Recent Review: I am a very picky customer, so I needed a lot of reassurance and very precise descriptions of how the work would be performed. All of this was given and there were no surprises. The hardest part of the project was picking the paint color. Our deck had been stained, and the option we had picked was to have it a solid color. It was helpful to purchase small sample cans at Home Depot. We got a defective decking board at HD for next to nothing and had this cut into pieces. We painted the board pieces with several possibilities, and then after narrowing down to two, painted on the actual deck to make the final cut. The biggest holdup on getting the project underway was the number of folks ahead of us and Mother Nature. Jim was upfront that we’d have a wait and this wait was extended due to rainy day after rainy day. The project is a multi step one and first the deck is cleaned. I must say, after the cleaning, it looked so nice, we were almost tempted to say just stain again … but knew better. It was not safe to walk barefooted on the deck. After the cleaning, the crew needed a certain number of dry days. We had lots of rainy days, so this took awhile. When it was our turn, the crew then spent about three days sanding, replacing boards, covering the shrubs, the black deck spindles, prepping the surface, painting, sanding some more, more painting, and then touch up. The payments were broken down into increments based on the work. The deck work is guaranteed for ten years. We are looking forward to enjoying our deck for those many years to come thanks to the Deck Armor crew!

Recent Review: Adem, Luis, Mike and the GBK team are all great to work with. They are expert at kitchen and bath renovations and specialize in "Aging in Place, Universal Design."  This turned out to be the perfect apartment design approach for my needs as I hit 50 and deal with a degenerative back problem. I solicited three bids from contractors I found on Angie's List.  GBK was the highest of the three, but Adem also stood out among the people I met with as someone who is a serious professional.  When Adem came to look at my place he showed me several design options from actual clients using photos he had loaded onto his iPad.  We reviewed all the work I needed done, then Adem sent me a preliminary bid.  After another site visit with an assistant, he drew up some draft plans with layout options.  I went to his showroom in West Falls Church where I was able to pick out all the materials I wanted, for the entire renovation, in a couple of hours. Adem, Luis and Mike had excellent suggestions, based on their experience, that we incorporated -- they all proved worthwhile. There was absolutely no "hard sell" on anything -- the team was seriously interested in how to find the right spot between what I wanted and what could be done from an engineering and aesthetic perspective. A very strong point to note is the price quoted after the preliminary design phase stayed the same for the duration of the project.  No surprises, no new charges, no increases of any sort, even though some aspects of the job turned out to be more difficult than expected. It's also worth noting that the price included all the materials -- new cabinets, vanity, all plumbing fixtures, wiring, lighting -- GBK will provide everything you need after you pick the items out online or from their showroom.  One stop shopping.  This is a huge bonus if you're not interested in trying to micromanage a major renovation.  GBK knows what they're doing and have good taste, based on experience. That said, they will ask you what type knob you want on your cabinets, and show you several options. I moved out of my condo on July 1, with the hope of being back by the first week of August. This was the one downside to the renovation -- what we hoped would take five to six weeks ended up taking nine full weeks.  Because of labor constraints and two technical problems (one with the electrical work having to be reworked to meet my condo inspection requirements and one with a plumbing trap problem causing a three-day delay), the completion date was past the expected date. The other area slow in process was installing the new wood floor, which had to wait until the rest of the apartment work was completed.  GBK's strong suit is kitchen and bath remodeling. The floor seemed to be a job they weren't experienced in, with some minor construction stains to the wood. Overall, the floor itself was beautifully laid and they did an excellent job with the trim work. To finish the job, GBK painted and plastered the entire apartment. I've had no problems with any of the work GBK did on the apartment.  Everything works perfectly. The kitchen and bathroom are both beautiful and functional. Under "do's" and "don'ts:" Do meet with Adem and give him as much detail as you can about exactly what you want done.  He's an expert craftsman but not a mind reader.  Be as specific as possible.  He's great at asking questions that at first seemed to me a bit detail-oriented, but later I was glad he was so thorough.  These folks have a lot of experience, but they need to know what you're looking for.  Do plan on being able to come by weekly to spot-check the work. By checking on progress you may notice something not quite the way you wanted it -- if you flag it while the work is being done, GBK's great about fixing it without any added costs. Do get a written letter of agreement spelling out exactly what work is to be done, including what materials and appliances GBK's responsible for and what you are responsible for -- this was very helpful when we reviewed the final invoice.  There were a couple of very minor discrepancies (less than $500 on a $35,500 job) that we were able to resolve by going back to our letter of agreement. Do get in writing an estimated completion date. Consider building in an on-time completion date bonus clause -- I think if I had such a clause, we might have met the desired completion deadline. Don't make Adem and his crew do guesswork.  Don't expect them to read your mind.  If you're having demolition work done and have particular items you want saved, note them in your agreement letter. I had some antique brass light switch face plates that I didn't identify as "save," so they were tossed in the demolition phase.  I should have flagged these items as "keepers." Those are the sorts of things you shouldn't assume a construction crew is going to notice -- don't expect the crew to be psychic. A serious plus of going with GBK is Adem's knowledge of "Aging in Place, Universal Design" for people approaching retirement age who want to remain in their own home for as long as possible.  GBK also has experience building kitchens and bathrooms for people with special needs while maintaining excellent style and functionality.  As I prepare to spend the next 20 years in my newly renovated, Universal Design apartment, I'm comfortable knowing I have intelligent designs in place to meet my future physical constraints, avoiding costly "one-offs" in the future .  I'm also confident the excellent work has significantly increased the resale value of my property. Throughout the entire renovation process, Adem and GBK were always available by phone or e-mail to talk about the project and any concerns I had.  Although they had several projects underway, I was always able to get same-day, usually within an hour, call back or e-mail if I had any questions. I highly recommend GBK.  They're trustworthy craftsmen who do excellent work.

