Concrete Repair reviews in Fallbrook

    JANIKOWSKI CONSTRUCTION CO
Nice guy, but it didn't go well. Working with him was a constant struggle to get the design we wanted, not his preferred design. He won. Like another reviewer's experience, he was very careless with our property, leaving excavated dirt in piles and a coating of concrete on patio furniture, BBQ, ceramic planters, landscape plants, the exterior of the house, doors and windows--even the porch ceiling was splattered with concrete. We got complaints from the neighbors about his sub-contractor's loud cursing. We never received a signed contract for the work and only got invoices for our payments after numerous requests.

The experience was excellent and resulted in product that I am very happy with.  Dave Parker was very helpful is assisting me with his advice on color and seeded aggregate combinations and retaining wall geometries, and methods to reduce my cost of the job..  The crew of Parker Concrete were very friendly and excellent craftsmen.  They were willing to give on the spot advice and do simple changes without having to wait for change orders.  They always let me know what days they would be working and were very reliable.  The job cleanup was excellent.  Increases in job cost due to changes was minimal and under my control..

CHARLES NELSON MASONRY & CONCRETE CO
Charles Nelson was recommended to us by my niece and her husband. Charles visited our property within a week of our call. He spent time going over the details of our project and supplied a competitive quote in a timely manner. Throughout the entire project Charles was a hands on supervisor. He answered all our questions and kept us informed along the way. He worked with our pool contractor making sure the deck and pool elevations matched. Charles and his crew were very pleasant and upbeat. They kept the work site tidy and safe at all times. We would highly recommend Charles Nelson. In fact, he will be starting another project for us in 2016.

    Do not hire this contractor.
He damaged our newly paved and sealed driveway when he illegally washed a large amount of concrete waste from his project at a neighbor's home, and left it on the pavement where it has caused permanent discoloring and damage to the seal coat. He has avoided taking responsibilty for this damage for almost six months. He will not pay my contractor to redo the work he ruined. He has avoided all attempts at serving him small claims papers, and he apparently does not carry any commercial liability coverage.
Be very wary of this contractor. He will damage your property and leave you holding the bag.

    D E Contreras Construction

A quotation was requested on a complicated series of various concrete and block tasks.

The first representative of D E Contreras showed up promptly as scheduled.  After reviewing the tasks he stated that he wanted the owner, D. E. Contreras, to review the job due to its complexity.  He set up a date and time for this review.   On the date of the second review I received a phone call from Mr. Contreras, two hours after the appointment time,  He stated he could not make it to the job site that day, and he set up another date.   Mr. Contreras never showed up for that next appointment.  He did not call.

After a couple of days I called the office to ask what was happening.   They said that they would talk to Mr. Contreras, set up a new date and get back to me.   I never heard from D E Contreras Construction again.

    River Rock Outscape
This project went well from start to finish. There was no truck access to the project site and only limited bobcat access. All demo materials (concrete and wood) had to be removed by wheelbarrow. All construction materials (underlayment sand and gravel, concrete and mortar, paving blocks, wall blocks etc)  could be brought 2/3 way in (100') by bobcat and then brought to the final site (50' up hill) by wheelbarrow. Brad Garcia did not consider this any trouble at all. We set a start time and Brad called a few days prior and said his men could start a couple of days early which worked for us. Once on the job his crew appeared on time every day and worked thru the day and in some instances, worked till dusk to complete the project well within the specified time.
The demo phase went fast. The concrete patio was built in the 80's and was mostly 5+ inches thick. I was concerned that in preparing the site for the base material some existing shrub and tree roots would be cut, damaging the plants. Brad understood this and assured me that they would take care to do the least possible damage. In the end, no large root systems were cut. I removed the nails and screws from the demo'ed shed and was able to recycle much of the red wood  (my neighbor took it to repair his decks). The crew removed and disposed of all the remaining wood and all the broken up concrete.
The building phase went without a hitch. We moved to CA three years ago and bought an older home on 1 1/4 acre. There has been much work done over these three years and we have had many crews from different trades working on our home, including other landscapers who paved a front walk for us with the same block material and pattern River Rock used. Brad's crew comprises some of the most capable men we have had working on our home. The guy who laid the patio block was more than meticulous in setting up the floor design and carrying it thru from compacting the base material to setting the block. It came out truly level and square. We could not have asked for a more professional job than he did. I have to say that when I saw the kid (not a day over 23 I'd bet) who was to build the 10' long 6' high block wall I was a little concerned as to whether he had the skill to do a nice job. Wow, was he good. That wall was built to last, all the rebar both vertical and horizontal, was put in place and the wall is level and square, all the joints are clean and even. He put me in my place for thinking only an older tradesman can do such good work. My hat is off to him for sure. This is just the kind of people Brad and his brother have working with them, never a disappointment.
All the men who came to work at our home on this project were competent, courteous, friendly and all went out of their way to answer any questions we had and worked with us when we added to the original contract (the 100' crushed road was an add on). An additional note worthy policy of Brad's crew is that every day they completely cleaned up the area before leaving. This included sweeping up the driveway which was used as a holding place for raw materials. Dump truck loads of crushed rock and sand piles were kept contained and the drive way was swept clean around these piles every day. Only one other crew we employed was as mindful of how important daily cleanup is to the sanity of the clients they were working for (our kitchen remodel crew). Everyone at River Rock should be proud of every aspect of this job.
(I hope Brad reads this and passes our words on to his crew.)

