"From start to finish the project was seamless. The craftsmanship was superior. The crew was professional and on time. We contacted three contractors and decided" to commissioned
for our project. The owner is retired military and your could tell by his attention to details and professionalism. During the project it was identified that my sprinkler system water line was under the area for the concrete patio. The contractor informed me of the issue and presented solutions to solve the problem. The project was finished in a timely manner. The guys did a great job of keeping my property clean during the entire project. I truly I got my money worth and more. The finish product looks great and the quality of work is exceptional. I would definitely recommend this company. My wife and I love our new outdoor space. Be sure to let this company know if you are retired military to receive your additional discount. I attached pictures to show the superior quality of work. I plan on using this contractor to install shade screen on my
and patio. Thank You
for an Outstanding Job!

"I was so impressed that the first thing
and
did was to
brown paper down over our hardwood" floors so as not to scratch them. They covered both doorways of the kitchen with plastic to try and keep the dust and dirt contained. Every night before they left the area was either swept or vacuumed.
gave us ideas as to how to do the backsplash. Which was nice as we weren't sure how we wanted to proceed with it. Every evening before leaving
would ask us to take a look at the day's work and let him know if anything needed to be changed. First thing in the morning he'd ask for our update. It was a pleasure to work with someone who took care with our home and valued our input. We look forward to having
back to do more work for us in the near future.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

is the general contractor and has all the General contracting license including electrical and HVAC, which is very nice.
I would call back
Campbell Sunrooms Provider Name Locked
to do any remodeling job in my property as I have found him to be meticulous, polite and easy to deal with. The construction started sometime in August of 2014, and since, permit had to be pulled by
Campbell Sunrooms Provider Name Locked
, the remodeling extended more time until completion.
Campbell Sunrooms Provider Name Locked
and his brother
Campbell Sunrooms Provider Name Locked
are both hands-on in the general contracting and they both over-see all the remodeling work done to my property. I have often asked for their opinion with ideas of certain layout, and both of brothers were very good in their feed-back. The remodeling estimate includes tear down, reconstruction of assign/specified areas, framing, labor cost of upgrade to bathroom/kitchen/flooring. Materials like kitchen cabinets, tiles, toilets and flooring are provided by me.
I highly recommend
Campbell Sunrooms Provider Name Locked
and his brother,
Campbell Sunrooms Provider Name Locked
to any bids you may have in your property. They are reasonable in their costs and their work quality is excellent. Give them a phone call and get them over to give you an estimate of the work and ask them to outline what is part of the price estimate. At least, that is how I approached the remodeling project before I awarded them the job.

First the demolition process was scary but rami made it very comfortable. He knew exactly how to set up the home. It was surprisingly clean and they got to the build quickly. I could live in the home no problem. Then the buying process was easy. No headache. They helped me completely with every item. Amazing eye for beauty. The last few weeks went fast and now it's amazing. Thank you so much

After meeting with
Campbell Sunrooms Provider Name Locked
and getting the bid for the job I hired him immediately to do the work. In all fairness, I had already seen his work so I was very confident in his abilities. He and his crew show up every morning promptly at 7:30 a.m. and work straight through until about 2:30 until the job is complete. They stripped wallpaper that had been on the walls for 30 years! New paint. New flooring. Completed gutted my kitchen. He even met me at Lowes to select my new kitchen cabinets and counters to make sure that everything was measured and ordered correctly. He was on site to accept delivery of the cabinets. These guys are fast! The job was completed within 2 weeks once the cabinets were delivered. I couldn't be happier, everything looks gorgeous! These guys are all business. They get the job done in a timely manner. You tell them what you want, they make it happen. They clean up daily too! I currently have him working on another project through the VA for a grant to make my fathers home, bedroom and bath handicap accessible. Hire

I called
Campbell Sunrooms Provider Name Locked
for a quote before checking with Angies List. We were considering replacing old worn-out windows in our older manufactured home with newer design double pane vinyl windows.
Campbell Sunrooms Provider Name Locked
May was able to find a source and got us a quote for both the standard trailer home type windows and the more expensive energy efficient windows. We were very serious about getting the better windows but after more research and consideration of the economic sense of our situation we decided to go with the standard windows.

After the window order came in we got the call and scheduled the installation.
Campbell Sunrooms Provider Name Locked
and his crew arrived on time and went right to work. Most of the window installations required some modification of the window framing due to a little difference in the replacement window frame depth. This was unavoidable because the original old window design were not being made anymore. Not really much extra work and there was no extra charge. One window opening had some old wood damage from water leaks in the past. It looked to me like it would need some rebuilding of the wood framing but they were able to install the window without any restoration. They also repaired the inside sill of that window which looked pretty bad in the corner of that window frame. It turned out looking like it was new.
Overall it was a pleasant experience.

