Home warranties don't always come with the kind of robust protection and security homeowners expect. Here's a quick breakdown on the real costs, and real benefits, of purchasing a warranty for your home.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. The last time a client had to use their service, AHS was prompt in their resolution of the problem although one should expect an extra day or two for a tech to come out as AHS has a limited sphere of providers on the coast. Client ended up getting a new dishwasher.

The refrigerator repairman rescheduled to another day, which was okay, but then arrived with a seriously unpleasant attitude. When I pointed out that our last home warranty company hadn't required one, he became aggressive and loud and accused me of lying. In my own home! We had to ask him to stop being so rude in our home, and were on the verge of telling him to leave, before he would stop shouting at us. Now that our refrigerator is in pieces, we have to let that man back into our house to fix it next week, but we will never again use this company for any reason. I would tell people to avoid

AHS told me the odor at the closet which houses the water heater was too strong for the plumbers to work in.(The hall carpet was wet from the leak and smelled.very musty) Do not plumbers regularly work on toilets backed up with feces???? In the 1 1/2 years we contracted with AHS we had 2 other plumbing problems.The water pressure regulator went bad.It is located under the concrete driveway and had to have an 18 inch by 18 inch hole punched in the concrete to access regulator that is about 8 inches deep in the dirt..AHS at first agreed to handle entire repair but called back to say they would not cover labor because regulator was outside the foundation boundaries of the house.The house is built on a concrete slab so it made no sense to me. We ended up getting scammed 800.00 for the hole and they furnished the regulator.Another time we had a broken diverter valve in the bathtub which the clown sent to fix it bent it so bad the handle hit the wall when I went to adjust it.The guy explained that the valve only fit one way and that was all right. The same clown pulled a similar fiasco under the kitchen sink drain.Both repairs required a different tech to actually fix problem.To sum up My experience with AHS you should expect to endure underpaid ,undertrained technicians who could not care less about your problem!!! AHS business practices include using unqualified service people as well as trying to deny anything at all possible.Do not listen to their

sweet sales pitch,it is all a lie.The day after they refused to handle the water heater leak I called a local plumbing service who showed up and replaced it within 4 hours,which included their time to go pick it up at the warehouse.The heater was an oddball short one not available widely.I would fared much better by not attempting to depend on AHS to handle the services I was promised. The techs never mentioned the smell around the water heater.

clauses. Recently we discovered the previous homeowners installed a water heater that was not meant for a house (it's only big enough for a hot tub). We were told they would not cover us under improper installation because the issue was capacity. They told us the water heater is fine, it's just not big enough and that's something that would cover. It seems to me this is exactly what you have a warranty for! Apparently not. On top of that, we ended up having to pay $75 to have someone come out in evaluate our issues, just to have it denied. The most obnoxious part is that we could have received FREE estimates from most companies, so not only did they not pay our claim, we lost $75 for a service that would otherwise be free. Their customer service is terrible; it's very clear they don't care about their customers. Find another warranty service, this one is useless.

I placed an online service request at 7:30am for hot water heater repair. The pilot light went out last night and wouldn't stay lit. We have had no hot water since early yesterday evening. I received an email that the service provider would be contacting me shortly. By noon the service provider had not contacted me so I called them.

had given them a contact number with the digits transposed so they could not call. Neither did they check with AHS for an alternate or to check the number they had. But that's another story. The first available appointment was Friday from 3-5. Which meant that nothing would be fixed until Monday of the next week of course. I called AHS to see if they could give us an alternate service provider that could get the job done sooner. AHS replied that they do not consider this an emergency and therefore would not escalate the request. Basically 'take it or leave it lady,' attitude. It is 35 degrees out and I have children coming home from sports. What they consider an emergency I don't know. For all they knew I had a leak in my gas line that could have been life threatening. I called another plumber found on Angies List whom i will be writing a glowing review for. They were able to fix the water heater by 6pm the same day i initiated contact with AHS. I have had AHS send rude and sub par service providers out before and will not be renewing my policy after this last straw. I would strongly advise against taking out a policy with these people.