Recent Review: It went really good! They were very professional getting the job done in about a week once we secured all permit stuff. Cleaned up all mess afterwards and were very nice and respectful. They had the best pricing despite me asking for high level materials to be used (other estimates were either much higher or similar but for lower end materials). They were willing to work with me to get me exactly what I wanted and it is beautiful ramp designed to match existing porch and deck and they knocked it out of the park. Besides the usefulness of the ramp, it definitely added a lot of value to my home. I had them come back out later because I wanted to have a gate added to one area for garden access and they come out quickly and added that as well for a decent price. Definitely would recommend them to others especially for building decks or ramps as you get much more personalized service compared to the bigger companies and they showed their expertise and knowledge in building the perfect ramp for a great price. They also hit the fast timeline I needed them to do to prepare for my daughters birthday despite it being not much time.

I am thrilled with the final result. The most critical things for me when working with a contractor are honesty, dedication to finishing the task, taking responsibility, and responsiveness to the clients wishes. Mole Construction and Manuel Parada was superior in all these categories. He listened carefully to my plans, provided a very detailed quote and gave me a very competitive bid. But, things happen, my building is over 100 years old, and discoveries are made. This is always a good test of the character of a person; how to they deal with the unexpected. Whether it was a surprise in the building or a foible of the client, Manuel dealt with in in an adult way. He always provided good advice on the best way to accomplish a wide variety of details. Change orders prices were always in line with the amount of effort needed. This may sound like a small issue, but I have dealt with a number of contractors and the change orders are frequently answered with high add-on costs and new delays. Manuel is a problem solver and has high personal standards. To summarize, I highly recommend Mole Construction. They are one of the top contractors I have ever used. Manuel Parada is honest, knowledgeable, skilled and a pleasure to work with.

Overall it went well.  Oscar and his team are a pleasure to work with - even when they had to make sure the plans were modified to get permits from Fairfax City (which took forever) they were great.  The neighbors tell us everything looks beautiful - the ramp looks like a deck not a utility ramp.  The pressed concrete looks great and matches our brick.  The brick was 50 years plus and multi-colored bricks were used just like the original bricks on the house.  After the recent earthquake, we requested Oscar to come back and check for damage,  He found small issues, but will be back to help with door issues and mortar chinking from the earthquake.  We may use Oscar for some interior building as well.

