  • What an incredible realtor! I feel very lucky to have found Dan Cannon. To have him by my side during my entire process of finding a new home (which was long) was the best I could ever hope for. I have dealt with a number of different realtors over the years and I can without any hesitation state that Dan Cannon is the cream of the crop! Added to that; he is a seasoned and expert professional, a very strong communicator, a five-star negotiator and an outstanding individual who even managed to make a very hard and difficult journey easy and even enjoyable at times. I will be very upfront: I am a very detail-oriented and demanding buyer. And that is exactly what you get with Dan Cannon. He took to heart my rather long list of requirements and wishes for a new house and found a number of different options. He proposed that we look at relatively newer homes; homes needing renovations; or even building a home. With each he had developed plus and minus lists and was able to give me informed and accurate information on what I could expect to pay for a particular house as well as very specific cost numbers on any improvements he knew I would want to make. When we found something that looked like a possibility he was able to quickly do an analysis of the house and surrounding properties/neighborhood and made sure I understood his analysis as well as giving me his thoughts on whether a particular house might be listed for too much or if it was a great deal etc. He was finally able to find an almost perfect house for me which crossed off almost every item on my requirement/wish list! And when we made an offer we learned of another offer that came in the same day. With Dan leading the back and forth of negotiating with the seller's agent he was able to tie down the contract for me at the right price! With the contract signed, Dan was able to schedule a great home inspector and was with me as we went through the inspector's report making sure I understood everything. Dan further negotiated the addendum for repairs to be made by the sellers saving me some money! Now that I've bought my new home, I'm ready to sell my old home and needless to say I would ONLY pick Dan Cannon to sell it for me.

  • Christina is great! Every time we would call to set up a showing she would get us in quickly. She helped us navigate a couple of tricky contracts for houses that ended up falling through and helped us buy our perfect house. She was always honest with her opinions of properties. I never felt like she was trying to sell us on a place. She is extremely knowledgeable of the area and of the home buying process. We will definitely work with her again when we are ready for a new home.

  • Dan did an excellent job. He met with us before the listing and explained his process. He came back at the next meeting with his plan and gave us an estimated range for the final sales price along with a list of recommended actions to best present our home for a new buyer. We followed his guidance and completed the preparation. He helped us find contractors for work that we needed to have done. He handled the staging, open house planning and marketing. Our house went on the market at the end of March and three other homes in our neighborhood also went on the marked at about the same time. Despite this, we sold our house for the estimated top price he had given us and were able to close in June when we had wanted to move.

  • Dan helped us purchase our new home after we moved to Vestavia Hills. It was a wonderful experience working with Dan. We had worked with a number of realtors before Dan, and all of them didn't meet our expectation. But not Dan. Finally we met a true pro who can really help in a way that you would also be pleasantly surprised. He is the very best. Dan is highly intelligent. He gets your need quickly and respects it even if it may be a difficult requirement. Dan has unbelievable experience and knowledge about houses in great Birmingham area. He knows exactly what it is like to live in each area, e.g. Homewood, Mountain Brook, Vestavia, Hoover, et al. He himself has done many remodeling. He can solve almost any house problem using his sources and experience. When you go to look at houses, he can tell you all the good things and bad things about the house, and can answer all the odd questions you may have. Bottonline, he works to make you feel satisfied and happy. He becomes happy when you are happy. Dan is an honest man and a good man. We will not have any hesitation to hire him again and will highly recommend him without any reservation.

  • When we got ready to sell our house and buy a new house I
    knew we would need a realtor that would WORK WITH US to make everything
    perfect. We knew we needed to interview at least two or three realtors to find
    one that would fit our needs and personality.
    I found Dan Cannon listed on Angie?s List with stunning
    reviews. 
    Dan came to our house on May 22, 2014 for us to meet
    him.  He was well prepared with comparisons
    of houses sold in our area, data about houses currently on the market, and
    suggestions for realistic pricing. In fact, he suggested that we price the
    house higher than we planned to ask. I asked him if he truly thought we could
    get that price for the house and he said, if we followed his advice about
    staging the house, we could. He was right. 
    We sold our house for just under the asking price.  I had a list of questions lined up to ask
    him, but his presentation covered most of them without having to be asked. 
    We had an interview with another agent the next day and when
    he came he basically just told us how much he would list our house for, but not
    really a game plan for actually getting it sold.  Dan came back on May 23rd and we
    signed our contract with him.  We worked
    out that I would stage our house then have him come back and see if there was
    anything that I missed.  Only because of
    my time schedule did it take so long to get that accomplished.  He spent over three hours getting photos and
    videos of our house for the listing.  He
    listed the house on June 16th on MLS with an amazing presentation.  On June 17th we had our first
    showing. We had showings every day and sometimes twice a day after that.  On June 23rd we showed the house
    and got an offer. That offer fell through due to something on the buyer?s
    end.  We then got an offer from the very
    first person that looked at the house. 
    We closed on our house on August 26, 2014. 
    We also used Dan to buy our new house.  I knew that I was picky and indecisive, but
    Dan got the full taste of just how much. 
    He never hesitated to take me out on ?another day of looking at houses?.  I usually had a list of houses that I had
    found online and Dan always had more houses to add to that list.  He came prepared with property values,
    neighborhood stats, and more information that I never knew existed about homes
    that was very helpful. We found a house and made an offer. Dan had suggestions
    for inspectors. We chose one that ended up being as thorough and meticulous as
    we are.  He found foundation problems
    that were way more than we wanted to deal with. 
    Back to hunting houses.  We found
    another house online and told Dan we needed to go see this house.  He asked if I had another list and I told
    him, no, this is the house.  It was
    absolutely the house.  We got the
    inspections needed and Dan helped us work up a reasonable offer that we would
    be happy with.  We closed on the house on
    August 29, 2014. 
    We have been in the house for six months now and still
    continue to use Dan for his resources of handymen and lawn care people.  From working in the business in the area for
    so many years, he has a list of people on that meet his standard of work ethics
    and we don?t hesitate to use anyone that he recommends.
    If we were to ever move again (hopefully not,
    this is our forever home), Dan will be our agent.

  • My husband and I purchased a house in July and Clark was our buyer?s agent.  We were extremely happy with Clark.  We especially appreciated how he was so flexible to work with our busy schedules.  We had an infant during our home search, and
    he was totally on board with meeting us in brief 2 hour windows between getting off work and the daycare closing, as well as us bringing along our little one to tag along on visits on weekends.  We also were open to a lot of different styles of houses in many different neighborhoods, and Clark patiently showed us houses for weeks and weeks before we found one we truly loved.  After
    putting in our offer, getting it accepted and completing our home inspection, the sellers backed out of our contract. Clark diplomatically held our hand through that very disappointing process, while still being sure that we were well represented at the table with the sellers.  He helped make us whole at the end of the day.
    Clark also was understanding as we slowed our house search for several weeks after our disappointing experience, but was right there ready to jump back in with us when we committed to starting again.  He again worked with our schedules and eventually found us the BEST house we could have ever imagined (and we got the perfect price as well!)!  He was completely knowledgeable about this area, and we loved how he shared so much information with us about an area that we already knew a lot about.  His sense of humor always kept us feeling like we would eventually find the right house, and by the time we closed, we felt like he was almost a member of our family!  We loved every minute of working with Clark and would absolutely recommend him to anyone looking for a house in the ?Over the Mountain? area.
