    Blue Ribbon Septic Service
    A family affair, quick response, they were on time and did a good job at a reasonable price. I had my rental's septic tank pumped and had them install risers over the access hatches. I'll use them again if I have the need. An interesting side note to get their business started they built their own tank truck.

    Water Heater Pros
    The Good I contacted Water Heater Pros to install a new water heater I had purchased, their price was $400.00 plus parts. Seems fair to me. Professional looking installers, were nice to work with, did a good job and cleaned up after themselves. The Bad When I called to confirm the initial appointment the the time had been moved back 2 hours, when I went to the property at the new appointment time, there was 1 man with few tools there and he told me their truck had broken down and the crew was running late and would be and additional 2 hours later, and actually showed up 3 hours later. I do believe that this was just bad luck and their truck did break down. I didn't lower the ratings because of the breakdown. ****** The "plus parts" can get expensive quickly. They charge $6.00 for a 38 cent copper fitting, $5.00 for each galvanized fitting, and $5.00 for each ABS plastic fitting. This can add up quickly. In their defense these prices include the installation labor. For copper fittings these have to be sweated together (commonly called soldered). They charged me $150 for an electrical quick disconnect box that can be bought for about $25 +/-, but again they install it. The Ugly I can accept the fitting prices BUT I was floored to be billed $60.00 for 4 feet of copper pipe. A ten foot piece of copper pipe sells at the big box stores for about $10.00 retail, thats a 1,500% increase and you would have already paid for the labor to connect it with the cost of the fittings. Final Analysis Would I use Water Heater Pros again qualified yes. Part of what they sell is availability, water heaters arent something that you or your tenant wants to wait a few days or a week or more to get taken care of and they can get on with it. They wont be my first call, but probably will be my second. If you choose to use them I would suggest that you go to the big box store, ask what you will need to install the water heater of your choice, and buy the big parts (expansion tank, earthquake straps and a 10 piece of copper pipe you can cut it on half to get it home) but Id still let Water Heater Pros supply the electrical box if necessary, and small fittings - also ask Water Heater Pros what else you should have at the site, like lumber for bracing with the strapping if necessary.

    Bay Area Drainage Inc
    They examined all the house drains, not just the French Drain; replaced drain from yard sump to street with minimal disruption of landscaping;
    Returned to repair buried sprinkler line which had been penetrated by their iron probe.
    Later added change order for drain from downspout under sidewalk to sump at high cost.

    Armstrong Plumbing

    Answered the phone on the first ring, set up an appointment two days later. Called before showing up, showed up on-time, had the part on the truck. Cost was exactly what was expected.

    Excellent service all around

    We made an appointment and they arrived on time. Jacob introduced himself, put on his booties to protect our flooring and we discussed the items needing repair. He then put together a proposal and explained it thoroughly. During the course of the project it was quite apparent that Jacob knew what he was doing. He seemed very knowledgeable and conducted himself in a very professional manner. The work was completed in a timely manner and with no surprises or hidden costs. Great company, great employee, great work! We wouldn't hesitate calling upon them anytime a plumbing issue comes up. Thank you Jacob and Armstrong Plumbing for another job well done.

    Gridiron Construction
    Josh shows up on time if not early, his work is very professional. He is very knowledgeable and gladly offers advice. When he installed the new toilets he used wax less rings. He is the first contractor that I have come across in 30 years that actually used shims on the toilets to insure that that they were level and didn't rock instead of doubling the wax rings and cranking the nuts down. When he identified potential issues he took care of them, or told me how to take care of the issues myself. He handles changes to the scope of work really well. My shower has been fixed several times by my home warranty people, only to start leaking again. Josh was able to get the right parts and fix it for good. Since I found Gridiron Construction and Josh I now use him to inspect homes prior to purchase for potential problems and estimates on cost of repairs.