This contractor added a wonderful covered front porch to our home.  The porch has steps with a sidewalk at the front and a wheelchair ramp access to the driveway.   The ramp meets County Code requirements and ADA compliance.  The roof is shingled to match the front roof of the house and the shingles match amazingly well, The ceiling has four recessed lighting fixtures to provide lighting for safety and convenience in all areas of the porch. The porch looks as if it were always a part of our house and is a terrific addition.  This contractor is very accommodating and responsive.  Our requests to him, whether by telephone or by email, have been acknowledged and answered in timely fashion.The employees who work for this company are all friendly and respectful.  We would be happy to recommend Ryan Reph Remodeling to others and will gladly use him for any further construction needs in our home.

Picking the right contractor makes all the difference. The owner of Blinn Consulting, John Walker, is an amazing designer and builder. We had interviewed several contractors, and all of them wanted to build a patio with only steps for access. We needed wheelchair access to the patio and to our yard. John Walker had the perfect design. He presented us with a clear and concise proposal and a fair price. He did the job himself with one helper. They graded the yard to reduce the slope and built a paving stone patio and a landing with both a ramp and steps that is both beautiful and accessible. It took him two to three weeks to build it once he got the building permit. He double-checked everything he did with us before he proceeded. He is a smart and honest contractor and an amazing craftsman. When the city inspector saw the finished job, he said it is clear that the contractor is a craftsman and that we should let people know about him. The inspector was impressed by the entire job, but commented especially on the seamless transition from the ramp to the patio. We plan to hire Blinn Consulting and Design for more work.

The best experience we've ever had with a construction or remodelling! (And we've had a few.)  At the planning and estimate stage, John impressed us with his clear and careful description of what was to be involved .  Although the price was not the lowest of the estimates we received, we decided that he was the most reliable of the contractors we met with.  The construction was started when he promised, and although most of the work was done in busy December, the work progressed steadily and was completed by the time it was promised.  The quality and outcome of the work was excellent, and we could not wish for a better job. Probably due to John's careful initial planning and description, we didn't have any surprises.  There were a couple of things that we had forgotten to specify in the contract, such as painting of the laundry area, but that was included in a way that left us happy. The J&F staff and subcontractors were pleasant, competent and left the work area reasonably clean after each work day.  The dust, etc., did not invade other areas of the house, as they used appropriate covers and screens from one area to another. All in all, I would hope they can do our next remodeling project -- whatever that might be!

My husband and I met with Dave Garrett one Sunday afternoon to discuss the improvements that we wanted made to our yard, flowerbeds, and wheelchair ramp. Dave made some excellent suggestions, and we decided to do the project in two phases.  Phase one would take care of the flowerbeds and ramp while phase two would take care of the yard and grass.  Dave and his crew arrived early on the morning of April 30 as promised. They worked quickly to remove the overgrown junipers and boxwood from our flowerbeds. They also removed a temporary ramp we had put in three years ago for my mother, who needs a transport chair to leave the house. Then part of the crew worked to install a new wood ramp with railings while the rest of the crew prepared the flowerbeds for new plantings. By early afternoon we had a beautiful new ramp that is sturdy and secure. The crews installed a lovely selection of plants in the two flowerbeds located at the front of our house. Dave's estimate for the phase one work was exactly what he charged for the work completed on April 30.  My husband and I are delighted with the work Dave and his crew did on the ramp and flowerbeds, and several of our neighbors have asked who built the ramp for us. At the end of May we are having an irrigation system installed, and then Dave and his crew will come back to complete phase two (work on the yard). We are looking forward to working with him and his crew again.

My project manager Greg and lead carpenter Ryan were organized and good communicators who kept the project moving and asked all the right questions to manage and meet my expectations. The unforeseen things that come up in a renovation project were always addressed satisfactorily and at reasonable cost. Everyone from Moss who came to work in my home was clean, professional, courteous and respectful of my home. The workmanship was high quality.
