    I was extremely happy with this company up until just recently (hence the 3 star). I have been renting with them for around 14 months now. If you qualify and meet their standards they are wonderful to work with. If you are paying your rent in full and on time, they will go above and beyond to meet your needs. However, if there is an unexpected life turn, even notifying them will not help. I was laid off at work and could no longer afford the rent. Even their qualifications say that you must make 3x the rent in a months time. I now make less than 2x the rent. I notified them of my life changes thinking that was right thing to do, but as I had forgotten, just remember they have a contract in place and that is what they will go by like any other business. They are still a great company despite my disagreements and misunderstandings on some of their business practices, but if are going into renting with them knowing there is even a possibility of financial changes in your life, I would not recommend them.

    They rented it promptly and found fabulous tenants. They were communicative and their staff was extremely friendly. When repairs were needed, they made them promptly and economically. They made it easy for me, and when you are in a different state, that is very important. They were honest and I knew I could trust them. I would recommend them to anybody, and I would certainly use them again in the future if I required their services.

    Bryant Property has not returned a $1,900 security deposit owed to us in March, 2013.  They had done a walk-through of the house before we moved into it and then asked their Realtor to do a walk-through when we moved out in Feb, 2013 which is totally inappropriate since this is an inaccurate comparison.  When we moved into this rental house in Nov, 2011 we had been told by the Realtor who showed it to us that it would be in good condition and everything would be fixed.  But to the contrary!  We were quite chagrined when our semi-truck filled with our belongings from out-of-state arrived to this inadequately prepared rental home!  The walls were very dirty, paint was chipped off in  the powder room, paint was peeling off in master bath, several cabinet doors were broken or falling off, many blinds were non-functioning or broken, the oven self-cleaning was broken, the carpet was worn and dirty, there were holes in the screened porch, pantry shelves were sticky, ceiling fan in master was extremely dusty, there was a hole in the wall at top of stairway, there was a large hole in wall behind dryer letting excess lent into environment, hairs were in drawers,there was a large red-ringed stain on master vanity covered up with an incense holder, several door knobs were broken or not working well, the banister was loose in basement, some light fixtures were missing, garage doors had cracks under them that let in mice, an outlet was broken, toilet seat was broken, refrigerator had missing or broken parts, garbage disposal was not functioning well, kitchen sink stopped up easily, and mold was growing in master bath and other upstairs bath.  We called the Landlord right away and asked him to fix things.  He never fixed many of these things after we asked him several times!  He sometimes fixed some of the items that "had" to be repaired but never fixed other items that should have been repaired long before we moved in.  We realized what a terrible mistake that we had made after we paid movers thousands of dollars to move our belongings into this house!  We had to end up purchasing and repairing many things in this house:  a dehumidifier for excess moisture and  mold problem, metal brackets and longer screws for wire shelving that colapsed on many occasions, mouse traps for garage, new toilet seat, toilet handles and other parts for toilet, air cleaners for excess dust, longer screws for cabinet doors (one fell and almost injured our daughter), etc, etc, etc.   This house was improperly maintained as proven by what the subcontractors told us:  our new dryer quit working and repairman said the dryer vent pipe was totally clogged and had never been cleaned since the home was built which was a fire hazard!  The HVAC contractor confided in us that the Landlord did not want to get a new HVAC unit which had a freon leak.  We told the Landlord that there was a leaky window which was growing mold and he did nothing to fix this in spite of telling him that we had allergies to mold and chemicals.  The dishwasher quit working after his plumber finally came to fix the clogged kitchen sink who said the plumbing was not set up properly in the home from the beginning; he ended up clogging up the dishwasher when he removed sludge from the line.  When we were accused that we had damaged the home, we were very upset as this house was damaged and very poorly maintained prior to us moving in!  There was a small hole left in the family room which the movers did because they did not know that the bookcase was bolted to the wall for safety because of an unlevel carpet.  This would only take a few dollars to fix and does not make up for all of the improvements that we made to this sad rental property.  This house was in bad shape from the beginning of our moving in and we left it clean and with improvements made as well.  To top off our bad experience with Bryant Properties, the Landlord told us that our children could take the swingset as it was also in dire need of some maintanence, and then the next moring he called and told my children that he changed his mind and they could not have the swingset after all.

    Of all the realtor companies in Birmingham Watts would be the last I would ever rent from again. We are arguing with them at this time about their contract. When we moved into the house it was by far the filthiest home I have EVER rented and I am 56 years old. The carpet is stained; mold and mildew covered the outside of the front door and completely engulfed the inside of the dishwasher. Both upstairs bathrooms were urine covered all over the toilet and the floor was saturated in it. The walls were grunge covered stain drips running down the walls. The downstairs windows were so dirty we couldn’t see anything out of them. The air-conditioner didn’t work, it took 3 different visits from a repair man to find and correct the problem. Now we abided by what the contract said about early termination, the only thing that was said, nothing in the contract but we have done and they want more. They want us to pay to clean the house we have already cleaned just to make livable, pay until some other unsuspecting person rents even though the owner has told us he is putting it up for sale, pay just to move out early, more than the extra 2 months rent we have already paid that our contract said we had to, and loosing the 2 months deposit we had to put up. Watts is the most unscrupulous rental agency I have ever dealt with.

    Person talks really well, enough to make you think they are trustworthy.  I asked for references and never recieved them, they also over charge for basic service and are not flexible with terms.  Does not seem to care if they are recommended on Angie's List or not.

    Overall, his service was terrible. He made inappropriate comment to the single tenant inwhich she could have file a sexual harassment suit against me because he was my employee. He damaged my house. He didn't pay me on time or manage the property professional. I would never refer him for any service to anyone.
