    Very smoothly. Eli and the team and GMBC Construction were fabulous. Work was done in less then 4 months and working with one team from start to finish was very nice.     Working with Black Diamond was amazing from start to finish. I worked with Kelvin for the design and project management aspect and he's top notch all around. Responsive, courteous, knowledgeable, great eye for design and what we were going for, and flexible. We got Saul and his crew to build out our backyard and side yards. This was a new construction home so the lot was practically empty so they were able to start digging up the foundation for the pavers quickly. Every time I looked at their progress, I was amazed at how quickly they were moving and the level of quality it was being done at. They left my house as clean as they could each day they worked, they were transparent about any issues or design changes they thought could improve the flow, absolute, true craftsmen all around. I hope my neighbors see the work they did and consider calling Black Diamond and their crews in.

    Moran was very punctual and work with my busy schedule/life considering all my obstacles I had. He was very accurate, honest and understanding of my situation on my Additional Dwelling Unit to bring it up to code. He suggested to get the permit from the City of Hayward as Home Owners Builder because that will save me money $$$ on my project. He said the major part of your project lies on upgrading electrical service panel main and subpanel and separating plumbing main house and Additional Dwelling Unit-with separate boilers. The rest he said is cosmetics and you can even do save money or you can hire some people to do that part-I am kind of handy. If you hire me it will be more pricy but I will try to guide so you can save $$$ on your project. I went and got the permit from the City of Hayward on 8/28/18 and I am excited that he is giving me a peace mind and good advice on this ADU code enforcement. Thank you so much Moran (Owner of Pacific Remodeling and Design) for your guidance, support and professional advice on my ADU. I am looking forward to work with your electricians and plumbers on my project.

    Myron was very nice, very knowledgeable and spent lots of time
    addressing all of my concerns. Ultimately did not recommend doing any
    major work other than adding a drainage system. He even spent lots of
    time with me discussing the options for a drainage system and giving me
    thoughts on seismic retrofitting.
    I was very pleased and
    surprised to not walk away with a recommendation for thousands and
    thousands of dollars worth of foundation work. If we ever need to do any
    kind of major structural work, I know where i'll turn first!

    Project went very well. Bob and Mel were both very nice and extremely responsive to our schedule and numerous questions.
    They arrived before 8am each day except when when we were letting the concrete cure. They quickly had a crew in to remove the old patio and cement on day 1. They cleared it all out and kept our front yard clean when they were done for the day. Digging and grading over the next few days was a long process. Some workers were better than others. The guy who did the framing for our steps-Randy, I think, was super detailed in making sure all measurements were exact. But a younger worker didn't dig the grading to the drains deep enough. My husband measured after rebar was in and found some spots would allow for only 1 inch of cement. They sent other guys in to re do the digging on Sat and Sunday. Bob said he would have caught that and fixed before the pour but that is tough to know...
    After set up was finalized and edited to be exactly what we wanted, pour went very quickly. They did a great job with grading the cement snd not creating any divot areas where water would puddle. Seams were also very nice and done with curves which we weren't expecting but look fantastic. They came back a day or two after the pour, cleaned up most stuff and removed the wood frames. They wanted final payment then but I wanted to wait until all finish work was done before paying the last $1k. This didnt make them happy and it got a little awkward i am glad I held to that. It then it went back to friendly and professional. It took two workers about 4 hours to grind down the edges, patch a few spots on the steps and paint the house where the concrete had splattered. We provided the paint.
    Friends and family rave about the work and we will recommend them to others.

    Paul Brown was the one who came out and his visit was terrific.  He was on time and professional. He was very informative and nice to talk to.  He explained to me how the foundation was bolted down and let me know that I could not use cripple walls.  He let me know that no earthquake proofing needed done.  I appreciate that he did not try to sell me services that I do not need.  He also took a call from me later so that I could ask him information about my earthquake insurance.  He was able to help me find out the information I needed and answered all of my questions.

    They were timely, they took care of business, and they just did a good job. I was here most of the time and I know some things about construction; they didn���t nickel and dime me. They were pretty cooperative and I highly recommend them. They did a top-notch job and took care of us.

    All Seasons Construction
    We were seeing moisture and water seepage under our home, especially during the rainy Winter months. Mark from All Seasons Construction came out to our home to look at the moisture and drainage issues we were having under our house (we're built into a hillside) and identified the problems. He offered a solution that he was confident would fix the problem. French drains and a sump pump were installed. A contract arrived by email within a day along with a detailed statement of work. Upon signing the contract we returned it and work started the following weekend. The workers were prompt, courteous, and respectful of our property. The work that was performed was difficult - they had to dig in very tight space under our house. The crew cleaned up any mess daily and kept us up to date on what was happening. We would recommend this company to friends and family. After having several contractors come out to investigate the drainage issue, we were confident that Mark (who also works with a soils engineer if need be) knew what he was dealing with and wasn't going to dig and destroy unnecessarily like we felt other companies wanted to do.

    They showed up in the worst rainstorm of the year and without hesitation got the job done. Despite the weather and task at hand, the total downtime of my plumbing was only about five hours. Greg was very patient with my incessant questions and worries and ultimately made the process completely painless. They made a temporary patch in the street and let it settle for a couple of weeks before coming back and replacing it with a very neat and smooth patch.

    Barry has a very freindly personality, and he performed the actual work, but halfway through the job he said he had 'money problems' and asked me to pay him the full amount even though work wasn't complete. I had him sign an ammended contract for a warantee and some additional treatments and let him proceed with the work. I didn't like the fact that he asked for money before the work was complete. He eventually finished the work, but very, very rarely returned my calls. What SHOULD have taken days took weeks. Part of the reason was the weather, but even when there were good days, he didn't always come out as he said he would (missing a lot of appointments). Unfortunately, since the work has been complete, I still haven't gotten my warantee certificate and have been calling him for it for 3 weeks. I am now turning the matter over to the BBB since I don't have the warantee certificate and the drywallers are starting today.
