-show. I called to see if I had somehow misunderstood. The net is 'they forgot - never put it on their calendar, etc, etc' - they offered to reschedule but I need a to work with a company that is a bit more professional.

    This was a major construction project that required us to move out for 4 months during the worst of it and to live on the property for another 4 months during the construction. Adding new construction on to an old house presents many challenges that cannot be foreseen and you need an excellent troubleshooter as your contractor. It's critical your contractor be flexible and most importantly be fair when adding additional work. My house was originally built in 1932, with an addition made in 1998. We bought the house in 2012 and inherited a lot of unknowns below the surface. We did work to the house before we moved in by converting what was a duplex into a single family by demoing one kitchen and updating the other kitchen and bathrooms. So we already knew what we were in for when we embarked on this ambitious addition and we knew it wouldn't be easy so we attempted to plan it out carefully. We had architectural plans drawn up and got city approval ourselves to start construction. At this point, I contracted Gaines General Contracting (Gaines) to add 1000+ new interior square feet plus two roof decks and take me from demo through to Rough Plumbing/Rough Electrical, but eventually as my satisfaction and appreciation of his work grew I contracted Gaines to take me fully to Final Inspection. When we started demo and framing, Gaines quickly found that the architectural plans I had done previously were not complete, missing things like details about additional footings and shear walls. In some cases the drawings on the plans were correct, but the corresponding dimensions of structures, walls or doors were not. Often these omissions or errors required alterations, different materials and even at times new engineering calcs. Gaines identified the issues, worked them out with the architect and engineer, then got city planning approval of the changes. The owner, Michael Gaines was a strategic planner that understood the construction plans better than most, and at times moved mountains to keep the job on schedule and on budget that saved us what would have been wasted work or lost time. When changes or additions happened, something bound to happen on any job of this kind, I am glad to say this is when Gaines really delivered. The honesty and integrity Gaines showed as the project grew was most impressive of all his skills. When new work is added and/or required, this is when typically a contractor can and will gouge you. They know you are in a hurry, they know you don't have time to get multiple bids for a change order and they try to increase their margin the easy way. This NEVER happened with Gaines and is one of the most important reasons I feel compelled to recommend him so strongly. I know enough about construction to be able to manage my own work and hire subcontractors, but in all cases where I tried I could either not get bids that matched the price or the sub to deliver the quality of the subs that Gaines brought to the job. The overall work of Gaines was excellent, Michael kept the job schedule on track. In many cases he under promised and over delivered. Gaines provided for an excellent experience for me and my wife and our two young kids during what is always a stressful time trying to live through construction. I would and will hire Gaines the next time I add to our house, renovate existing or add space to this home or embark on a future investment property.

    Preferred Home Builders Inc
    Meet with Eli three times at our house, and he walked us through options and design for a kitchen build.  Very knowledgeable and straight-forward, and easy to work with.  PHB was not the cheapest of the estimates we received, but we were convinced that working with Eli and PHB would be worth the extra cost in the long run.

    The work started on-schedule and Michelle acted as our main point of contact for scheduling and questions.  There were some bumps, and its not easy living in a house that is more than 50% torn apart without a kitchen, but in the end we are very happy with the end result.  It is a beautiful space.

    Some details:
    Flooring - we have young kids, pets, and a very indoor-outdoor house, and so we opted for porcelain tile throughout the renovated space. This was about 1200 sqft, including the stairway.  Lots of tile, and we chose gray weathered wood-look planks. The team laid down a ~1" concrete float and placed the tiles.  The floors are stunning - I cannot say enough about the quality of the job done by the flooring team (really one guy) on our job.  One hint if others go this route, the local tile distributors that PHB works with will give you a decent price, but you can do better on your own.  The real trick is to find a shop out of state that ships cheaply or from a CA warehouse - save the sales tax, which is not small if buying alot of tile.  Local shops may even try to match that tax-free price (they wouldn't in our case).

    Cabinets - on schedule and easy to work with.  Very happy with these, and they feel like they will hold up over time

    Countertops - we used a ceaserstone for the counters and a cosmos granite for the island.  All well done.  I was worried a bit about choosing the cosmos, as I was told it is a rather difficult material to work with (it chips and splits), but it was no problem for these guys.  There were a few small scratches in the granite after installation, and they came back to smooth them out.

    Electrician - the guy who worked on our job was, in turns out, a very good electrician, but wasn't too aware of aesthetic details (like symmetry of fixtures), but in the end we eventually got all these issues worked out to our satisfaction.  

    Painting/finishing/drywall - great crew. Did everything we asked for.

    other items - we needed a handrail for the stairs, and PHB's does not do custom handrails.  Getting a handrail was a learning experience for us - you can do this very cheaply with a kit (for $10/ft of rail, or less) but as soon as you go to the custom railing, prices jump to ~$200/ft and much much higher.  Just nuts - the stair rail cost more than the fridge, and its not a cheap fridge.  We didn't budget for this, and its a real cost.

    So, in the end, we are happy, and would use them again.  As with any job, there are going to be crews that treat your house like their own and there are going to be crews that are just getting trough the day.  Most of the crews we dealt with were like the former. For the others, and for things we just didn't like or wanted changed, PHB met my expectations of getting it right in the end.

    Stay away from Alfonso Pinto!  Alfonso was doing a home addition for us as a general contractor.  He ended up taking money for purchasing materials such as siding, insulation, drywall and never delivered the materials before bailing on our project and ceasing all communication.  He stole about $8000 from us and completely messed up the construction of our roof which we now have to retrofit.

    We absolutely love Nathan and Pristine Construction.  After meeting with multiple contractors to remodel our kitchen, Nathan was a breath of fresh air.  He wasn’t pushy like most other contractors.  Instead, he was polite, knowledgeable, trustworthy and professional.  This project was our first re-model and we didn’t know anything about the process.  Nathan guided us through everything from start to finish. He listened carefully to what we wanted, gave us suggestions, and showed us lots of examples on his computer of other kitchens he had remodeled.  He went with us to stores to help us pick out everything in our kitchen--appliances, tile, counters, and cabinets.  He was patient and supportive, always offering his perspective and advice and helping us make color and style decisions.  He, Ellie (our project manager), and the rest of their team were all a pleasure to work with.  They were hardworking, polite, knowledgeable, paid attention to every detail, and showed true pride in their work.  Ellie or Nathan checked in with us every day, either by phone call or in person.  The crew cleaned up at the end of each day.  The team was so efficient that, despite us adding a few additional projects along the way, they finished the project ahead of schedule.  And, we are extremely happy with our new kitchen.  It is more beautiful than we could have imagined and we are so thankful to Nathan and Pristine Construction.  We have already recommended Nathan to family and friends and are looking forward to having him redo our master bathroom in the near future.

    The attention to detail was amazing, and I feel I got below market pricing on the work.  Their lead contractor brought new ideas into the design, helping me pick out finishes, and bringing a vision and custom finish to my home that every one who walks in my home comments on.  They actually took the time to go price materials to keep the cost down, and passed the savings along to me.  This is a company that operates with integrity, does amazing finish work for a great price in a timely manner.  I highly recommend this company.