FIVE-STAR
RATING: It’s a pleasure to offer this top rating for our experience working
with
Campbell Sunrooms Provider Name Locked
of Auburn, Massachusetts in spring/summer 2014.
ROOM STYLE: Our new peaked sunroom dormers out from a den-like room on the top floor
of our home — very dramatic.
WE DID OUR HOMEWORK: We thoroughly investigated the leading sunroom companies in our
area, across the full range of price points.
PRICE (NO MIDDLE MEN): One of the things that distinguished
Campbell Sunrooms Provider Name Locked
from its
competitors is that it was able to design, build, deliver and install a
high-end room for us at a mid-range price point. This is possible because with
Campbell Sunrooms Provider Name Locked
you work directly with the factory.
THE FACTORY: Before we bought the room, we were given a tour of the factory. They
explained every step of the design and construction process. We saw more than a
dozen rooms in various styles and in various stages of construction. We visited
our own room a few times to watch it evolve. And we visited the factory to
approve the room when it was ready to be delivered.
CONTRACT TERMS:
Campbell Sunrooms Provider Name Locked
has a boilerplate contract. We worked together making a few tweaks
to address our concerns.
DESIGN: The
Campbell Sunrooms Provider Name Locked
folks took fine-point measurements and presented a detailed design.
The engineering drawings showed several different views and listed the key
specifics, identifying the materials that would be used.
CURVED WOOD BEAM FRAMEWORK: This is where
Campbell Sunrooms Provider Name Locked
really stands out from the
competition. The most expensive competitors also offered beautiful wood beams,
but these companies would have had to go to outside contractors at considerable
additional cost to get us the curved beams we wanted.
CONSTRUCTION:
Campbell Sunrooms Provider Name Locked
was the only company that builds and thoroughly water tests their rooms
at their factory. Each of the other companies wanted to build our room on site,
estimating that the property would be disturbed for about two to three weeks.
We didn’t want the construction mess, including scaffolding, the
Campbell Sunrooms Provider Name Locked
of
workers falling or dropping heavy glass, and the security problems from having
the house somewhat “open" until the room was sealed up.
INSTALLATION: When the room was ready to be delivered and installed, we went to the factory
to make sure everything was in order. A few days later, the room was brought to
our home on a flat-bed truck, craned over the house, lowered into position and
secured to our home. My wife and I commented that we should have sold tickets —
it was so fascinating to watch this process. The install took about a day and a
half.
SERVICE: As with any large custom contracting project there were a few “punch-list”
items.
Campbell Sunrooms Provider Name Locked
handled them promptly and professionally without charge and did
not request the final payment until we were completely satisfied.
WATER TIGHT: We’re writing this after the record snowstorms of February, 2015. The
Campbell Sunrooms Provider Name Locked
room is completely dry. This is significant because we had lots of water
problems with the original sunroom that was built when the house was first
constructed in the late 1980s. It’s also significant because we’re dealing with
serious leaks in other parts of our home.
ALL SEASONS ROOM: Our sunroom is heated and air conditioned — we use it year round.
It was installed during a hot spell last summer. And we’re experiencing
single-digit temperatures now (February 2015) with below zero wind chills
without problems.
ADDED VALUE TO OUR HOME: Our friends, family and business colleagues who have seen
the room love it — several of them said the room adds a “wow factor” to our
home. We’re certain that we added more value to our home than the cost of the
project.
OUR RECOMMENDATION TO OTHERS CONSIDERING
Campbell Sunrooms Provider Name Locked
:
These are great folks who do great work. They deserve your consideration

Campbell Sunrooms Provider Name Locked
came out and showed us different options we could do to screen our back porch. He scoped the area and took measurement. the area to determine what was needed. I was undecided as to just screening or using the sliding glass windows. He invited us to come to their warehouse and see their products, which we did. He sent us email with severeal drawing after discussing what I had in mind that I wanted. I was in a delimna as to add the windows or leave them open.
Campbell Sunrooms Provider Name Locked
said they could build the screens for the windows and later if I decided I wanted to add them it wouldn't be that much to fit them in. So we agreed on that scenerio. They were scheduled to start and I had to ask for a delay due to the horrendeous porject I had going with Green Machine Project Company for window replacements. Due to the problems we were experiencing with that company, we had to delay the porch project a couple months.
Campbell Sunrooms Provider Name Locked
Company was very courteous and just stated to let them know when we wanted them to start and they would schedule it. When we scheduled, they came our and measured evertyhing exactly to ensure they maded everything to fit.. The next day the people showed up for work and and was extremely cold that day.
Campbell Sunrooms Provider Name Locked
finally told them to leave and come bace later, it was too cold. They appreciated the opportunity and left for the day. They were there ready for work the next day and completed the project within two days. It looks great and we are very pleased. After a couple days there I decided I needed something done at the end of the stucco and they came out the next day and put a border around it and that added that finishing touch. They were all very professional and efficient. We had no problems with the project at all. I highly recommend them for any project. They cleaned everything up and very professional.

It was a great experience. All the employees from the design coordinator
Campbell Sunrooms Provider Name Locked
to the crew chief
Campbell Sunrooms Provider Name Locked
were very professional and friendly. They were detailed in their explanantions and their work was exceptional. They provided all the info needed for our POA approval. In three days, we went from open air to a beautiful room. They cleaned up all the mess each day before they left. I would definitely recommend them to anyone wanting to enclose a porch in this area. The prompt, friendly and professional staff made the process so much easier. The office also kept in contact throughout with calls and emails. They even sent a picture of the crew chief prior to coming so I would know who to expect. We are looking forward to a spring without all that
Campbell Sunrooms Provider Name Locked
in our "outdoor" space but fresh air afterwards when we open those beautiful windows. It will also help with our heating costs in the winter with the extra insulation. Thank you Porch Conversions for our beautiful new room.