    A Passion For Gardening
I met Pedro Yanez after purchasing an Angie's List deal he offered. I had intended to have him do a small job first and then transition to the larger total reconstruction of the front of our home in Fallbrook if all went well. I was so impressed with Pedro's demeanor and character upon our first meeting that I asked him to give us an estimate for the entire job. I judged him to be an honest, straight talking man and he proved himself so.
He helped us  design our front entrance and made good suggestions on the re-landscaping of our front yard. We accepted his proposal and he began to work on the project the next week. Pedro is very diligent in keeping to a schedule and he always showed up when he said he would. The crews he had working at our home were great. All the workers, no matter what their job, were courteous, personable and hard working. I felt they really cared about doing a good job and the end result has proven this.
The project started out with the demolition phase. This was the simplest phase but the most back breaking as well. Old concrete stairs and walkway had to be removed, old outdoor electric walkway lighting had to be removed and capped off. All the hillside vegetation was removed, existing gardens of plants were saved in a temporary location while huge Juniper shrubs were removed and hauled away. The hillside was completely stripped bare.
The construction of the stairs and landings revealed how committed Pedro is to doing the job right with no questions asked. I had very specific specifications for the constriction of the stairs that I had included in the contract. Once the concrete was poured and the first few steps were finished off with pavers it became evident that the stair risers were higher than I had specified. Pedro did not hesitate to immediately resolve this issue which was no small matter. I was impressed how that Pedro readily worked thru this problem with me without making me feel that it was any kind of imposition on him, it was most important to him to have the job done right and for me to be fully satisfied with his work. Pedro worked with his landscaping supplier to coordinate the delivery and planting of the new plants. He also worked with me to dig up existing plants and re-plant them in the context of the new layout. The entire project took a little over three weeks from demo to finished product. I decided to add a small walk way using a Colorado red rock type slab motif and I picked up the slabs at a nearby stone yard, brought them on site and his crew added them to the design as they installed the new plants and irrigation system.
Pedro is a man of high integrity, honest and true to his word. He was always available by phone and responded to email questions I had. Pedro respected me as a client and I, in turn, respected him as a contractor; if there were and changes or additions to the initial contract (we added the paver walkway in front of our home) we dealt with them, in detail, agreeing on the extra costs the changes incurred before continuing forward.
On a final note, last week (2 weeks after completion) one of the pavers loosened up and I called Pedro to see if they would take care of this. Pedro informed me that his work carries a 2 year warranty and I should not hesitate to call him if something like this happens. He immediately made arrangements to repair this step. I was impressed that Pedro has such an extensive warranty and his attitude is is so proactive about his work.

I worked for about a year researching this project to select materials, and do a structural layout. I chose 2 colors of block for the walls and another color for the columns. Some of the walls between the columns were 24" high with 36" high wrought iron fencing above. Dave's crew were absolutely incredible. They were extremely knowledgeable, congenial, and just a pleasure to work with. I spend a lot of time making certain that my jobs are being done correctly and to my satisfaction. Over the course of 3 weeks of work with more than 4 people every day, I only had to made a few minor comments and the workers immediately made certain that I was happy. The workers and Dave were an absolute pleasure to work with. The stone mason's were older guys with many years of experience but this was the 1st time they had worked with multi colored block that had to be assembled in a pattern. They realized a mistake when the two ends of a wall didn't match the pattern. They stopped, tore out one end and rebuilt it, which cost them about 4 hours and never really complained. Each morning when they came to work I saw them standing some distance from the wall to admire their previous days work. Seeing a workman who is proud of his work gave me a lot of warm fuzzy feelings. I have had total strangers stop at my home to tell me how attractive my wall looks. I think you may by now realize that I am VERY HAPPY and pleased with this project. Next Dave will be doing some hardscape landscaping and polymer finishing on my concrete Patio and Sidewalk.
