    OC Decks- Water Proofing Systems
    I had a leak in my garage and damage in an adjacent outside power closet that needed to be assessed. Ed figured out that the leak was from the balcony above and through the flooring.  Cracks in the stucco were also contributing to the leak. 

    Sharon & Ed were fantastic to deal with.  Their attention to detail was very much appreciated. I wasn't at home for most of the job and Sharon continued to send me pictures and even a video to show me how things were going.

    Repair looked great and with the recent rains all seems leak free.

    I would defiantly recommend OC Decks.  Great work!

    Only made it through the initial design phase before deciding to mutually terminate the contract. Responsiveness, providing updates when indicated, and project management are not strong suits - from the outset. Vendor is strong at what he thinks the best aesthetic and materials are, but from a project management and time / cost efficiency standpoint falls very short.
    I think the biggest downside was the fact that he had us pay for structural design work before he had design sign-off from the city -- and when neither of us were 100% sure on certain city requirements that would fundamentally change the design. Not being experienced in construction, this seemed odd to us, but we were trusting guidance of the "professional". Later, in the conversations that led to mutually dissolving the contract ($2500 into worthless design work). One of the main sticking points that we raised as a concern was about how he didn't guide us properly given the issue with setback requirements. He verbatim said, "well you were adamant about knowing your setback requirements and so while I normally would complete structural engineering after city approval, I went ahead and had you go ahead and pay for and get them done now."
    Firstly, given that I've never done this before (and this was known to him) I would not be adamant about anything. Secondly, even if I was somehow firm and adamant that my city's regulations said "x", as a professional in this area, you should still manage to project to mitigate the risk that your client (not being a professional or city planning office employee) might be wrong. That's like an airplane designer saying to an airline client "well, you were sure that what you read on the internet said that the wings should be placed on the top and bottom of the plane instead of the sides, so I assumed you as a layman were right and had you pay to proceed with a design under that assumption". Vendor also said he wanted to dissolve the contract because he got 2 "angry emails" (his words) from my wife regarding the lack of project management, responsiveness, and the fact we had just wasted $1500 on engineering plans. The emails did indeed express frustration per above, but they were by no means inappropriate or threatening and should be expected when not delivering value to your client.
    The main positives in the experience were patience to ultimately get to a point when we were ready to engage in a contract, and relatively low pressure sales pitch all around. Unfortunately, for us, the cons far outweighed the pros and, again, we mutually arrived at a point to cut our losses and move on. As a busy professional who values the importance of clear expectations, responsiveness, project management competence, and honesty, I know what to look for moving forward now -- and a contractor like OC Patio and Deck - that wasted my time, money, and did not make me feel comfortable - does not fit that bill. Again, nothing personal here. However, no one is professionally perfect and I hope that they can take some constructive criticism because the pain points outlined really make a huge difference in a project and can make or break it (as evidenced in our experience). Frankly, was looking forward to the actual engineering and build as I do believe their quality (once you can get to that stage) is probably good. IF evidence of those negatives are addressed, would consider working with them in the future under a much better dynamic, but at this point, would not.

    Cory did an excellent job of providing us with advice regarding products and options.  We chose a Trex deck to minimize future termite issues.  He also provided wood repair on the deck frame and other locations of the house.  He coordinated the permit with the city and was understanding of our delays due to the required HOA approval.  He communicated all steps of the work clearly and promptly.  He reasonably quoted and responded to last minute add on work.  His team was respectful of our neighbors, polite and courteous.  They cleaned up every night.  I highly recommend ATC.  They made a horrible experience (termite damage) a little less painful - and left us with a beautiful new deck.  We could not be happier.

    Jim and America were great! They responded immediately to my initial inquiry and were in contact with us all the time throughout the entire project. The project went as planned. There was glitch due to a miss communication between city engineer and inspector, but OC Builders made it go easy. All workers were professional and super nice. The work quality was exceptional. We were very pleased with the results.

    It went well.. The workmen were great guys and performed their work as expected.

    The only issue we had was some lumber needed to be special ordered to complete the stairs so it delayed completion for a time but once they received the wood they completed the job.

    Bourke Construction Inc
    I am writing this review so that others may avoid our costly and horrendous experience with this business. Admittedly Edmund Bourke  makes a favorable impression. He is a good salesperson. But that is as far as it goes. Edmund collected our $2500 and after 5 months, gave us nothing. He still has our $2500.
    We hired Bourke Construction around January of this year to do the services I listed above. He assured us that he was capable of handling this project, told us about all the large projects he was doing and that he had engineers and other experts he worked with who could provide the engineering work needed for the plans. He  collected our $2500 and promised plans for the project. 
     He came out several times to the house to take measurements and had various people look at the project.  We kept asking when we would receive the plans. He assured us numerous times that they were being drawn up but there was always some excuse as to why they were not yet completed. Months passed and nothing. Just a lot of talk. He always had some excuse why the plans were not yet finished.  When it became clear the project was over his head, we scaled it back to simply expand the existing deck by moving the outer wall out a few feet. That did not help.  We still received no plans.
    Finally, in May of this year,  after 5 months of more excuses than we could count, I told him to deliver the plans by a specific date or refund our money. 
    His response was to deliver a useless set of plans. The plans were actually drawn wrong. The plans did not properly depict the existing deck that  he was hired to expand. All he had to do was look at the existing deck and the plans to see that the plans were wrong. That is what we did. It was obvious and we are not engineers. The plans were  drawn by his contact, Joe Mark of Mark Design in Mission Viejo. We asked Joe to redo the plans we had paid for. Bottom line with Joe Mark is after two weeks, Joe old me that he had redrawn the plans and had actually submitted them to the city. I called the city today. No plans were ever delivered to them for our project. 
    I cannot rate Bourke Construction or Joe Mark Design lower than an "F" or I would. A "Lousy" rating is more favorable than I believe Bourke Construction and Joe Mark Design each deserve. If you can't or don't want to do a project, at least be honest and professional with the client. Honesty and professionalism was utterly lacking from these two providers in our experience. 
    Not only can I not recommend Bourke Construction or Joe Mark Design, I would urge anyone to stay as far away from these two as possible.

    Mike Santuci (Sunland Concrete) was the final concrete contractor we interviewed, after speaking with several others located physically closer to our home. Before making our decision, we had to sort out whether Mike's confident persona was based on knowledge and skill, or just excess testosterone. After speaking further and receiving a very competitive price, we went with our gut feeling that Mike was indeed for real, and this played out as true throughout the project. As opposed to some contractors who show up in a gleaming monster truck only to collect your money, never get their hands dirty, and use workers off the street, Mike was physically there every day, part of the crew (leadership by example), never too "special" to pick up a shovel or hammer. He was accompanied by a top-notch group of hardworking, customer-oriented men of high caliber, who are regular employees - these guys have been with Mike for many years, cross-trained in all the required skills, and functioned together like a "well-oiled machine."  Mike also smartly leverages a small multipurpose tractor to eliminate unnecessary man-hours, damage, and injuries, ultimately saving the customer money and giving Mike a significant advantage in price and completion time. The pervasive attitude throughout was get it right the first time, nothing less will do, including several suggested changes (by Mike) to the plan itself, plus one minor re-do to achieve the original design intent. As Mike relates to customer concerns and wishes, the answer was always ultimately "Yes" (right answer). As this was Phase One, we look forward to providing some photos of the completed project, hopefully in a few months. To sum up this portion of the effort, let's just say that we can't imagine having gone with anyone else. You can choose Sunland Concrete with absolute confidence.
