    Ordered pumping of two septic tanks, was quoted a price of ~$395 * 2. Showed up within given time window, but their truck was too large for the road. They charged a ���service fee��� of $175 despite not performing any service.

    Excellent contractor.  They focus on the happiness of the customer with the job provided, plus they communicate well.  There will always be hiccups and risk, and it is nice to work out those details in a friendly and professional manner with folks like Mulhall.  I felt I could trust them to do things right, and I was not disappointed.

    We knew we had a moisture problem under our house ( Muddy crawl space damp smell evidence of mould), but did not realise how severe until we asked Adam from the company to do an inspection. It was obvious that the space was flooding periodically. We were about to install new wooden floors and did not want them to buckle and warp.
    The company jiggled there schedule to fit us in very quickly and work began. They drove from Novato every day.
    The guys that came out were professional, polite and worked very hard. Crawling around in 2 foot of space, digging sump pumps and laying down huge areas of membrane in the dark and filth takes a certain kind of worker.
    Billing was clear, the contract was concise and followed the rules associated with general contractors.

    our 2000 ft crawl space is clean, brighter and smells a lot better. Lets hope that pump does its thing when the wet weather finally arrives!

    Dale Plumbing & Heating Inc
    Terrible. They set up the appointment and were supposed to come between 12 and 1 PM. The receptionist told me she'd call me before if there were any changes. No one showed up, and I didn't hear from the office until around 2:15 PM. She apologized and told me they had gotten tied up, and asked if they could come around 4. I let them know I had an estimator coming between 3-4 so 4:30 PM would be okay. I didn't hear anything from them until the guy showed up at around 6:40 PM and asked if he was too late, which I told him he was.

    1. Pros: Overall quality of work I received a call the day prior to work beginning and got updates every day Total cost was slightly lower than the other bids we got Cons:
    2. A couple of times we agreed that I would leave the contract or a check under the doormat to be picked up, and they weren't picked up on the day agreed upon. Overall not a big deal, but it made me nervous in the very beginning.
    3. The permit charge ended up being about $50 more than originally quoted

    Carty Construction-Storm and Surface Drain Specialists
    Our building inspector had suggested a short exterior concrete wall to redirect water away from the house (about 2-3K in his opinion). If this did not work over the winter rains, we might need to look at the more expensive option of excavation & a french drain (about $30K by his estimate) We called Mr. Carty for an estimate on the wall option. He was very professional and spent some time looking at the problem areas and reading the inspectors report. His primary recommendation was to excavate in the crawlspace and install a drainage system. This would involve cutting the roots of a large tree adjacent to the house. He felt that hydraulic pressure of rainwater running downhill  was what was causing the leak into the crawlspace.  When we insisted that we would rather explore the low wall option for starters, he recommended adding drains to either end of the wall (though there is an existing drain on one side). We felt a little pressured into choosing one of these options, which would be several thousands costlier than just a low wall and involved time-consuming construction work. We decided to postpone the project and get another opinion. In the interim, we had some interior work done to repair the bedroom wall, during which the handyman found a couple of cracks in the exterior wall. He sealed them with heavy-duty sealant which seems to have solved the leakage issue. No more water in the crawlspace over the last 5 months, despite some heavy storms.

    There comes those rare instances when you have an all around good experience from a very large and complex project. I can gladly say my dealings with Art Sirota is one of those times. My wife and I purchased a large lot with a home that was built in 1921 in Menlo Park. Suffice it to say, it needed updating. My project involved a complete remodel and some tear down of the existing property. Before starting the project, I interviewed no less then 6 recommended contractors from various sources such as, message boards, and of course here on Angie���s list. My wife and I came away from the interviews feeling the best about Art Sirota. He was up front, honest, and detailed oriented ��� often pointing out many things we were not aware about the project. As the project commenced, we found him always available to address concerns and resolve issues or problems. Some of the detailed things that really impressed us were: Art���s level of communication and commitment to the project. He started right away and his crew and staff were always courteous, professional and tried to make us happy. The whole project lasted about 4 months and through out the whole time Art was consistent in his approach to dealing with any issues that came up. He always dealt with matter in a constructive and fair way. In the end we were able to meet our budget and Art was accommodating to our concerns. Art���s work was top quality and fairly priced. His staff was very organized and clean. We have now moved into the property and I can enthusiastically say we are very pleased. I would recommend Art Sirota for any project, large or small.
